Hi! I'm shutting down the texting number! Just use this link to get the calc: www.winthehouseyoulove.com/max-purchase-price-calculator Welp, it's 50 whole minutes, but lots of solid info in here. Hope it helps! Quick note: I was a bit harsh about a lender providing a Loan Estimate at pre-approval. There are compliance departments that don't allow some lenders to issue LEs without a property address because an LE is a legal document. If a lender can't provide a Loan Estimate at pre-approval, that's ok. BUT, at minimum get a Loan Estimate from 3 different lenders once you're under contract.
Laying down at my new home while I type this 6am in the morning. I still can't believe it. I the first person to buy a home in my family since my great grandmother. SAVE MONEY SAVE MONEY, PAY OFF DEBT, GET YOUR CREDIT TOGETHER BE PATIENT AND EVERYTHING WILL WORK OUT.🙌🙌🙌🙌🙌🙌🙌🙌🙏
Lol I did that too! I am in the process of starting to get my shit together. I won’t be buying a home for a couple of years but feels good to be prepared
Question Robert, if a lender told you that they could not give you a Loan Estimate document after pre-approval because department compliance does not allow the buyer to handle a legal document, what would be your rebuttal on this take???
I'm looking now in New york/New Jersey area...my whole family lives in staten island so I'm trying to stay close but it's too expensive. I have 60k-70k saved total, my credit score is low 700s with not a long history...I was planning on waiting a little longer but I wanna lock in these interest rates before it goes up
@@str8kronic I'm in th4 same boat and dont want to feel pressured but I think we gotta find something for sure. Houses are still going up and so is the rates. So we have to act now. My plan is to get a fixer upper. This way i can find something cheaper for my buck and then upgrade it each year.
In NJ, taxes and HOA alone exceed $1500...so to cover all of the payment with 25% of your take-home pay...I would need to make half a million at least...
Today I closed on my new home! This video was incredibly helpful for guiding me along the way and keeping organized. I cannot emphasize enough how important it is to PLAN, be PATIENT, be PERSISTENT, and have a clear financial picture of yourself! It will make everything so much smoother!
@@karlozlopez8535 Everything is cheaper in Texas which is why so many Californians are moving there. From what I’m reading, TX doesn’t want Californians there for political reasons lol. That and they might drive TX market up in due time.
Real Estate Agent here. This video is 💯 accurate. “Most experienced” is NOT always the best. I’m 2 years in and gain a lot of business from people who fired their agent they hired based on experience. Most the time those agents are indeed great in most areas other then the most important (IMO)…. Availability & Patient enough to listen & teach. Also, I avoid being a dual-agent because I agree, most the time it’s not in either of your clients best interest. Don’t chase the money, chase the referrals and repeat business by giving individual attention.
Hi there! Yes, I agree. We need money but the more we rush things, the more we give our clients a bad service. We always need to be more patient, emphatic, and willing to teach. Thanks for sharing your experience. :)
I got my note book and started taking notes! Thank you so much for this, I’ve got enough money saved and my credit score is over 800 and still I was a bit scared to start the process because this all seems like a lot, but after watching this video I’m ready to start the process. Thanks again!
Awesome! With your 800 credit score and I bet your work history is also amazing, you can do it! Please let us know your success story so that people will also be encouraged. Best of luck!
I’m exactly where you are 800+ credit score, no debt, and some cash saved up. Putting in offers in this crazy market and it definitely is scary. Good luck to you!
This might be dumb to ask but is it possible to still get a house without having a credit score?? I know it's possible but is there anything i need to know???
@@WinTheHouseYouLove why would you say that to her about her work history like that? It seemed like shade😑 since you covered everything. Please don’t act surprised.
This was really helpful. I’m 31 with 3 babies. Living in a 1 bedroom loft. That I turned into a 2 bedroom. I’m interested in my babies and my future. I’m ready to start planning this. I took a lot of notes. Thank you.
We close on our “dream” home next week. We didn’t find this channel until after we already put in an offer but your videos have helped ease our mind and prepare us for the process. Thanks for the help!
I watched this video when it first went up. Today, we closed on our first home. We get our keys tomorrow. Thank you Kyle for all the informative videos. And to my fellow buyers, having all your docs saved on a google account is a game changer.
