Hi David, thanks for the update. I believe we are entering into a revealing period the next few months. I saw a couple of interesting data points which should help explain what we are about to experience. The first was a recent article in the USA Today about housing affordability where the NAR sighted a 40% increase in home prices between 2020 and 2022 which furthers the conversation about an artificially inflated home valuation market. The second was I believe Alto research sighting a report that 78% of US mortgages have interest rates at or below 4% which should squash the notion a mortgage crash is immanent. I suspect we will continue to see inventories increase while home prices decline at very slow rates due to lack of distress. We will see home sales slow but have activity as the Villages is a retirement community and there will be people coming and unfortunately going. Its just going to take 18-24 months to get back to the normal home prices. I also need to do more digging as I saw some recent reports of higher sales volumes in neighboring 55+ communities. The fee homes I looked at were comparable in quality and size but selling for below $200/sqft. Wondering if some buyers are looking away from the Villages due to the stalled pricing?

4week moving averages would be very helpful to interpret this data with such wild swings week to week! Thanks for the info!

This morning I browsed the VLS preowned homes (not including pending) and the count was roughly 600 homes. I thought May would be interesting. So far I haven't been let down.
