We stayed in a vacation rental that seemed amazing and had a kitchen (a requirement for us). All was good until we realized there were no potholders and no kitchen towels. We had food in the oven and no way to pull it out safely without using the bath towels (yeesh) or our own clothing (sad trombone). The property manager told us where the nearest Walgreens was located so we could get our own. If you offer a kitchen, make sure that it is outfitted with the basics.

That's kind of sad that the host could not even go to a dollar store and buy some cheap pot holders at least, yeah I know they're not great but at least it's something.

We have great pots/pans and a really nice knife set in our airbnb (although watching this made me think that I ought to sharpen them more often!), along with nice flat wear, an insulated electric kettle (prevents burns with contact to the outside of the pot), a decent blender, toaster, etc. People comment on how much they love our kitchen equipment and REALLY love it when they're here in summer and can basically harvest all their fresh herbs and produce from our organic veggie garden for their meals. We also use high quality mattress protectors, great mattresses, AND great pillows, sheets, bedding & towels BTW. These need to be really nice too, and they wear out over time, so replace them already! Nothing worse than tacky worn out sheets, towels and linens on the beds...eew, why? We also provide two NICE sets of pillows in each bedroom, one set firm and the other set much softer. Don't you hate staying someplace where you feel like your neck is at a 90 degree angle because the pillows are all gigantic and hard (when you like a pretty thin, flat pillow) OR you're sleeping on a thin flabby dead pillow when you like one of those big fat firm ones? I do, and it makes all the difference in my nights sleep AND whether I wake up with a crick in my neck or not. And there are also those who just like to have pillows, pillows and more pillows, so they're happy with two sets too. Defo going to invest in a smart lock though, which we don't yet have and which means we basically have to be there to let guests in. Been investigating those and appreciate your referral of the Schlage brand as I was stymied on which to choose. And lastly, I appreciate the coaching about the Ring doorbell and PMS. Don't have either of these either (only one unit at the minute), and since we are planning to get more units up and running it's a good time to start using a PMS AND those doorbells on all of them. READ THIS IF YOU WANT TO HOST: I host 20 listings. It can be good one however It’s one of the most stressful businesses you will have. Guests can be savages. Here are all important negatives to consider: 1) guests want to throw parties and trash your place / piss off neighbours 2) guests are sooo DEMANDING! You will get requests for the tiniest things. And things you never even heard of before. Even if my house has 150 various items, I have guests who will always manage to find new things I need to get. FML! Rather than complimenting me on the fact that my house has WAY more items and amenities than a hotel or other places of lodging, they will focus on the negative Think of it this way. If my house has 97 items but it’s missing 3 items. On an exam, that would be a 97% score which is amazing. Nope, not if you’re an Airbnb host. That would get you dinged in the review 3) guests leaving critical Reviews. Not nice when someone you let into their how give total power over you and your future business by writing you a crappy review 4) constant upkeep, communication and handholding required. Common sense is not so common these days. 5) guests who are passive aggressive. They will leave snarky comments and you really have to bite your tongue so as to not reply in a similar tone. Over time , this will eat your soul. 6) guests complain about things out of your control. Such as frequency of city garbage collection There’s many more but I’m tired

Amen neighbors will hate you Airbnb favors guests not hosts, After all the numerous expenses true profit is minimal iT is very time consuming and competetion is really insane now Too many people thinking they can make a quick buck please do your homework not just by watching these vids that are here to make a buck off you and get more subscribers and views Good luck

When I host on Airbnb I find that front loading a lot of niceties and friendliness mitigate a lot of this. When you front load warmth and build a relationship early people are much less likely to leave negative use and a lot more likely to cut some slack if there are challenges.

Fun fact on the Roku stuff. My first time getting an Airbnb was in North Carolina about a year ago. I had to log into my own Netflix and thought it was cool. No one should be worried about that. Even in higher end hotels, they still make you sign into your own stuff.

I am have been an air bnb host now for over 2 years. I completely agree with you on the cleaning supplies! Once I started leaving them available to the guests, I noticed the places were left cleaner! I have always used mattress protectors! Totally worth it! And the Schlage wifi locks have been a must for us from the get go! Soooo handy! Thanks for all of your videos!

We paid $800 a night for a week in a cabin. They had a glass dining table and didn’t even supply windex. We are clean people and would have cleaned it after every meal but if the owner doesn’t care why should I. I refuse to shop for windex to clean a rental when I’m on vacation. That said these are the little things I plan to supply when I buy a STR in the next few months.

@@Robuilt , There was no anger, I have no time or energy for that. I was just pointing out how they didn’t seem to care about their cabin and how I plan to do better. It was actually meant to be a viewpoint for your readers from the renters position. I was actually advocating for people to see the need to supply some basic items. Would you run out to buy windex to clean a rental?

