I do it by creating relationships with the agencies, staying consistently in front of them even when im booked, creating relationships with other operators in my market, passing referrals to them.

My RU-vid channel I have longer form for tent there! I’m also gonna be holding a midterm rental summit in San Diego with Furnished finder on April 30 a May 1st. I’ll be released in detail on that in the next week! That will be a great place to be around and like-minded folks as well as learn about the market from professionals

Hey Jesse, how do you structure your home insurance if you do both Mid-term & STR(airB&B)? I was looking into Proper insurance but it seems they only focus on STRs, do you go with an insurance that has a regular landlord annual rental home insurance (to cover the MTR part of the property) and add a policy under the same umbrella that covers STRs? What company provides that?

Hi! I use farmers insurance- with my MTR I use standard renters insurance on the places that I use as str / MTR hybrid model I get a short term rental insurance through farmers - Current carriers that cover str/mtr Allstate Farmers Proper Nationwide Progressive Statefarm

Great content. Im buying a house 18 minutes from the two largest hospitals here in Columbia SC. I was debating whether it would work for travel nurses. It's got a huge fenced yard. It was nice to hear you say that medical professionals are asking you about pets and a yard! Did think it would be such a plus. Maybe it will outweigh the 18-minute drive to the hospital.

Hey Joe, I have properties that are literally 30 minutes from the hospital. Keep in mind they’re super nicely decorated and intentionally put together for clinicians. So I do believe that there are folks who are willing to drive.

Good info on this podcast-thanks! I am a travel nurse: I look for w/d, my own bedroom and bathroom or if I have to share a bathroom I want a good price. I also look for garage-share a spot, a treadmill and close to hospital. Also if I’m sharing a bath in a house, I want to room with other travel nurses NOT pharmacy students! It’s been my experience travel nurses are cleaner, quieter and respectful of other peoples space.

Can I pick your brain for some insight? I’m in the Atlanta market. I’ll be closing on a home soon, highly renovated spacious rooms each with their own bathroom. Waterfall showers, 50 in tv full bedroom sets, security cameras and private parking behind the house. All in the city of Atlanta, in a quiet up and coming neighborhood 10-15 mins to anything you want to do in the city. A half mile walk to the beltline project a walking trail that goes around the majority of the city. With the location, the new home, the space of the rooms, each with a beautiful private bathroom a monthly maid service, all furnished and utilities included, I wanted to set rents at 1800-2000 a room. My question is do you believe there would be a market for that within travel agent crowd? I know people love to be in the mix and near the hospitals so it made sense to me but I’d like to hear the thoughts of the actual clients. I see way less renovated homes than mine listed for 1200-1400 as a reference. Thank you for any feedback.

When researching areas, how do I check if local hospitals have level one trauma centers? Is it better to invest in areas with those type of trauma centers?

Is new home good strategy for mid term leasing in SoCal? I know I heard you saying cookie cutter new homes where numbers are not making sense.

I think there’s more opportunity in unique spaces. Especially as more people will jump into the midterm space. San Diego doesn’t allow short-term rentals unless you have a regulation so set yourself apart by buying something that has a unique aspect to it. That’s just my opinion.

Hi Jesse! I have been watching your videos and want to learn more. I am currently on medical leave due to rotator cuff surgery recovery and I am interested in taking your course to learn about the midterm rental business. My mother in law is currently in assisted living and bleeding out a large amount of money monthly to cover that expense and more!
