Funny thing, its not actually chance based per-se. The loot you see in the vault is what you'll get if you use the key at that time, the timing however, is very short. So luck's needed!
fun facts: when you drink ominous potion its always going to be ominous keys, andddd if you peek in the vault you can see the items inside of it and when you time it you will get it for example if there is an enchanted golden apple there and you opened it you will get it.