I just want to say Thank you! You have been helpful in my process of buying a new home as a first time buyer. This information is GOLD!!! The way you explain the process is easy to follow understand and comprehend! Please keep them coming! Blessings to you kind sir!
As a first time buyer doing some research I was feeling somewhat overwhelm but I gained so much knowledge after watching this video. Thank you for creating not only such informative content but for explaining everything so clearly so that It all makes sense. I didn't feel overwhelm processing all the information at all because you are great at what you do. Thank you again.
This was super helpful! I think another good point to maybe add though (only because I found out late in the game) is that some lenders have special programs for certain professions. I know you noted VA loans, but there are certain loan programs for physicians/residents/med students, attorneys, various medical professions (PA, NP, CRNA) etc, often offering lower downpayments and not requiring PMI. And even if you aren't licensed yet/still in school you can qualify for a lot of these. Super helpful for those of us that still want to buy a home but have accrued large amounts of debt from being in school forever for some of these professions!
This one video has saved me from so much anxiety around what to expect and the fear of not doing going about the home buying process incorrectly. Thanks so much for all the solid info!
From a Real Estate Mortgage Professional in California for the past 20 years, I often come to your page to get your prospective on things. I love your approach, thank you
Just sent in my first offer - thanks to your videos I'm about to take a walk with calm energy instead of being a ball of nerves waiting to hear back. Thanks for all the time and energy you put into these videos!
I have been on this journey for 3 years. but still cant make my budget to buy a house. Basically, as long as I am an assistant educator I will not be able to afford a house. I have two jobs and still cant make it. it's my dream and I will continue to work hard till I can afford it. Thank you for your videos.
This is amazing. Every home buyer should be required to watch this video! It's also really good to watch repeatedly after certain steps you've accomplished to refresh and see insights you haven't realized compared to prior viewings. Thanks!
What a perfect timing. I am going to sign my contract at a new construction today, some if these info has already helped me and the second part of the video is gonna be ultra helpful for the next steps! Thank you
Kyle, thank you so much for taking the time to make this video. I’m at the putting an offer stage in my home buying process and I’m happy to report I’m about 85-90% on track according to your steps. I had a fixer upper premarket sale fall through at the end, but it was a no cost first hand experience in the buying process. Your video though has enlightened me on many little steps that I have missed up until this point. This is a SUPER helpful guide for a first time homebuyer and I just wanted to say thank you!
I have watched a ton of videos regarding the home buying process. I have only watched 4:43 of this video and already this is hands down the BEST informational video I have ever seen. Thank you for this!
Appreciate you taking the time and creating a step by step timeline (or order of operations if you will). When you are new to this, it seems like a lot of information at first. This was a great streamline with some great ideas. Feeling A LOT more confident about the process and keepingit all together. Thanks!
Man you are a gifted educator. You are knowledgeable, patient, empathetic and smooth. Thank you Kyle for the patient touch you exhibit in ALL of your tutorials. I am venturing into home ownership sometime this summer. Kyle, my only disappointment is that I cannot hire you as my realtor! 😉 Thanks bunches!!
Going through the process now - just got pre-qualified. Thanks for the advice! Just asked my lender for the TBD Estimate so I can compare what my bills v income might look like when I get into a home. I'm paying $2k/mo for a rental and can get a larger home for the same amount....
All I have to say is that this video is awesome. Helped me realize that I was truly not ready when trying to purchase my home a few weeks ago. It did not help my case that I did not follow my gut and fired an incompetent RE Agent when I should have. Learned a lesson the hard way.... lost a home I had my sight set on. I am over here taking notes and studying your videos like a college student the night before finals....LOL I also appreciate the collabs you have with Javier Vidana and Jeb Smith. You three are a powerhouse in this industry and I am pretty sure that armed with this knowledge, I will win my next offer in the coming months when I decide to step back out into the housing market after strengthening my finances more. Thank you for passing down all this knowledge to people like me who feel like a fish in a sea of sharks.
