Let's not sleep on Tampa. We've got billions of dollars worth of development currently in the planning stages. Many buildings about to go vertical. I'm aware of almost 20 high rise buildings going up in the downtown area within the next year or so, and many more within the next five to ten years. It's an exciting time for both cities. People are flocking to the Tampa Bay area in droves.

St. Pete's growth is actually stagnant because many of the quads and duplexes around the city that housed multiple people were bought up by rich people and now only have a single family living in them. All of the growth in the Tampa Bay metro is coming from Hillsborough and Pasco. St. Pete is densifying which is great but its not growing faster than Tampa by any means at most the development is happening at the same rate. Outside of downtown there's not a whole lot of major developments happening in Pinellas, maybe Carillon, but otherwise nothing. Meanwhile Tampa has multiple large scale projects in the works at varying degrees like Water Street, Gasworx, Midtown, Uptown, Tampa Heights-YMCA redevelopment and none of that includes the various projects in Bayshore, downtown CBD, NOHO, West River, Encore etc. I love St. Pete, I live in Mirror Lake but the growth of the 2 cities is very different, Tampa is densifying multiple sections of the city which all seem to be converging on Downtown while St. Pete is densifying downtown and and slowly working its way outward. This gives St. Pete a much better downtown but makes the rest of the city suburban trash.

The Rays stadium and surrounding parking lots are being transformed into an entirely new neighborhood beginning in 2026... so I would disagree and contest there are a lot of major changes around town. Tampa is a little bit bigger, and Pasco is a lot cheaper to build in because the land value is lower. They are very different markets and not necessarily in competition with each other.
