Great video. I think it’ll all boil down to: how much building? How much migration whiplash? How many cash owners (less subject to rate changes)? How much military? How much divorce and household formation? Planning to do deeper dives of these

Thanks for the information. One thing I am seeing is that people are being squeezed more due to inflation causing more people to live pay check to pay check. I have a few in my circle that are starting to feel the pinch due to getting a home at the max they were approved when rates were low. Add increase in taxes and possible higher home insurance, it is a recipe for disaster. When I got approved, I bought a home at the price of a 1/3 of what I was able to, hate living tight. I think this may be the only catalyst for some homes to hit the market but not a crash like most want....

Agreed....if things stay tight, some will choose to sell....if they bought late enough in the cycle, it could result in a short sale. The thing to remember is every time we have had a major downturn in California prices, more than 20% of the MLS inventory was banked owned. Just don't see a recipe for anything like that.

@@TheEducatedHomebuyerif it’s going to happen it’s going to happen, it’s ok if you don’t see, if it doesn’t happen its ok as well, I think you should be more open minded as anything can happen. Have plans in place and be prepared for any scenario.

People are not trading a 2% mortgage for a 7% . The denial of the lock in effect by the guests is amusing. The kids can share a room, ain't no one paying a thousand or more on monthly payments to trade. The wife can be unhappy but she will be more unhappy if she's eating beans and rice and pinching pennies.

I agree. Unfortunately people aren’t even having the amount of babies as they should and how many people out there will need to sell their home for a job somewhere else? I got a 2.25% rate on my condo to just rent it out for tax incentives and cash flow. Why the heck would you sell such a low rate, lmao 😂🤣😂🤣

I just posted a video on markets with high % military defying the kick in effect. Places where people have to move are showing faster inventory increases which preview what the market will do with normal inventory

Not everyone has a 2% mortgage..some people have higher..some have paid off houses..some have multiple houses

His demand theory is only that and not factual. There is huge demand in Ca but current affordability prices many out of the market.

The only demand that really matters is "able demand" meaning those that not only want to buy, but have the means to actually do it. We never lack demand in CA, just able to demand to qualify for the purchase. Thanks for watching!
