For $9.5 million I've seen better mansion is LA with a VIEW. Real estate in the Philippines need to burst like a bubble the prices are stupidly high.

"External facade" - facades are ALWAYs external. "Elevator lift" -that's like saying "automoblie car".

Nice presentation and easy to understand host... just left me wanting to see more as we caught glimpses of some really cool features of the house not covered or somewhat rushed. Either it was purposely done to keep it short & sweet or some form of privacy code was followed when filming inside the most sought after zip code? Definitely one of my choices with safety in mind if Antipolo with the City View wasn't so appealing and breathtaking but less secure....

A splendid home indeed. Other than the main bedroom, how many of the other bedrooms have bathtubs? I like that the basement area has been left to the buyer to develop as they wish in terms of cinema, gym, spa, wine cellar etc.etc.

this is amazing value compared to 400m+ AA property video I watched the other day! That property easily felt like a money laundering scheme😅. This property is deliberate with the 1980s Filipino rich house look which i saw from Filipino classic movies with its stone exterior walls and dark wood paneling throughout the interior. Isn't this the look of AA properties in the 80s? Overall design does not want attention and none of the fake luxury of glossy and shiny materials like gold, silver, even stainless steel. Speaking of non-glossy, I love the choice of main floor tiles, not too glossy nor not too dark. It just feels right. Rest of the floor materials also 👌 Luxury or exotic features also present like the imported stone walls and proper rich person garage. I saw solar panels on drone footage, likely this has backup power. Criticisms: Not sure if this is centralized HVAC, the rooftop shows split units but I can't find the interior units. I don't see any IP camera/CCTV cameras nor Wi-fi access points, unlikely they hid it so well. It would be nice for a roof top or roof deck at the rear portion of the house that does not break the look of the front. I'd like to see more videos of this property as above video did not show much of the bedrooms, backyard, and service/utility areas.

I dunno why a near-hectare piece of land in Alabang is such a big deal. In Makati, along McKinley Drive near the church, you'll find several houses on lots which exceed a hectare. One of them is in fact the home of a very powerful government official.

Hygenic colored garage, it will be covered in soot in 3 years. And it doesn't have exhaust ventilation fans to pump the carbon monoxide out. The gas will linger in the garage and will dissipate slowly out the top window. You need to pump it out like in the basement parking of shopping malls. It's probably best if the walls are acrylic or glossy tiles for easy cleaning.

Sorry mate. But at this price range, in the Philippines I was expecting to be blown away. This is just too ordinary for this asking price. The house design is rectangular. You said you haven’t seen such bathroom before, one of the best. Then you really need to spend some more time and look around; look around on the internet itself. Look what you can get in LA or Europe for this type of money $10 million USD. But overall good video presentation, happy to watch. Cheers
