Dude... this is THE BEST video for upgrading your rentals. I just got my first home when this vid came out. Took all of his advice and I never have trouble with occupancy because these all work in favor the algorithm. Now I have 3 rentals, thank you so much man.

If you’re looking for a free/low cost way to stand out, allow pets. A lot of people want to travel with their pets and the searchable options are usually limited. 5 years hosting and hundreds of dogs later we had little to no issues at all. We are consistently have a higher occupancy rate to a very similar rental on our street (in terms of aesthetics and reviews) that has a hot tub.

and curtains in the bedrooms! I hate not being able to block out the sun to sleep in when I’m staying in an airbnb.

TLDW: 1. King Bed 2. Good Light source (cold light) - Good Mirror - Handheld Mirror (5x) 3. At home coffee station - 1 out of 3 de-cafe or tea 4. FULLY STOCKED Kitchen - Anything you could ever want in a kitchen 5. Angle - What sets you apart, underserved amenity...Think ADA. 6. Supply bin, closet, unit, etc... 7. Supply cleaning supplies... Trust your guest they are humans too. Give them minis of cleaning supplies 8. Parking pass 9. QUALITY BEDDING, PILLOWS... Think anything that connects you to the ground, don't skimp out on it 10. SMART LOCK, and smart home features

Electric plug in the bathroom (for hair dryer). And basically more electric plugs around the apartment. Tourists are charging phones, charging banks, headphones, laptops and what not.

I would have been thrilled if more of the Airbnbs I have stayed at had watched or taken your video to heart 😀. The biggest turn offs for me as a guest are insects, dirty sheets, and a dirty or clogged shower.

Cleaning material, yes! All amenities need to be cleaned regularly, even in intervals when the cleaner doesn't have access to the property. I work as a professional cleaner on Turno and I can tell you that: it's better for a host not to have a coffee maker, for example, than to have one and not be able to keep it sanitized. If guests spill coffee somewhere, it's better to have something they can clean up with!

I use small bottles of unlabeled cleaning products for guests, but I keep the same products in larger quantities in a locked cabinet. I keep the keys in a safe and write the instructions on Turno, so they can easily access the supplies.

Always appreciate these videos and the knowledge shared in the webinars-many of your ideas and processes are encorporated into my listing. I too have found that most families want to travel and socialize in a home rather than a hotel. One major difference I have noticed as a host that lives on property from the many comments by hosts that remote manage is the issue of theft. Have been in operation for a year now and never had guests take (steal) any items during their stay-and I’ve hosted guests from all social stratas, age groups and backgrounds. A small few have cleaned out the staged water bottles and bath bombs, misplace kitchenware in the wrong drawer or cabinet, stained the couch, or forgetten personal items behind, but never outright stolen anything. This may be from establishing a repoir early during their stay and/or going above expectations in delivering value. If can you connect with your guests on a human level as a friend, they’ll respect you and your things.

8:00 I booked just now Airbnb for six days, but I had to leave after the first night. I was not able to sleep at all because mattress was such garbage, cheap foam one, but not only that the pillows were so horrible so uncomfortable. Literally I was not able to fall asleep from midnight until 7 am in the morning.7 hours of trying to fall asleep. This is not normal. I was able to refund that booking and I had to leave the same day and I just went to Hilton because I know that at least they will have a normal mattress and normal pillow so I can have sleep. This is so true to not be cheap about proper mattress and Good pillows.

GRREAT video, shared on social and to some colleagues. OUTDOOR SPACE / balconies searchable. Asked platforms about it all the time. Has there been any movement on that front? It's always the first photo we feature because there are people that either smoke or need fresh air or something, and to my knowledge NO platform gives you an easy way to find this. I hope to hear that will change at some point. Not a pool, not a hot tub, they want to sit outside somewhere private.

This was great info. My husband and I are deciding if we want to get into the air bnb space so having some tips is awesome! Also side note, on a personal level I have stayed at air bnbs a lot over the last year and I can definitely confirm. If you have cheap bedding- you 1000000% will not get a 5 star reviews. Some hosts are trying to cut corners and it shows. You think people won’t care but they totally do.

Love this! Your spot on. However, what are your thoughts on "open" unpacked items like the coffee and sugar you speak on. Some hospitality partners like Marriott Homes and Villas require that everything you provide that can be consumed is individually packaged and sealed. We are clearly not trying to meet food health/safety standards of hotels, but is there any risk of contamination here; by people or pests?

Isn’t monitoring your guests behavior 24/7 a complete invasion of privacy? I would never stay in an AirBnb that is collecting or analyzing my private space. It is your property but if I am staying there, I have a right to privacy.

If you put handicap accessable in the filter for my area in Maine, no options come up, even no step entry reduces options by 95% .

I can give a smug nod to the things I do already, and make frantic notes on the things I need to be doing! Small point - I noticed you have changed your recommendation on Smartlocks from the Schlage Encode (which I couldn't get in the UK and I saw many people in the USA were also having difficulty getting hold of). This new one from Sifely, I was not aware of it. It does seem to be available in the UK. So thank you very much for the heads up because I know you will have done a lot of work to check it out before recommending. 🙏

Im on a lake that hosts to vacationers and fishing groups. The problem is knowing what size bed works for both groups. I often rent to 2 fisherman in 2 twin size beds. However, a couple would rather have a queen (or king!). How do you decide the best use of space?

I hate when you have to do something like this, and you'd risk me taking off 1 to 2 stars based on this dodgy practice to capture my data. Just straight up have somewhere where they can subscribe to your newsletter or see other properties if they enjoy their stay.

Idea for next video: I want to have a pet-free airbnb rental. Aside from taking a deposit that could get held if the guests violate the policy and bring in an animal, what technology could I use to prove it?
