Rented my units from Craigslist with no problems; I've learned a few things. 1) credit score. 2) no co-signers. 3) do month to month. 4) Lastly, don't take those who are desperate and willing to throw money at you right away.

Yeah this video might have netted Graham like $5-7 per thousand views due to the educational content, as well as high amount of ads due to a long ass video, and everyone watching the full thing. So you basically have him net $2-4 thousand dollars from this. So the total educational experience would cost him 4 grand in reality. Maybe in the future, if he doesn't fear the tenant could do anything, he could sue the tenant with the proof of damage for the entirety of lost rent.

Maybe I’m just used to dealing with bad ppl, but this tenant isn’t even the worst I’ve heard of. I mean, he grew weed and was late on his rent, but at least he didn’t assault Graham or destroy the house on purpose right? (To be fair I’m only on minute 18, I haven’t heard it all yet lol)

Benzene This sucks because I have a credit score in the 500’s due to the most irresponsible mother who only cared about shopping name brand and designer and couldn’t maintain her bills. My mother screwed her own credit and then moved on to mine. When I was 18 I hadn’t yet figured out how important credit was so she of course forced me to open up a credit union and bank account under my name for her. She also put numerous bills such as phone, internet and cable bills under my name. I now have terrible credit because of her. I am the most responsible young adult. I pay all of my bills on time and have 20k in savings due to my own discipline. My mother taught me what not to do. All throughout my childhood I had to deal with being evicted, living without electricity or water due to being shut off for non payment. Moving constantly due to evictions and having to leave behind school friends, all while my mom had the most expensive clothes, sun glasses, purses, jewelry, shoes etc. all funded by her drug dealer husband. I’m 22 years old and when I decided to get a car, move out, apply for credit cards etc. it was the most miserable experience because to lenders I seem like an irresponsible, untrustworthy person when in reality I couldn’t be any more opposite. The one experience that really took a toll on me was finding my own place to finally escape my moms irresponsibility. My current place I was originally denied for due to my credit and I literally cried on the phone to the landlord because I knew I could afford it and knew I would NEVER pay rent late or disrespect the property as I am a clean freak. I started crying because I couldn’t believe that my moms actions were continuously affecting my life. Thankfully the landlord took a chance with me and I’m now 9 months into my lease with not one missed or late payment. I understand that landlords have to be careful when dealing with people who have credit scores in the 500’s but I wish they would take it on a case by case basis and learn everyone’s story.

Rent is due on the 1st. But legally you have until the 5. 5 days grace without late fees... Some times it's the 4th..that's usually in apartments. This is a way of saying you have generous time so if they take you to court..they can still say you paid late. If after the 5th.

"LARGE" guns don't mean anything. A .25 ACP is something you don't want to get shot with. Nine .25s and you're dead. A .38 or 9mm will tear you up. Let the management company handle it. They have connections with the police and local government. Had some squatters once. Turned out they had felony warrants (no surprise!). Cops shot up the building, shot the windows out. Badguys shinnied down the power conduits on the back side and escaped.

@@algrayson8965 honestly .25 acp isn't bad and isn't great probably one of the worse self defense calibers out there, and 9 mm is the most common caliber out there for most pistols. I would say any bullet can kill, but if were talking about a penetration caliber for a pistol .45 acp or .50 cal would do some serious dmg. This statement doesn't matter has nothing to do with the tenant just giving my knowledge on calibers.

It depends what actually has happened. It's called a civil debt in most scenarios for the rental payments and damage. All the threats can be dealt with criminal charges but the landlords don't won't to bother with court and possible repercussions.

Every now and then you show up on my feed and I always enjoy the content you put out. I'm a trucker, so I'm always looking for entertaining content that's mildly to moderately educational, fills a decent chunk of time so I can focus on the road without having to switch videos every five minutes, and can hold my interest. You did a great job at telling this story. Not many people can tell a story that's nearly 40 minutes long and have me wishing it was longer, but you did. Australia has something called the "blacklisted tenants" it's where in extreme cases the tenants are put on that list for 7 years, that is accessible to real estate agents, once the 7 years have elapsed the person can apply to be removed from that list. That list saved millions of dollars in damages and has saved heartache through tenants rampaging through peoples savings one at a time. any lies on an application for tenancy is considered fraud. The black list is national, not just for the state. I have watched to the very end

Keith Pickering I’m sure there are people who rent to people blacklisted, but they probably have to pay more per month, a higher security deposit and probably have to have regular checkups to the property.

