Today is the day the net zero house gets turned over to the Powers family. Kevin and Tommy pick up builder Jeff at the Idea House and drive to Jamestown. Jeff’s challenges were to make the house efficient but also make it fit in with the neighborhood. Donald meets them outside and shows them the exterior transformation. The coastal landscape already looks mature and is divided into many separate “rooms” for entertainment and projects. They see the new post and beam barn with a garage, workshop, guest suite, and the location of the new solar panels. Inside the house, Tommy goes upstairs to meet Dana who shows him the boys’ rooms, their bathroom, and the new master suite. Kevin helps Jeff put up a mirror in a bathroom. Tommy and Don comment how the white oak shiplap siding and flooring, bookcase and hand rails give the living room a clean simple look. Kevin meets Richard at the back of the barn where it’s command central for the net zero house. The solar panels will provide enough electricity for the house. The heat recovery units quietly pump into five zones so that the house can receive both warm and cool air where needed as well as provide hot water at any time. Kevin meets Dana in the mudroom where there’s plenty of storage. In the powder room, they check out the sink console that Don built with Tommy. The kitchen has seen the biggest transformation with beautiful cabinets, appliances, tile, ceiling and floors, and counters. The gang joins them and they declare the net zero house a success.

I love this house because it is the perfect size! No room is too big or too small. Also, the white oak and the shiplap all tie in amazingly well.

I giggle every time I see a fence or gate that isn't connected to anything. "Here's our nice gate-" DUDE, you can literally walk around it when its closed. Those bushes aren't stopping anyone XD

This is such a beautiful, comfortable home. As a displaced Californian, I appreciate the Craftsman details but the white oak adds an appeal that, if I could, I would add to my own home. I just love it.

Wow season 40! I remember watching this with my dad on PBS Channel 9 up here in BC, Canada. Happy to see this icon of a show is still relevant. I love the zero drama non scripted style of the show. I can't stand the TLC reality style home shows.

I completely agree. I grew up on this show as well and never thought much more of it. I tried watching a few of those "house repair shows" and got tired of it after 20 identical bath and shaker cabinet combos mixed with fake drama.

I am neighbour of this family, the house burnt to the ground in mysterious circumstances, the insurance didn't pay out, something to do with long nails and a gas pipe, the couple have now split and she lives in Gary, Indiana in a mobile home with a guy called Eberardo Perez Sanchos, they have a baby boy, the last I heard about the man was he was sleeping rough and had a drink problem, the kids are doing fine by all accounts, where the house was is now a strip mall with a Dollar store and a tanning salon.

No need to wonder. They purchased the home for 465,000 and currently it's appraised at about 1060000. As a contractor myself and knowing something of the material/labor cost I'd say budget was around 450,000. Thats a pretty good guess but a guess nonetheless. I could not know anything of the "attention factor" cost of having your home renovated by this crew. So, there you have it. There are better investments to do but overall a beautiful home and brilliantly done.

With net metering, do you get 'paid' for the energy you send back to the grid at the same rate you import? If so, I completely understand why battery storage wasn't considered. Still, amazing to see construction from a US perspective. Hoping to do the same with my UK house in bringing down emissions! (Although this would have been around 2018/19 so battery storage wasn't as affordable / as it is now)

I am not sure if it differs from provider to provider but here in Iowa, USA with Alliant in 2023 we can only have a true 0$ bill. Alliant will never pay us. We technically have to push out $30 more than what we use to cover the meter rental cost. Back to your original question I believe it is a 1 to 1 rate for out and in.

Maybe I missed something, as the construction of the barn/garage wasn't shown after the timber framing, but the barn appears to be un-insulated and the walls made of 3/4" Pine? If they plan on keeping that as a workshop with a studio/guest room above it's going to be pretty cold in there without constant heat going...And with those thin un-insulated pine walls they're going to have to crank the heat. Pretty efficient!

A worthy estimate would be around 400 to 500k, assuming they stick around costs of homes around them and don't overspend on total home worth. Most homes around there are 500k to low 700k. Mostly around 620k. Seeing condition of the home before and how small it was they mostly got the house for a steal around 75 to 125k and put a lot into everything else. Since they are designers and architects that cut costs by thousands as well. A home drawing can be a couple thousand. If they were smart and assuming they are net zero the home worth is prolly around 700k, with investment total into it renovating around 600k give or take. This is my guess based on values of homes in that city and size.

