Mate! You got a sick camera! So clear and great zoom. Wow! And great review as well. Recently bumped into your channel and loving it! Greetings from Sweden 👋😄
Thanks for the compliments!!! Actually, camera isn't the best... 😅 Rather old one, and only at 4K 30FPS. Nevertheless, have just gotten my hands on a new device, which I'm able to shoot at 4K 60FPS, hence, will be much smoother. Ah, Sweden...nice!!! Most of my subscribers are usually within this region (South East Asia). Haven't been to Sweden but drive a Volvo and I'm loving it!!! 😁 Love the Scandinavian simplicity and design.
@@JackChang27 hahah keep up the good work. You've reached Europe now👍🏼 Haha Volvo and IKEA that's what we're famous for. Hope you can visit Sweden during summer in the near future. You're very welcome 😄
@@PatOHehe Yeap, can't agree more that IKEA is truly well known globally. Most of the stuff in my rented properties are from IKEA. Visiting Sweden is certainly in my bucket list. If you ever visit this part of the world, do let me know.😊
Fair value as you say. These type of units only need 70-80% occupancy to breakeven then if you have full occupancy its pure profit. But of course seasonal and cyclical and don't forget if there is some kind of disaster that happens. The furnishing is probably one of the best for an all in package I've seen compared to the likes of Tropicana.
Yeap, agreed. Probably breakeven is even slightly lower than that, in the 50%~60% range, anything more, is profitable already. For hotels that are hot in demand (I used to work in the hospitality industry many years back as my first job straight out of uni), 50%~60% is the occupancy during low seasons and peak seasons, it can easily hit 95%. Furnishing is solid indeed, but a bit old school in terms of design.
For lighting and ceiling, I've never seen one that is nice (for fully furnished projects, direct from developer). Those that are nice, such as plaster ceiling drop down/box up, light trough or even wood paneling ceiling, are always own renovations done by the owner. 😅
Layout is actually decent in my opinion. Rooms get full-size windows. Same goes to the living and dining. They truly have maximized the natural lighting for the unit, its like 95% max out already. Very rare to have any development with such corner unit layout. RM2k/sqft for a fully furnished unit...Hmphh, at the end of the day, if the rental (long term, not short term AirBnB) is able to fetch a decent yield, then it should be OK.
