Yes we did about 7 years ago. It was on a small development and it was a commercial builder’s first foray into residential. Because of that I think they put some care into it. 😊 Do you mind me asking where you get your music from? I’m looking for some good music for my videos. Love the channel!

In the uk, 90% of the houses look the same and have cheap interiors, If a house is more expensive it tends to be due to location not quality or features ...

Definitey - just look at London housing and how horrible some interiors can be compared to nice houses in Manchester yet complete polar opposite prices in some cases!

I had a Taylor Wimpey home some years ago and it was fine. Few small tweaks but nothing major. Turned out to be a good investment when I sold it a few years later. I expect it is a lack of consistency during build with the big developers.

Definitely - Sometimes if you buy in the right area & time they can do well, sometimes a risk but good to hear you've had a good experience!

I bought a new build last year was in a old farm cottage before and the monthly energy bill was £300 a month kid you not. Now with all the energy increases since I'm paying around £60 per month. The insulation in these new builds are fantastic the room stats on each level never go below 15 so hardly need to have the heating on plus it's in cold Scotland.

I'd believe it in an old cottage! It's one thing that is good is that new homes have full insulation where older properties need retrofitting

New build premium is only a snap shot of value at the time of construction and developer sale. It’s worth mentioning that in regeneration areas the old valuations will likely uplift beyond the premium post development because the Developer has essentially improved the area, or removed the blight site that had previously held area valuations down by developing the site. Places like Liverpool or Manchester which has huge new building activity demonstrate this effect with valuations moving above average.

@@MattBrighton great video btw. Love your channel. We purchase new builds, renting mostly thru Airbnb. We buy off plan in developments situated in former council house suburbs outside Manchester and Liverpool. Usually there is an established, though low value market in existence fuelled by ex right to buy houses being traded. Regeneration usually leads to large house builders starting schemes, which you’re right developers will discount - if you buy early. We found new development accelerates values as the area improves. The higher quality accommodation proves easier to rent than all the messing around buying used and spending months fixing up.

@@oktfg Ahh I've always wondered about that as I've seen a few companies who airbnb out new builds as serviced accommodation! You must be one of the first in the door then on the new developments?

@@MattBrighton made sense at the time as the properties where close to airports making them cheaper alternatives to hotels for families needing overnight accommodation. Mostly switched to contractors now needing short term occupation.

Everyone seems to love old houses but Old houses have got a lot issues too... -mould -poor sound isolation and air circulation -streets around the house looks dated ect. I don't know as always prons and cons

Very true! When I buy an older house in the future, two things I'll be really focusing on sound proofing any party walls if semi-detatched and making sure the house can breathe to prevent mould!

Hi Matt. Do you have any information on double glazing that builders use. We have just bought a 4 year old house and the noise comming through the windows is very noticeable, almost like single glazed windows. I'm thinking of changing them, but it will be a big expense. Any info appreciated.

Usually cheap windows! I'd recommend talking to a well respected window fitter in the area to check the fitting of the windows (Did they foam & silicone correctly?) Or is it just a problem with cheap glass used? You could look at swapping out the glass panels only (keep the frames) and put in acoustic glazing or triple glazing for any road facing windows.

Im about to seal the deal on a new build they are offering me 8.5k towards my deposit and the house has 6k of extras after watching a few of your videos on new builds its really put me off tbh. Obviously iv had a look but I feel like going back with a set square and level to check everything.. are they all really that bad?

Hi Matt, was wondering how you would deal/negotiate with a new build developer in todays market? The reason I ask is I'm interested in buying one in the Oxford area and I've noticed prices are still the same from all the big developers (taylor wimpy, redrow, fairview etc). I think 25% off list is a reasonable offer no?

@emakimberly6541 i did mad research on this back when i asked the question i ended up finding an agent who worked for one of the big developers and he was like they will never drop the price so don't waste your time and i'm glad he put me off buying one!!! Cos I would be screwing if I did!

Eventually they market them yes. Usually the last to go as they often have to re convert garages from what was the office, the gardens etc

Check out your local area - any super small plots of just a few houses usually done by small developers, the big ones only touch huge developments

Interesting question - not sure to be totally honest, my only assumption is that becuase flats tend to be one big managed building maybe workmanship is better quality, same cheap materials though

Always ALWAYS ask for a copy of the building regs drawings before you sign up. Take them to an architect or surveyor for a chat and ask their opinion. They will always give you a few mins. You will learn SO much trust me!

I am renting a new build mid terraced house at the moment and it is built so cheaply it's unbelievable. For starters it is a timber framed mid terraced house which means incredibly thin walls. The impact noise is unbearable there is no sound proofing inside the cavity in the upper floors and the impact noise travels through the house. The concrete ground floor shakes whenever somebody walks on it and it shakes my wall unit. We can hear both neighbours walking around and even feel the floor shake as they are walking. The kitchen/living wall is so weak that you can see it move when pressing against it and it rattles the kitchen cupboards. The only type of new build I would have these days is traditional brick outside with block walls inside.

Definitely sounds cheaply made! I wonder what they did between the party walls if anything to properly soundproof, that being said, building regs should cover some degree of sound-proofing, but clearly not enough!

@@MattBrighton Thank you for your kind response. I am still looking in to the issue. I think the issue is with the internal walls being hollow they amplify all noise passing through. We can't even watch Tv in bed as it keeps my daughter awake and the main bathroom is between our room and hers. The developers could not even be bothered to screw the extraction vent to the wall outside even though the screw holes come in the vent. They have just shoved some silicon on it and stuck the vent to the wall.

So you think a change in materials will improve better workmanship? Nothing wrong building with timber framed if done correctly. Key word being correctly because the same bad workmanship will also cause problems with a brick and mortar home. Quick browse on youtube and you'll see for yourself.

I'm looking to buy at the moment. Some new build layouts are so confusing, when you think about it, the designer had a blank canvas to set the rooms out in the best way possible... and then they finish with dog leg walls, weird angled doors, bathrooms wedged in between rooms. Granted they probably have square foot targets for each house but they often leave a lot to be desired. Typically I'm also seeing about 25% less space than comparable older builds too. One of my pet hates is also where the hallway is deleted so you have to walk through the lounge to the kitchen at the rear of the property

Oh yeah nothing beats asbestos lead and endless stress of renovating an old home not to mention the weak mortar I found on my house built in 1910! I’m never buying an old home ever again

Moden building methods are superior if you find the right builders. Avoid large well known development companies. They are the equivalent of mc donalds in the retaurant industry. Popular, but terrible.

another overgeneralisation based on the media coverage of new builds. Old homes have lots of issues that mainly don't get media coverage.
