The Morse family are experts at artificially inflating their home prices by the amount of homes released for sale in each price range. I look more at $ sqft than the price of the home. The villages has many new homes on sale now. Eastport bonds & taxes are high. There was some back door deal with Sumter county & the Morse family to raise the taxes. Thanks for the great info Gary.

You hit the nail on the head with the careful release of homes by the developer. Take a look at the number of homes being currently discounted in the Lake Denham and Dabney neighborhoods.

You missed the important data… Avg price in 2023 went from $437k to $399. That’s a big shift with slower sales and will continue to get worse.

That was just for one quarter. Watch what happens when all those $1 million homes close this year in the Enclave. Avg price may go way up.

Great Summery Gary. I would hope they don't include the Middleton sales (unless it was a separate chart) because the Middleton houses are for families, which is a different demographic. That would be mixing the apples with the oranges. I wonder if the 2023 new home sales were lower in part due to the higher Real Estate taxes in Lake county (which was the majority of new sales in 2023)?

I don’t think Middleton will ever be included. Keep in mind during some of this time they were building the new high school, etc., which would take away from building and selling more homes. Thanks for watching.

Thanks for the numbers report! We just got home from the Villages. We are now in the process of buying a courtyard villa up in the "Spanish Springs/Southern Trace" area as they designate it on the map! We're going to go back and forth like you and your wife! Can't wait!! 🎉

I appreciate you taking your time in putting this info together and then placing it out there for us to view. My wife and I are still a few years out from retiring to TV. Is there a way I can receive your spreadsheet? Also, how can I receive the Market Update Report since I don’t live there yet? Thanks Gary!

Go to the video on the spreadsheet and follow the instructions in the description of the video. I believe only residents get the Market Report but I have found that each quarter report is usually posted under the Villages News forum. Do a search to look at past reports it should come up.

All the residents of the Villages get one sent to them. I have seen copies posted on “The talk of the Villages” group. Just do a search on the internet.

Thankyou great information. Our home in NY goes on the market in March inventory here is very low and prices are still going above asking price, which is very good for us! Hoping to be closed on a new home in the Villages sometime in May.
