This is the 2nd tour of our new series, THE REAL TOURS, in which we provide an in the moment glimpse into a place with off-the-cuff commentary completely intact! No research, no script, just RRR letting you in on their insights and observations walking the malls.
This is the Neshaminy Mall in Bensalem, PA. This is a mall near and dear to our hearts, being one of my locals my whole life and the mall closest to us for 14 years. We visit often and like to keep tabs on the place and document its unfortunate spiral into dead mall status, which is happening right now. The mall boasts an occupancy rate of 51% (I counted) and has been on the slide for several years now.
This tour was recorded on March 10, 2022 around 6:30pm.
The reason we find it necessary to document malls often like this is obvious. As a mall declines, typically the owners start to strip out interesting and cool features that don't make them immediate money, like fountains and decor. By the time a mall is nearing closure or just dead mall status, all the stuff that made the place interesting and/or cool is long gone. Vultures in the scene like to wait until this TOTALLY DEAD point in a mall's life to go and make a video about it. Everything that made a mall cool is usually long gone and the place is pretty beaten up. Don't be a vulture. Document your malls BEFORE they die.

I hung at this Mall back in the early 70's with my friends, mostly in the winter. After I got married we did most of our Christmas shopping at Neshaminy Mall. It was always packed, you could barely walk without bumping into someone. When my kids were small we took them to see Santa Claus and then to Woolworths for hot chocolate. I have a lot of great memories in that Mall. The internet is great but it killed the idea of going to the mall. Thanks for the Great Video it brought my back to some fond memories.

Growing up in this area, Neshaminy mall in 1990 was a place to be on any Friday or Saturday, especially during the holidays. Later on (2015) I bought my house very close to this mall. With hopes they restore, or use it for something. The biggest loss is Cafè Riviera,

Makes sense, since the father of modern malls, Victor Gruen had an architectural hand in both malls.

This is one of my childhood malls (along with the Coventry Mall, Schuylkill Mall, Berkshire Mall, and Franklin Mills). Even though I live around an hour NE near Pottstown, we would go down to my uncle's house for Thanksgiving (he lives in Bensalem and used to work at Strawbridge and Clothier in Center City), then on Black Friday we'd always see a movie at the AMC and shop around the mall for a bit. I'm 25 now, but I remember this mall being a LOT more vibrant. My signature memory of this mall is the carousel they had for the longest time in the AMC plaza area. Used to love riding it, even if it was overpriced. Last time I can remember seeing the carousel here was probably 10+ years ago. Also loved the Neshaminy Indian fountain - it's a shame what they've done to "rectify" the lack of flowing water - looks cheap and embarrassing. I also would've loved to have seen the Strawbridge and Clothier restaurant. It's a damn shame what is happening to malls around the country. Relics of the past that are becoming harder to save.

The Strawbridge and Clothier restaurant closed in the late 80's. I don't think it was ever updated one time since that mall was opened in the late 60's.

Basically the former mall owners killed this mall. After forcing out Cafe Riviera a lot of mall traffic died. Most of the food court eateries got killed because of Covid. Charlie's Steaks being the latest. I used to work there and that Boscov's actually had a restaurant built into it when the rebuilt the old Pomery's. The restaurant was going to be where the Luggage/Toy section was but for some reason they could never get Bensalem to approve the restaurant zoning. Boscov's forced out the Dollar Tree and a few other stores to expand the women's section where the radio shack, KB Toys and Dollar Tree was. They purchased the young men's shop and ultimately purchased the hearing aid center. From talking to some of my old coworkers from Boscov's, there's been some talk of redoing the mall with a supermarket in either the old Sears or Strawbridge's/Macy's but the building would need to be torn down. Also with all the junkies who have taken over Bridge and Pratt bus terminal, many of them have started taking the bus to Neshaminy Mall and tried hide and sleep in the mall. Since the mall is and was very heavily dependent on people taking septa, mall management has forced septa to park buses on RockHill Dr and Neshaminy Blvd between 9pm.and 10am. That hurts anyone wanting to go to the movies.

I was at the grand opening in 1968 as a kid they were giving away wooden puppets to all the kids as an adult I practically lived at strawbridge s I live in Florida now and still have furniture I bought there

I used to manage the Wal to Wall Sound and late managed Woolworth's where I met my ex fiancé' who was stolen by a guy who worked at the hot dog stand across from the arcade. saw her years later...bullet dodged! Great (but sad) video!