You know getting a home loan is a big decision, that's why we need to weigh our financial capabilities and study your options first before plunging into that big wide ocean of possibilities. Thanks for the complement. :)
Some real-estate agents are worthless, their main goal is their commission, they can lie too you an tell you that they're on your side, that's a big lie because: why is there a buyer agent when the seller pays commissioner to both agents. That does not make any sense. Both agents are in the field together, they know each other and money is in the middle. A so-called buyer agent will assist the seller to bump up the price, so that their commission can be increased. speaking from experience I learned my lesson the hard way
This is a wonderfully comprehensive guide! I purchased a home before but I was clueless about the process. I would like to buy again but with this crazy market I want to be well prepared.
This is Good information. I’m backing out of a house after inspection. Radon levels are high, mold, electric, the roof, plumbing needs repairs, mice, and frass. It was raining on inspection day and the house was leaking in the family room. I’m so glad I went with a good inspector and not who my agent recommended. I did have to pay more money for the mold test and radon, but so glad I did. The house looked good but I know nothing about houses. They won’t go down or give any credit, so I’m pulling out. I won’t be able to afford a fixer upper at top market value. I just wish I knew what I was looking for before I make my offer.
Make sure your Notary is familiar with the Closing Disclosure(CD), Note, Deed of Trust and your Notice of Right to Cancel. Those are the big four. You'll also want to know your APR and Escrow amounts so make sure they clearly explain that at your Closing. There will be different disclosures based on different loan types etc. but most of it is really basic to understand. Great video! This is the best video that details the entire process that I have found.
@@WinTheHouseYouLoveYou're completely right. I am wrong. I just go over both in my closings as a Notary. I guess because I go over them both one after the other I just wrap them together in my mind to not miss any signatures. Thank you for correcting me because they are two different documents. I love your content by the way keep it up!
Thank you for making this video. I just submitted my application and documents yesterday to my mortgage company so I’m just getting started. I’m a first time buyer and it’s stressful not knowing what the process looks like. This has helped me relax a bit. Praying I’ll be in my new home soon! 🔑🏡 ♥️♥️♥️♥️
Thank you thank you for this Kyle! Going to ask for TBD loan estimates because my lenders agent never gave me a ballpark rate without me asking. It was like pulling teeth. Rates were 0.125% higher and fees are higher than a lender I found here on RU-vid. I need to ask both lenders for the estimate to compare side by side. RU-vid lender provided me with a quote quickly but I think estimates will make it much easier.
Thank you so much for putting this video together. It has helped me understand the process far better than anyone I have talked to. I wish I had people in my corner that were more concerned with my best interests over a paycheck. I definitely have leaned through trial and error. NEVER sign documents that you are not sure of and save more than you are expecting to use.
Certainly a lot to take in but WOW am I glad to have all of this info in one place and laid out so clearly. I’ll be watching this again in the future and will follow your directions by putting these things in my Google Drive - starting with my WHY.
This has been the single most valuable video I have seen during my entire process as a first-time homebuyer. It's an absolutely crazy seller's market right now, but at least I have confidence and knowledge gained from this video that has helped me to be prepared early and I'm ready to make an offer fast if needed.
Thank you Kyle for this guide. You were a Brilliant Professor/Teacher in another Life. Your thorough and informative information has helped me tremendously. Many, many thanks.
Wow your the king of loan officers with such professionalism because the loan officer I had this year really suck at communication, he would never answer our calls or texts so we decided to wait again until next year plus the market is to much for us and decided to wait and see. Wish you had a twin in Florida because your on point and we love your videos because it gives us so much info and clarifies alot. Great video 😁
This is the best brake down that I've seen EVER!!! I just talked to a broker and he didn't share any of this information. THANK YOU!!! I've been searching for something like this for years. I have a better understanding THANK YOU AGAIN
Very informative. We have been saving to reach the 20% down payment for a home in the 250K range. However, the forecast continued increase in housing based upon the median value of $300K is 15-17%. Works out to about 45K increase this year alone. We save a bit over 12K a year. Impossible to keep up with increasings costs. Looking like 10% down is more realistic. How would lower down payment effect monthly mortage payments?
You will have to pay for mortgage insurance if you put less than 20% down. But it’s not that much. I know mine is about $100/month on a $200,000 house.