So the sad thing is that you CAN be blacklisted in Australia (even if its your housemates that don't pay/do the damage etc) but there's a stringent set of rules that must be followed for blacklisting. It changes depending on the state, but they have to provide you with the name of the company that's controlling the list (it's a private listing, not state/government held) and what you can do about it prior to the listing. There's also a lot of information on what can and can't result in a listing, but you have to know to look for it and have the confidence to back yourself up. I would imagine a lot (obviously not all) of lower income folk get stung with this. And I know for a fact that it gets used as a threatening tool by crappy real estates such as Ray White. You can also apply through the courts to have the listing removed if it's unfair or unreasonable. So yes, the lists do exist but for the educated and empowered individual, if you're being listed unfairly it can be removed with a little effort. However the majority of people who do get listed either don't understand or don't realise the implications of the listing and will sometimes not fight it if they have an unreasonable or unfair landlord because they don't know their rights. Long and the short of it is that it exists... But it gets abused far too often and the education and experience level of the person/s being listed will dictate whether or not a spiteful agent will list you for spurious reasons.

It's probably similar to people with eviction records. When someone is a nightmare tenant or doesn't pay rent, landlords shouldn't be obligated to rent to them just because the person needs somewhere to live. There are definitely people who will still rent to them, but they're going to have to work harder to find those places and probably pay more. It's a consequence of their actions.

Maybe the best advice is to be nice to nice people. The moment people turned out to be not nice you need to put your game face on and throw them out as fast as possible to avoid further damages to the property.

For references you want two and three landlords back. The current one will lie to you in hopes they move out of his property into yours. Further back, they want revenge, will tell you the truth.

A tradeline means that you are a authorized user of someone else's credit card. You don't have to have possession of the card, but their credit history will reflect on your credit report...a parent or family member with EXCELLENT credit can be a "tradeline" I graduated college with 97,000 in debt"...that right there is a Huge problem..schools have become a business that drain students of money and yet, no one is stepping in to help the students who then graduate with massive debt and have difficulty paying it off...Having that much debt can be overwhelming for ANYONE...Especially a young 20 something who hasn't even began their career. It is considered a personal issue by the police so they don't get involved. So the only way would be to sue the previous tenant which is ultimately a waste of time because if they didn't have the money to afford rent/repair, they aren't gonna have the money to repay court costs and what ever fines they have to pay.

I love the people on RU-vid that have never owned rental property comment with things like "Yea bro just buy some rental properties it's passive income bro!" Yeah...ok. All it takes is 1 eviction and a few months of no rent to eat up your profits for the entire year. Imagine having a roommate that never paid his half of the rent, and then poops everywhere after he moves out :)

Very true. For me, the properties now only take about 1-2 hours per month max to manage...but once I got great tenants. Going through this was definitely an eye opener.

I grew up as a landlords daughter, dad owned 26 apts. If someone was late more than 4 weeks, my mom would knock on the door and say “leave by Friday and I won’t come after you for the rent and ruin your credit” - they’d always leave.

@@urriso7538 Yeah, I could not pay my rent for 2 months once when I was younger because my employer did not pay me. Not always a matter of not willing to pay. But I did communicate this to my landlord. Once I got payed I immediately payed my landlord all that was due.

Because of the security deposit Graham can always use that to pay the mortgage for one month. So if the guy is 3 weeks late on rent, the mortgage can be paid by using the security deposit & then the security deposit will be replenished later that same month when the guy finally pays his rent. This process could repeat every month & as long as he's never more than 30 days late on the rent, it won't cause Graham to be late on his mortgage payment. I assume that this is what he meant, but I did think it sounded strange for him to keep saying it in the way that he did.

Usually landlords mortgage is due a week or 2 after the rent is due (usually for this exact reason). So its on time for graham but not for the tenant.