They would have spent less on the McMansion. I'd like to see what they spent (both original cost of the donor house and reno) vs the current value. I'd bet they're under water. Of course the owner doesn't care. He's using this as a showplace for his architecture practice.

BB MW building net 0nis actually not that much more expensive, it’s on average 3 to 7 percent more for a new build although the retrofit might have made this harder. Overall if you live in a state where electricity is pricy and the weather either hot or cold, you would make that back in 10 to 15 years at current prices, that said, it will also sell for more, and it’s much more comfortable to live in, so imho it’s not a bad investment

@@bbmw9029 nah mate, look at homes in Jamestown Rhode island. And compare to what this home offers. Others sell for 600k or so, this is easily 700k. Got the house for a steal because it's small and not move in ready, let's assume around 100k, I think that's high. And so they put 450k to 500k into it and easily get 600 to 675k back on reno. Easily.

A small dumpy house in a costal high end neighborhood never goes for 100k, developers buy those all the time for 500k to 1 million to tear down for the lot. From the show's context clues I'd guess the original purchase price was 300-500k, with a total project cost of 2 million.

I really like this contractor's way of forward thinking, to orange paint the studs locations prior to finnish work smart, how many times has someone Measured 16 in on center from a conner only to find out there's no stud in that location as your putting up sheetrock Maybe the framers put it on the wrong side of the marks. Not everyone on the crew is sesiond vetrens some people are being trained how to do the job and people make mistakes that are not caught. Better to take a few extra steps then add on a bunch of holes that have to be fixed later on. Sheet rocks screws screwed to the air cavity of a wall dont hold anything. You cat hang a plasma TV to toggle bolts. Its not going to hold. It really needs to be lag bolted to studs. And not to the right or left of the center of a stud but dead center into wood. If you think I'm joking the framers on my house put some studs in that are only held in place by a few sheetrock screws. Nothing on the top plate or bottom plate, its not really a strucal wall just partition wall but had it been a load berring wall it wasnt up to code. Had somone done a walk threw on the house they would have seen the problems lets not get into what ways the crowns are facing becuse they are all over the place in and out up and down. Everyone know the crown faces the sky on a floor joist. Not my house. If you walk into a house your planing on buying and you walk up and down the hill every room you enter, its becuse the framers sucked. And you'll play hell trying to install hardwood floors at some point. A good start makes the finnish work look good.

I don't think it was right to put Roger & Norm all the way to the back of the group like they didn't matter. I know Roger is slowly stepping down but he could have had more than just a few minutes of screen time talking about the grass on the previous episode. Then poor Norm didn't even have a part in this project & should have had at least some part in it as he is still a very skilled carpenter. Those two are the only one's left out of the original crew & should have at least been recognized since they basically weren't used on the project as it's not often people stick around for the entire series of a show, especially when it lasts 40 years.

They don't actually use apprentices on jobs like this because they are a liability risk and would slow down things drastically.They were only on this project just for TV so it makes TOH look good & makes it look like they use them all the time.

Norm still does some stuff, but the man is now in his seventies. He helps primarily with the apprentices on the job site along with some detail work. In the most recent house, he helped restore some banisters in the house.

The 5k solar system seems way undersized for a house which runs everything electric. Who the hell sized it that small? They need at least 7.6k if not 12k. The house has nice interior features but God they must have cost an unbelievable fortune. This is coming from someone who just built a house and I'm seeing huge dollar signs on all these finishes. I can see this costing over 1 mil easy!

Refrigerator is "True". They make mostly commercial ones but have a residential line as well. Price range is around Sub Zero or higher.

Great house and great HVAC and solar system. I just don't understand why they would keep the expensive solar equipment outside to the storms and maybe to the vandals instead of putting it on the other side of the wall

That is a SolarEdge inverter. They are designed to be outside and having solar equipment outside means any future service calls do not require coordination with the home owner to let you in to the house.