Wow great info! I have another 3 years before I purchase my first home and I’m so happy I found your channel. Great info I’ll be putting to use very soon . Thanks for this info 🙏🏽
First time homebuyer here at the very beginning of the process and I will say THANK YOU SO SO MUCH for your videos! So informative and easy to understand! Just one question here- at what point (if any) do you tell the other pre-approval lenders that you're not going to work with them? Do you have to tell them at all. Once you've chosen the one you do want to go with- do you have to tell them "yes I want this offer"?
This is the best first time home buyer video! In order to get a pre-approval letter from a broker in the US, do you have to sign some form of exclusivity agreement with them? Will you be allowed to not go with the broker if their rate can't compete with online lenders?
Great Video!! I watched twice & took notes!! I feel well equipped!! Thank you for all of the time you put into your videos... now i'll binge some more.
Hi! For information underwriting, please check this video. hope it helps. Here's the link: ru-vid.com/video/%D0%B2%D0%B8%D0%B4%D0%B5%D0%BE-icM5pgJ76h4.html
I love your channel already! I just spoke with a realtor in Florida today that just tried to sale me more house and didn’t care what I had to say! I mentioned that I will not be house poor!
You a real one. THANK you for laying that out. I have all these people in my ear about real estate but no one has ever broken it down. I feel like I can take a breath. Thanks man.
I’m a Washington real estate agent. I watched this curious to see what resources are available for first time homebuyers & this was spot on! Thanks for sharing.
Thank you thank you thank you for this wonderful video. I'm just now watching this in 2022 because I am about to buy my first home with my husband, and even though I kind of had everything down, the whole process was still overwhelming and gave me anxiety. My husband, having no idea about the home buying process has even more anxiety about it. I think if we sit down and view this video together, I believe we can both make it through feeling confident with our purchase. Thank you for being so detailed and reassuring throughout. God Bless
Thank you for this. I'm only 22 right now, just got my first job out of college. Right now I'm renting a house with some roommates but would like to venture off into my own place within the next few years. Anyways, this was a very informative video and I cannot thank you enough for the huge heads-up. Will be coming back every now and then to refresh my memory.
Great video! Thank you so much for putting it together. I have one question: As a buyer, can I opt out of paying real estate taxes and home insurance up front. In other words, can I do it by myself, as opposed to having an account set up by the lender on my behalf. THANK YOU!
Kevin, I found you from watching your interview with Miles Beckler (he’s my brother) and in the next year I’m hoping to buy my first home. I will be pouring through your content. I’m very impressed- I already feel as if we are friends. Great story, great interview and great timing for me!!! So glad I found your channel!!! Keep crushing it!!
Loved all this information. I found you as I’m looking to become a first time home buyer. I’ve found the OTC loan you mentioned shortly on one video. Could you do a video devoted to that loan if you have any knowledge on it?
Hi Vickash, thanks for stopping by and leaving a comment! It's great to hear that the video was helpful to you. Buying your first home can be overwhelming, but taking that first step is important. If you're ready to start on a pre-qualification, you can go to www.winthehouseyoulove.com/lender or email me at kyle@winthehouseyoulove.com. Best of luck on your home-buying journey!
The details of your job is important. If you’re moving from one position or higher income, and you are able to provide documentation of your income history, then you may be able to avoid disrupting your loan approval process. :)
This is the best information that I had search for. Im looking to get a home in a few month, this information help me to prepare before I get a preapproval. Thank you so much, and I’m sure I’ll be rewinding it to make sure I did it right.
Hey, love your videos! My question is when to start this process? Does it make sense to talk with a lender and get pre-approved if I don't have my downpayment goal met yet? And once pre-approved is there a timeline I have to purchase a home? Thanks so much!
I think pre-approvals typically have a shelf life of 90 days. You don’t want to get it before you’re actually ready to purchase a house (e.g. have a down payment and closing costs saved up), and once you do get it, you have 90 days to use it.
Thank you for the information. I am buying a new home, and I want to be well-informed and to make sure I cover all of the bases. This is great content for anyone about to purchase a new home. Again thank you.
Me and My wife discussing on house purchase process here in USA this video make me feel confident on house hunt journey. Thank you and i hope i will find my dream home soon.