I checked into an Airbnb with my husband, 4 year, and 1 year all registered guests. I literally had a host send me a video of a couple of friends that came to visit me for 15 minutes and he tried to charge me an extra person fee. I had to tell him to go relook at that camera because those people left in less than 15 minutes. Their ring doorbell was also in a great position to watch me and my daughter in our bathing suits to the hot tub. THIS TOTALLY CREEPED ME OUT!!!

I stressed with checking cameras in the beginning of our Airbnb, but you are right it was stressful and not worth the headache. I do like spending more on smart locks and cameras the most because they protect my property and my guest.

Completely agree about not snooping on the guests, makes life so much easier, you nailed it in that section, I have host friends that do the nickel and diming and complaining and they are too miserable for sure.

We also use Porter/Guesty and have been for the last three years. The big difference for me was that their pricing was flat per listing vs a % of bookings which a bunch were trying to do with similar features. We use essentially everything else you mentioned. Might move to those upgraded locks eventually but for now we just have a non automated smart lock that we update once a month.

All-clad last forever, my mom still has the set she purchased when I was born and looks new. They a great quality pans and I purchase them when they’re on sale , additional they’re American made. Also berghoff great quality and am able to find them on sale .

I really agree with you on most of these items to have ! Like the mattress protector - life saver! Camera , doesn’t have to be Ring by any means, but any camera with night vision and an alarm, to see the clients when they check in! An automated entrance to let clients open the lobby door, then apartment door, is a must ! Over all you said it perfectly !

Thank you! I have been in a rut, my cabin rents out constantly and I'm a super host. But honestly I know the cabin now having been rented for like 7 years needs attention, I've struggled to determine what areas would be the most important for my guests. I charge the least in my area, and really should charge more, but need to make it worth the extra charge. Your list of things was encouraging, as I have been doing most of what you suggested. I knew I needed to upgrade the mattresses, but can't do that in the winter due to snow packed roads, and deep snow on the property. So I appreciate your suggestions for the kinds to get. I also like the pots, pans and knives suggestion, as well as the coffee upgrade. I have been lucky to have guests look past a few things, but the wear and tear is catching up, and the rave reviews I was getting are getting pretty flat, and I'm getting more pickiness. This has confirmed what I need to focus on. I need to get the camera as well, but I do worry that I will get too nosy and frustrated by what I see. I think maybe I should just have a camera on the driveway, so I can see the snow depths, the moose and wildlife that come, and if the guests brought the right vehicle for the snow. I think I will somehow include that if I get a camera, I will say somehow in the listing to be sure to put in the right amount of guests as, the camera is a tattle tale. Thank you sooo much, very helpful! It's what I needed.

Also as someone who frequents many airbnb's while traveling you hit the nail on the head as far as what a guest is looking for. Especially the pots and pans and Cutlery! We cook all of our own food when we stay in airbnb's and nothing irritates me more than some janky ass pan that looks like it was passed down from Grandma or was from a recent yard sale because grandma would never pass down such a crappy pan. I also had a spatula completely melt into the food that I was cooking because it was so crappy.

I use 1 inch mattress toppers which function as mattress protectors and also are more comfortable and then throw them out after about six months and get new ones

I didn't know this about the smart lock you mentioned. I recently purchased the Kwikset Halo and it has the same features. I add the last four digits of each guest with my app and NO CHARGE! I add all my guests for the month and I can set the dates when those codes are active. It's pretty cool!

I love the Arlo reference; I have areas of the home that I was wondering how to get a ring camera and didn't want to deal with all the wiring. Going to see about getting the Arlo. Oh my gosh Rob, so right on with not checking the camera. At first I did just to make sure the people we hosted seemed like they liked it but then after awhile got to stop cuz you can start to get anxious over things like bringing more pets than said 🤪 Love the Schlage encode too!

As an Airbnb guest, this list is spot on! We recently stayed an extended time at an exceptionally great place however the vacuum was crap. With beach sand and two kids running around I actually went out and bought a new dyson!

Rob, you are so charming, funny and entertaining - I just 'discovered' you today! My husband and I started using airbnbs over the past 5 years or so and will definitely use them in the future. One will forever stand out; in Italy, we had such a lovely experience: the owners provided a special basket: a bottle of wine, chocolates, other goodies from a local bakery, etc. It was so incredibly touching and memorable; it's special touches one doesn't forget. I love hearing this. I host an AirBnb and provide special local treats for my guests - including wine, coffee and pastries. It is NOT inexpensive, but it leads to consistently high reviews and adds to the uniqueness of staying at my AirBnb.

Airbnb used to award a special “ Superhost” status to those who provided such extras and, though they still do, I’ve stayed in some places recently which were awarded Superhost but provided nothing more than coffee (and no real sugar, or two packets, no creamer).... so disappointing. One whose guests raved about fresh eggs, jams, etc had only bottled water. I’m a pastry gal and was hoping. You are a rare one these days! Would love to stay at your place AND pay $10 more for such treatment.