Pink Not true. I’ve had great tenants. I still talk to one couple. I’ve never had to review a tenant or be a reference for one. That might’ve been more of a red flag. As soon as I feel like I need a reference for someone I’m out.

I've always rented and it makes me so sad to hear stories like this. If I ever want to move and rent another place, I am up for the tough screenings, interviews, fees for applications, etc. And I understand why landlords do it, it just suuucks to know that people like the tenants in this story are the reason why landlords are now super strict nowadays.

I had a couple apply for a rental. The wife claimed to be top Avon salesperson and husband is a preacher. I looked them up on local circuit court records and they had 17 evictions in 15 years. When they came to drop off the application they had their 15 year old daughter in a bikini to hand it to me.(not sure what the angle was) When my wife came to the door she tried coming in but the wife held the door shut and just grabbed the paperwork. they left and never saw them again. I think I dodged a bullet LOL

I once had a couple that wanted to rent my house. Their background came back with 5 pages of results. A dozen evictions, pretty much they had been evicted every 8-10 months for years. Plus domestic assualts and 3 charges of manufacturing meth. Not only that their only form of income was his $770 monthly disability check (hint that's the absolute minimum for SSI at the time so he didn't have a worm history to begin with). She was a homemaker and didn't have an income. They also had 4 chihuahuas that were of course "emotional support animals". Needless to say, I declined to rent to them.

Damn, watching this video I realized I'm a great tenant! I pay rent on time, even do a bank transfer to make things faster. If there are little issues like a squeaky door, loose hand rail, etc I tend to just fix it myself. Last, when moving out, I fix any damages I did i.e. holes from pictures I hung up, small scratches from hard wood, wash walls and floors....

A bank transfer aside from rapidness, protects you as a tenant because there is an extract, and its harder for the other party (in this case the landlord, but in almost every transaction, its better to have a record of it) to claim they didn't receive the funds.

Don't do that! My tenant would not cut the grass so I loaned him a push mower. Somebody broke into the shed and stole my mower. So I called the cops and did a police report. Turns out that the cops found my mower at the pawn shop. To make a long story short the cops arrested my tenant who claimed he did not know anything about my mower. To make a long story short you do not want to provoke a tenant with jail until you get them out of the place or they will turn it to rubble.

Typically you don’t need an attorney when going through eviction proceedings. It’s pretty short and sweet. Source: Been through a few myself (as a landlord). Also: I watched till the very end.

@@TigerGreene in prop 215 days, depending on the size of the grow it was legal to do something like that but you had to give up your guns, most didn't, just because its legal doesn't mean you can't get robbed, and it sounds like he was trying to avoid eviction with threats of violence.

Usually paying "on time" with rental mostly means that they pay during the actual month. So technically its not late when it comes to calculating taxes and so on later on. 3 weeks late must mean that the guy paid on 21st of the month instead of the 1st. Which is still sucky, but not really an issue if he does that consistently. If someone doesn't pay at all that's a problem.

As soon as Graham said, "I need to pay back my Grandma", my heart sank into my a**. Because borrowing money from elder people just doesn't feel right, especially if you know they have a fixed income. I've been there, too, and I hope no one else has to.

Well he was making Graham aware it would be a little late. I cant blame him for that to an extent. When I lend people money as long as they communicate and make it happen in a reasonable amount of time it's usually all good. Apples to oranges I guess though. Also these people I've dealt with are much closer friends for short term stuff, not a lease.

@@rookieman329 a realtor would have been the tenants expense and they pay you in advance to find the tenant. So if he wanted 3 months the realtor could have offered 3 months rent to find a good tenant.

I went through a similar experience with a tenant in metro Atlanta. The house was trashed, but did not have the drug issues as your tenant. Since then, I use tenant background services to check tenants and make them pay $50 cash upfront. No problems since 1998. Hard lesson to learn. Now, I only have small commercial properties; small retail strip mall, with 3-5 stores (pizza house, liquor store, nail salon). I have stable tenants, who last 10-20 years, pay on time, no issues. No issues with Covid. My sweet spot is small strip centers; not large shopping centers with big box stores. I love your content. I am also a fan of Grant Cardone to a point. Keep up the great work.

