As someone who wasn't born and raised in Mumbai, the shock at seeing this city's property prices vis a vis their sizes is so understandable..even after 15 yrs here, they still astound me sometimes 🙂 And yes, as long-time tenant myself, I've had my share of gyaan dispensing people who go Oh, itne paise mein you'll get something much better blah blah...but over time, I've realized that people's perception of a 'good flat' may be vastly different than mine. So if you can afford it, go for what you like, no matter what a friend may be paying as rent. Yup, I have done my fair bit of adjusting and now Mumbai is among my fave places. The featured flat is really nice and the master bedroom is definitely very spacious by Mumbai standards. I loved how the living room was done up. Good episode.

Perception of 'good flat' will only be good with people who earn well or else you will adjust to any space with tight hands. But yes if i can i will too look for good flat as well, but will still pe skeptical of the price.

Some people just love anything. They love Mumbai and I know so many who just love Mumbai. I have only visited a few times and I got scared of the sizes. Felt claustrophobic. I never want to live in a small space. But I understand that for many people the vibe of Mumbai is worth it all. To each his own. I loved Pune though.

Next time please tell us what will be the cost of the flat so that we can relate to the rent. For the same job in other cities what will be the salary. If there is a huge difference in salary compared to other cities than its worth else what ever you earn if you spend what is the use. Mumbai people can educate us.

You cannot compare the two cities. We recently sold a very spacious well maintained 2bhk just off Karve Road and yet, that cost will barely cover half of a similar apartment in Mumbai 🤷🏽‍♀️

Buying a flat in Mumbai for Investment purpose is a loosing proposition. the builders price the flats in such a way that the price will not go up in next 10 years. if you rent out , the maintenance charges is half the rent from owners pocket. also people are moving to much nicer localities of Thane , Dombivali , Mira road and Navi Mumbai by selling small South Mumbai flats.

Same, I am from Jaipur 4 room house, all rooms have attached bathroom (all bathrooms are at least double the size what are shown here) with walk-in closet plus there personal small balconies . Spacious courtyard, living room with open kitchen and front garden. It costed 3 crores to build. Not in million years will move to cities like Mumbai and Delhi. Couldn’t ever imagine living in place like this.

Undoubtedly Mumbai is way too overpriced. In my view the problem is many rich businessmen do not have too many options in India to stay comfortably and print notes like they can do in Mumbai. No matter what language or religion they have, Mumbai has no issue whatsoever regarding it. Also the Sea side, some good developments done by the British and overall good vibes in certain parts of Mumbai attracts them. So they are willing to pay any premium using their huge accumulated capital. But I wonder why the middle class is joining the party and losing their already less capital and becoming slaves of the system? As far as job opportunities are concerned, is it worth it to pay 20-30 years of salary in advance to the builder and then do a corporate job here for the next 30 years?

How small and congested the flat is barely there is any space to move. Rooms are so tiny. Crazy prices and rent for something like this when the city doesn't have good civic infrastructure. Having lived in independent houses this thing will make me claustrophobic.

Mumbai house/ flat prices are extremely expensive as compared to civic infrastructure & per capita income. There is huge air pollution, traffic congestion, too crowded, roads overflowing with water during monsoon, pot holes, law and order issues, lack of water bodies, gardens, open play grounds and other such issues. No city is worth paying above Rs 5,000 per square feet in India.

Mumbai has a different vibe, you won't understand only someone who is born and brought up will know. Only decent civic infrastructure doesn't make a city livable, it is the people and the environment. Mumbai is a mix of everything liberal/ traditional/ultra rich / poorest of poor. Even when you talk of infra, Mumbai is just marginally behind Delhi.

Law & Order Safety & security of citizens Public transport Congested, narrow roads Pot holes, overflowing garbage, roads under water during monsoon Very few open spaces, playgrounds No space for parking Very few or no lakes, greenery, gardens Crumbling healthcare Infrastructure as seen during Covid Very expensive housing compared to per capita income Poor air quality Shortage of drinking water. At least 140 litres of good quality water is needed per capita per day.

In early 90s, I split my time between Bangalore and Mumbai. I lovedSouth Mumbai - it's people, street food etc... But I hated the density, cramped houses and crazy prices. I could not relate to the hurried life, planning a week in advance for movies (tickets had to be bought not booked like now), the sweaty trains.. Bangalore was heaven then... But, of late parts of Bangalore are no better.. They too are expensive, and cramped.

good episode. was able to experience quality of life and cost of living in mumbai sitting afar in noida. one of my friends moved their few years back and bought a flat for 3CR. Buying flat with such insane amount of money doesn't make sense to me, owning land is better investment.

it depends which part of sewri, Dosti side it all complexes and towers, ajmera and couple of other builders also have properties there and Sewri is the only last few places in South Mumbai were vacant land is available for builders, if you take the freeway you can notice the vast lands as chemical factories are mostly lined up in this area.

its just 900 sq ft so small and that too at 1l per month rent. here in jaipur i live in a better locality than this . our house is 2000 sq ft big far better than this quality wise and we give it on rent at 14k pm 😅

I stayed in Sandy Flama for 3 years (2009-2012) in a 2 bed flat. Was more than enough space for 2 people. Good layout. Good facilities in the complex. Lots of area for children to play and also for the adults to walk and I remember playing basketball with other parents. Lovely and friendly people. I used to pay 50k which moved up to 55k. Sewri is in Parel area and was easy to get to South Mumbai or to Bandra and the airport from there. My son who passed away had a great time in his 3 years there and after losing him I left the city. Yes, the smell was offending when one opened the window :)

Mumbai has 2-3X Bangalore's rent. Where in Whitefield are you paying Mumbai rents? You should easily get a good 2BHK for 25-30K and a big 3 BHK for 30-35K anywhere from Marathalli to Hoodi to Hope Farm of Whitefield. Add another 5-8K for a gated community with all amenities. I see most main roads are 4 lanes in the area and with Metro opening up next month, the area I hope gets even better at traffic. Needs public areas like parks though.

When he says EMI should not be more than 4X of Rent, what is the calculation he is telling ? Can someone explain ? I do understand that if rent is 1-lac then EMI should not be 4-lac which means 4-Crore property.., does he mean that ? Is it profitable to buy if its 3X or 2X ? Can someone explain !

De congestion is necessary for Mumbai. For that to happen other cities in Maharashtra needs to be developed so that people start to migrate from Mumbai. It's already so populated that nothing can be done to ease the burden on infrastructure or transport.

People from all parts of the country have contributed towards making Mumbai what it is today. People who born in Mumbai, which is just a matter of chance, act like they own it and think that Mumbai is their ancestral property. However they have not contributed anything towards making it. I honestly don’t think most outsiders would ever want to live in Mumbai if their jobs/careers didn’t demand it. Ask a business class person from NCR or even a smaller city like Chandigarh or Jaipur if they could live like this. Don’t get me wrong, I understand that if you were born in Mumbai then this is all absolutely normal. But for anyone who wasn’t born there and who doesn’t have a job/career prospects there, then this seems like hell.

@@lhxperimental Prices always go up when an area gets infra like in this case Ulwe. Plus it will open up areas for the middle & lower middle class who can stay near Ulwe, Kharkopar, Uran, etc as they can access business districts like Lower Parel, BKC, Fort, etc Also with Mumbai Metro Gold line which goes from NMIA to CSMIA it will become even easier. So all these infra projects will open up residential markets & hence there wouldn't be a need to stay in the heart of South Mumbai. This analysis is only for middle & lower middle class not for upper middle class.
