We are two Oxford grads who have studied Islamic finance both at uni and classically for over 6 years. We quit our corporate law jobs to go full-time on IFG in 2020. We are on a mission to help 25% of the world's population with their personal finances.

Masha'Allah... this is a good comprehensive overview, and not seeking to derail the ideas presented but there is an opposing argument wrt home ownership. (Inflation is disregarded here so that may skew the figures slightly). Consider the situation of Mr A. He buys a 3 bed semi-detached property for 250,000, deposit 100K, 20 yr finance term. Then we have Mr B, who decides to rent a 3 bed semi-detached property for 20 yr and instead places his 100k cash into a balanced medium risk portfolio of investments (comprised of a Halaal property bond\ REIT, Shariah compliant S&P tracker, a few reliable income paying FTSE100 stocks). Mr A's rental payment (subject to upward reviews of 3% every 2 years) begins at 850pcm. Mr B's halaal home finance repayment will be averaged at £990 pcm for the duration of the finance period (starts at 925, shifts to 1050, back down to 925), assuming minor fluctuations in a low underlying domestic interest rate, which will impact the rental charge component of your monthly repayment. Assuming growth of say 5% Annually (not adjusted for inflation) for the property, in 20y Mr A's home could be worth £550K. The costs incurred for the owned property are: Initial deposit £100K Finance setup costs £1.5K Maintenance\ improvements over the 20 years £28.5K Monthly repayments total £238K Total cost = £368K Mr A could therefore realise a net capital gain of £550 - 368 = £182,000 Alternatively, if the investment portfolio held by Mr B appreciates, with all income reinvested, at a conservative rate of 8% annually (volatility is disregarded as the committment it 20Y!!) then this fund will be worth £466k. But total rental payments over the term total £234k... thats a lot of rent! So the net gain to Mr B here is £232,000 With the difference being that Mr B's investment has greater liquidity (i.e. can be sold in a day). There are factors that could impact the property valuation upwards such as further capital investment to build a 2 storey extension, or a rerating of the location due to improved school or transport links, and these would push the net valuation of the property upwards. Then there is the equally bullish consideration for Mr B.. he could experience a compounded growth rate of 8.5% per year with his investments! The point is, culturally (I'm pakistaani) we subscribe to the traditional view that home ownership should be the prime investment objective, and then the rest can follow. Of course, its down to personal preference, but the alternative investment choices are also worth giving equal consideration. Yes, nobody has a crystal ball - they're haraaam!

Salaam. The first bit where you mentioned debt, are student loans for uni included in this? Unfortunately I did not know better when I borrowed money for this but now I have finished that degree I believe if I tried to pay it all back now I would be attempting to do so for many years. What would you recommend, or does this fall under long term payments like mortgages?
