Beautiful house. Thank you for sharing. We have built a TB house in Reno, Nevada. Some of the upgrade costs are similar. Pack of four can lights in our house was $1200 - not sure why such a big difference there.

I don’t have the whole upgrade sheet - but we did pay about $3800 for the additional upper cabinets for this floor plan

Very helpful and informative video! Are the black hardware's in kitchen and black doorknobs an upgrade? Do you happen to know the cost of vinyl floors?

Black hardware is an additional cost - ours are antique bronze and was one of the included options. Honestly, you wouldn't even know it's not black! The only thing that is black hardware is the entrance door because I changed the hardware once we moved in to a keypad. Our engineered hardwood was ~30k for about 2900 square feet. So depending on the quality of vinyl, probably 15k-20k for the same square footage

Thanks for this video, very useful! What was the cost for kitchen countertops (quartz?). Also, did you upgrade any bathroom floor tiles?

Of course! I'm glad it was helpful. The countertops for level 10 Quartz was around $8000 for the surrounding and island. Slight upgrades on the floor tiles in the bathroom. They were level 5 and was a few hundred dollars because there wasn't too much of it.

For us it was 5% for your home base price then 20% of the lot, structural upgrades, exterior choices, and the interior upgrades (including high and low voltage)

Hi Eric, how much was your structural upgrades vs. design studio upgrades in terms of their total cost? We are in process with TB and looking at about $50-60k structural but since TB doesn’t provide a price list for the design upgrades until later, it’s hard to gauge how we should manage our total budget. Any advise?

Our structural upgrades were around $35k and our design was around $65k. The largest part of the design was the level 7 engineered hardwood that costed $30k for the entire first level (minus closets and bathrooms). I would say around 10-15% of the total cost of home would end up being used for your design upgrades. We did use a lot on flooring because we didn’t want to close on the home and then hire a flooring team to come in, rip up everything and kick up dust all over the cleaned up home, rip out the baseboards, and install new floors that could take a few day. Financing it over the course of 30 years made sense rather than pay that out of pocket to have it done immediately after closing. So keep that in mind for larger items you are thinking about! Thank you so much!! That’s really helpful. We are also definitely thinking about upgrading to the hardwood floor. Ours would be two story plan but similar in total sqft (~3100) Do builders normally allow 2nd floor hardwood? Lv 7 hardwood looks gorgeous. Is there a large price gap between a lower tier (say, Lv 3 or 4) vs. a higher tier like Lv 7? As for the kitchen appliances come standard, do we get options to choose from (like the colors and design)? If not, is it possible to bring our owns and receive deductions from the sales price? Lastly (promise!), did your have designer vent hood options, if so, how much were they roughly? ALOT of questions! Sorry! We are hoping to be able to pay forward and share some of the pricing details we are gathering when it’s done!

@@ABC-lk6mb No problem! Builders will normally have that as an upgrade for the 2nd story, but is usually super expensive. I had the builder themselves tell me not to do it through them because of how much more expensive it is to do the second story. The only price gap I remember was a $15k price gap between a level 7 to level 9. Normally, all standard appliances MUST be installed before closing to pass inspection, so they will not allow you to bring your own for liability reasons. They will have options for upgrading appliances at the design stage. Ours came standard with Whirlpool with the option of Kitchen Aid as the upgrade. The design studio did have different vent hood options with matching cabinet trim options and exposed vent hood options. They ranged from $2000-$8000. I hope this helps!

Hi Eric, I'll be starting a home with TB and had some questions if you don't mind. I see you have the same front door I'm leaning towards, what is the stain and glass finish? I also see you opted for the bronze windows but the price is much cheaper than the price I was quoted. Are they throughout the home? Curious. how dark they look, I really wanted black windows but they're on backorder so possibly thinking about going with bronze if they're dark enough.

Hi there! It was painted to match the garage doors - so it is Sherwin Williams Black of Night. The glass is smoked glass, the other two options were clear glass that you can see through or rain glass, which is similar to what you would find for the large bathroom picture window. The sales agent did say they were increasing costs for the bronze windows shortly after we selected them. All the windows are bronze throughout the house, but only on the outside. It is white on the inside though. They are dark enough, they look close enough to black that I don’t really notice. Some neighbors of mine painted their window trim black after moving in, which is probably cost effective as well if you really want that pure black look.

Weird request but would you mind sending a pic of your bronze windows?! 😬😬 ... totally understand if you can't, just figured I'd ask. I'm seeing varying shades of bronze windows when I search so just looking for insight on the shade TB offers.

No problem! Toll doesn't have a list of all of their upgrades as their costs keep changing. So I tried to list out what I had in my packet that they gave me a year ago. Was there something specific you were wondering about?

@@janewittman7414 The only can lights that come with this floor plan are the 4 cans in the kitchen. All of the other can lights were added. Lighting was a big thing that didn't really come standard. Each room will either come with a ceiling fan or a dome light, bit with how high the ceilings are, you definitely need more lights to fill it out. The floors would be tile for the first portion of the foyer and carpet for the rest of the home with the exception of the wet areas - which will have tile. That tile would be 12x12 standard. Painting the cabinets were another upgrade - the standard would be a selection of different stains. Was there anything in particular you were curious about?

@@janewittman7414 Standards are going to vary from subdivision to subdivision. Know if you buy via Toll that upgrades are very expensive. They told us we would likely spend about 150k on upgrades. We thought no way, but we ended up spending more.

Hi Eric, we are in the process of starting a TB home and i am trying to get an idea for how much we may spend in home design so we can make decisions with the structural portion of it. The main upgrades in the design studio for us would be engineered hardwood everywhere but the three bedrooms (it’s a 2100 square ft home about) , to upgrade kitchen cabinets to include the glass on the front of the cabinets or some of them, quartz counter tops in the kitchen, possibly two tone paint for the kitchen cabinets, and texture accent walls in some of the rooms. I would really appreciate any info with pricing if you still have the price sheet. Thank you.

I am buying a new toll brother home, upgrade sheet says cabinets z0101007/90101007 and paid 8817 . cabinets looks standard and there is no 2 nd layer cabinets. What you think Eric thak you. Do you have standard and upgrade sheet of loralai high plans . Thanks