The Hollister was Woolworth's which also had a restaurant and a small snack bar. That Chik Fil A was the first one I ever went to, I guess it opened 1991.

I think it started going downhill when they removed the iconic Neshaminy totem pole from outside and replaced it that generic post that said the Neshaminy mall

It’s unfortunate that this mall is dying. The overall design of it is quite nicely done. Between the skylights and the cool ceiling lighting this mall should be thriving. The reality is this property is on a downward spiral. I fear even more vacancies in the future. Brookfield, the owners, usually take pretty good care of it’s malls. They have strong ownership and deep pockets. Unfortunately there does not seem to be any new money being put into the place. Has Brookfield given up? Possibly.

It's on life support now. Only 3 restaurants left in the food court. Anchors are the Boscov's and AMC.

They had the best pizza and a nice Italian restaurant between Boscovs a & Strawbridges until about 7 years ago. Somebody told my wife that the mall chased them out to make room for a now mostly empty store.Think mall would keep great looking clock on outside of Strawbridges running along with the water in Native American pond. About 4 months ago we walked from Borders book store to Bosovs on a Friday afternoon and do not think we saw 30 people. Boscov's only store that has more then 2 customers shopping. Food court there and Franklin Mills dead. We used to park at Sears then walk to look at the animal store then to other stores. What pisses me off the #1 mall killer is Amazon who pays very little federal taxes. Amazing how billion dollar corporations can get away without paying a cent in federal taxes. Company that owns Plymouth Meeting Mall is having problem paying loans. Read that in the next 5 years 20 to 25% of the malls will be closed.

Blaming Amazon for the death of malls is a nice easy target, but just not true. Mall management is the number 1 culprit for a mall declining, poor management makes a poor business. Have you ever noticed how outdoor strips and centers are doing quite well, even just down the road from a dying mall? Take a look at Main Street by Exton Square mall. If Amazon were killing physical retail, Main Street wouldn't be a hub of activity with all the usual stores you used to see at the mall. This scenario is pretty typical, as you can often look at a map near a dead mall and find the outdoor plaza that killed it. The reason for the decline of malls is mall management raising tenants' rent, poor leasing teams, and lack of communication. Also for the record, Amazon paid $2.1 billion in federal taxes for the 2021 year. The tax rate is pretty low at 6% I agree, but 2 billion dollars is still a lot of money they paid the federal government.

@20:19 That ColdStone closed about a month ago. The sign on the door says "temporarily closed", but anyone can tell it is not temporary.

It's tragic. I think Stir Fry 88 is the last one left now. Even Adriatic Pizza and Chick-Fil-A are gone now :(

Rents are way too high due to conglomerates buying up malls and jacking up the triple net leases. Greed and Taxes killed malls (indoor and outdoor)

You're right. Most people blame online shopping for the death of malls, despite online shopping accounting for less than 15% of the economy. Mismanagement has always been the problem, else strip malls and lifestyle centers would be dying too.

I love the movie theater here better than Franklin Mills theater. Weren’t they supposed to put a Round 1 in this mall

Yes they were going to, but the pandemic spooked Round 1 and now they are going to put medical stuff in there instead.

I really have no idea why boscov's decided to change to the marble white. It just looks so generic and cheap. Sucks they closed the Macy's, I feel like you always had people buying from them. Maybe its just me, but once Simon's Mall started expanding, all of these malls started declining even faster

Grew up near this mall, I remember when I would first go to this mall as a kid. Now I rarely go. The last movie I saw was Bohemian Rhapsody at the AMC 24. I remember the Premier Twin I guess that was AMC to? I also remember Roy Rogers how I really liked that place. The pizza place which I guess was closest to the Strawbridge and Clothier was OK. I went to a cheese steak place there in the late 90's' and I got so sick from it I ended up missing three days of work. It was so bad. It was in the food court. I ended up losing that job because I cursed out this one supervisor who kept calling because she thought I was faking it. It was a company in Newtown.

That covid vaccine place used to be a huge H&M its crazy to realize its been gutted. Same with the Way Out Piercing around the corner of Vans and The Modells that was down that way as well. Its a shame to see this mall die so quickly