Watched to the very end and I'm going through something very similar. I share a property with my brother and he made the colossal, immeasurable mistake of granting the old man living on it life estate... His younger sister immediately moved in, has put us through pure unfiltered hell, won't budge no matter what, is actively destroying the property, and the cherry on top is the eviction moratorium. We cannot get this human garbage out and it's been well over a year and a half. Any kindness we had as landlords is long, long gone now.

I can sympathize your entire story. I have had a similar experience with a tenant. Maybe it was friends of your tenants from hell. Your upbeat attitude is what I needed tonight. Its crazy how when your nice to people they turn on you and lie and threaten housing conditions both made up and their fault.

My parents had a tenant who refused to move out, he was so hostile. It took 6 months to get him out and at that point they were so tired of him they ended up selling the property. I completely feel your pain, he ruined the property as well.

+Levertis Brock It's neither here nor there, but I am African American--and had TWO psycho tenants-one also grew pot in garage--both white. PWT. I'll bet 100 this guy was too. Our people do other stuff, but not into "agriculture". Ironically, Stephen's guy was industrious enough with that setup to have done something better with himself. Chose not to. It's a mistake to focus on race, tho. Bad people is bad people.

When he pulled a shotgun at the eviction notice that’s assault with a deadly weapon enough for police to arrest him that very same day and get a search warrant for firearms right there they would of found the weed and most likely unregistered guns then our tenant buddy wouldn’t have to worry about paying rent because he would be residing in a correctional facility paid for by the state of California.

fatboy19831 actually it would of been quite easy remember “its not what you know its whats you can prove “, all the threatening text was sufficient evidence to prove he presented imminent danger to his life very hard to beat in court specially if the defendant has a criminal history or felony which would take away his right to own a firearm 10years just in that. The landlord was easy on this no good loser.

@@truthsoldier1969 The Landlord is also alive and heathy. Putting someone in jail is not an easy process especially in a major city. Most men that talk so much trash are usually mostly talk. Try to put this guy in Jail and the next day he is coming for you. when he gets out of jail he is coming for you. Put him out of your apartment he will move on to making the next landlords life miserable.

@@vaderladyl Right. You can be polite when you communicate with your tenants but don't become personal friends with them because then you're wearing the friend hat instead of the landlord hat. That gives them a false notion that they can treat you any kind of way as a landlord.

Saaaame. I let a property management company take over once, and that was the worst decision of my landlord life! They let in people who did over $15,000 worth of damage in one year, flooded the foundation, didn't pay rent for months, and I ended up negotiating with them to leave rather than evicting. The lady had the nerve to say, "Some of us actually have to work for our money!" In response to me asking about rent. Never again.

Property managers are the biggest joke. I keep rent just under market and it''s still more than if I used a lackluster prop mgr. They COST you more than just fees. It's not their money - so they 'demand' 'need' for new appliances, 'updates', redundant paintjobs. I understand allure of 'outsourcing', but that requires finding competence. 100% are not.

@@floryder8385 That is not true at all. This country is way more pro landlord than pro tenant because landlords are typically better organized and have more resources. At the city or county level, places can be pro-tenant. It's only getting worse as sham corporations pop up to purchase foreclosed properties across the country during times of economic distress, and rent them to desperate renters.

I think the eviction is the safer route. Landing someone in jail can make them headhunt you later. You don't want to attract that kind of rage. Just evict them and let them be on their way. It's that whole, "snitches get stitches" thing.

Or better yet, when the eviction was sent. Shotty in the guy's face, cops respond immediately and maybe the problem gets dealt with permanently. Because this sort of person isn't likely to shrug and let it go regardless of how it's finished. Not everyone is civilized and thinking that's the case is foolish. Though, the smartest thing to do would have been to rent in a manner that will lock such people out of consideration to begin with. Craigslist? _Really?_

Just Inherited two tenants from a new house, that are paying about half of the going rate in our area. Both had the nerve to present me with a list of (unnecessary) improvement demands the day before purchase. Boy are they going to be surprised.
