Awesome job!! What a wonderful project. One thing I notices is that the floors are finished in gloss. Next time try a satin finish urethane. The floor will not show wear and scratches for years longer. Gloss finish scratches as soon as anything grinds into it. Watching your family go through this brought back lots of memories. Thanks for sharing your experience.

Nice fire ant control, Matt ! Reminds me of the first time we had fire ants in the front yard of my childhood home in San Antonio. My cousin Tony Award gasoline down the two Mounds and set fire to it. Fortunately since he was on the San Antonio Fire Department at that time he had put them all on standby just in case it went south. That was about 45 years ago.

Cute design/layout, fabulous built-ins, but I REALLY want to put a white wash on the wood ceiling in the LR/DR and Kitchen. That would be the perfect finishing touch, but hey - I get that you have a Reno budget. You guys did a FANTASTIC job, and considering the area, it should be rented out quickly. You should offer it to the first renters of your old house as an upgrade, but keep the rent the same..? Since they are a growing family..? Could use the old place as a practice house for new tenants, to see if they work out or not.. That way if you get a new rental house, then they can move into that one after a couple of years knowing that they will take good care of it.. I have done this twice so far myself, weed out the bad ones, even sold the last house to my renters a few years back because I moved them into a newer place and they loved it.. Its can be an ordeal finding the good ones, but in the end, word of mouth about how you treat your tenants can go along way, even offering to buy the place.. Just my two cents.. :)
