Around twenty, for a teardown with any Atlantic beach frontage. Forty, for anything noteworthy. Between one, and half-a-million, for something small and old, in an iffy location (the townies generally live in those, and, I suspect, wisely keep availability on the QT, more often than not). Trophy properties over one hundred, come along every now and then. Right now, there are 2 properties in the 150 range, I think. Bernie Madoff's Montauk oceanfront is asking 22. But despite all the hoopla, you can still get something pretty cute and ready for summer, in a good area (but not waterfront) for around ten.
