Breath of fresh air. Thank you for your service brother and also for the content you push out. Just subscribed. My wife found your channel today and looking forward to checking out some key videos you have mentioned in a past Q&A. We are wanting to sell and purchase another home since our family has grown and also hold a disability rating. When we use the VA Home Loan, I was transitioning out of the military but no disability rating yet. I am currently at 80% and will be getting evaluated soon, God-willing, for 100%.

I'm a newly service-connected at 100%. I really want to buy a house and I understand that the agency has to qualify the veteran... does that mean passing a credit check? It will take a good 6 months to get my credit in decent standing.

That's correct. Min credit score would be 620 that I would need to approve your loan.

I want to but I stayed in military just under 2 years. I thought it only took 180 days of service? I am in the process of submitting a disability claim, if approved will this allow me to obtain COE?

Hi Lisa, that's a good question. I never seen a Veteran approved for disability but not be approved for a VA Loan. So while I can't say with certainty, I would feel the answer would be yes.

I have a va loan on my house in ga for 118000 balance from my full eligibilty. My wife has a 9900 eligiblity on her coe due to her previous long time ago foreclosure do to divorce. Her name is on our present house but only my income was used to buy house. Can she get a va loan with her 9000 eligiblity as her work moved out of town and i keep present house?

Good question. VA requires 90 days of active duty not including boot camp or MOS school. If a NG is does not go active VA requires 6 years.

Rreally straightforward. There are two types of VA refi's a IRRRL and a Cash out. A cash out is a full credit qualifying loan where as an IRRRL is much more streamlined.
