Ray, I've come to realize that you have THE BEST handyman channel on RU-vid. And I am subscribed to quite a few. I think what sets you apart is your systems and processes. A lot of other channels focus on the repair side (which is fine). But we all can fix things. That's why we're handyman. We need the business insight. 👍

That's been the goal. I do have plans soon to move into the DIY videos now that I've said just about everything business related I can think of. My DIY videos will focus on my specific processes and procedures for the work.

I spent the first 30 years of my farrier career trying to optimize logistics. Most people for some reason like to travel to the furthest stop and work their way home. I think it makes more sense to start as close to home as possible and work my way away. This prioritizes the closest places and if you can't make it to the furthest place, then at least you have cared for your closest clients.

There will be even more dramatic improvement in the audio one side and get the new studio set up, but that's probably still a month or two down the line. Thank you for noticing the improvement!

Been In business 5 years. Just took a hiatus for a month because I was stressed out. Actually went and got a fleet management position and hated that. Started back up handymanning thos week and just got on with 4 property managers in a single week. My calendar is busy busy and I feel rejuvenated.

Definitely nothing wrong with 2 hour window. So far the one hour windows have worked for me but I wouldn't have an issue switching to 2 hours if I found it necessary.

Scheduling was probably the steepest learning curve that I had. It really took me a long time to feel like I had even somewhat of a handle on it.

Number 6. Many items to complete on one workorder. I have struggled with this when it comes to invoicing property managers. You cleared it up for me. Do the work items within the cost limits, then create a new estimates/workorders beyond etc. Thank you!

As a newer handyman business I do struggle with scheduling. I don't have a backlog of work yet. So my schedule is more on the fly right now which makes me nervous 😂

Not sure what kind of customers you’re working with, but the no appointment reminder thing is not a problem for me. Virtually no customers cancel on me. Maybe because I deal mainly with homeowners directly, but even my landlord’s tenants virtually never cancel on me. Appointment reminders are professional as it’s clear communication. But we all need to do what’s best for our business. But number one shouldn’t even be on the list.

I'm working for property managers that manage rental homes. If my clients want an appointment reminder sent then it will get sent, but tenants aren't clients. They don't pay the bills. My property managers are my clients and they don't want to pay me for missed appointments when tenants cancel same day, and they are aware that 90% of my cancellations happen when I send a reminder, so they don't want reminders sent either. If I hire an electrician to come to my house it's my responsibility to be home when he gets there. It's not his responsibility to send me a reminder. We, as a country and as a culture, have gotten lazy and want our hand held through life. I can understand that you might view it as unprofessional, but I've never received a reminder from an electrician, cable satellite installer, roofer, mobile mechanic, junk hauler, window installer, mobile dog groomer, the gas company, the water company, the electric company, a home appraiser, solar sales guy, or literally any other professional company that has set an appointment to show up at my house for work. They all relied on me, as a grown man, to know when and where I've agreed to be.

Would love to see a video explaining the pros and cons of working for management companies. Seems like a different animal compared to B2C. I've done work for a few landlords, but they've often been slow to pay. Do you think you can charge as much as for individual consumers, given that you're not having to "sell" to them and you (presumably) have a steady stream of business?

I've done a video about this quite a long time ago, but I think now would be a good time to do another one. The short answer to your question is that there are definitely pros and cons to working with property managers versus working with homeowners. You are correct that property managers take longer to pay, which is why I charge a premium. However, the answer to your other question is yes, you can definitely charge as much and more because you aren't just fixing something, you're solving a very large logistics problem for them. Once you get them addicted to your level of service, you have a steady stream of income.

It's legal here recreationally, but all PM companies have a clause against smoking inside.

I wonder if the Reminder message is the same as an ETA message, or if it matters tenant vs home owner. I am a handyman and always send an ETA when I leave the job before them. I have had zero same day cancelations in the last three months of a scheduled appointment, however they are 100% home owners in my area. I do not send "Reminder" messages the day before, or earlier in the day, only a simple, "ETA is XX" when leaving the job before.

I think it's safe to say I've you're on your way with an ETA if they cancel minutes before arrival you can charge for a missed trip. Zero is a nice number!

Had a property management client's tenant once who allowed me a two hour time window. When I arrived to diagnose the cause of the leaking dishwasher he says he has to leave in 30 minutes, cutting the time window short. I diagnosed it within 15 minutes and looked at two other issues too. After I got the needed parts he didn't answer for two weeks. How many open cases like this is a handyman supposed to handle with all the needed communication, scheduling, tenants only giving you 10 minutes to complete a job, etc?

First I make sure that they know that the window is an arrival window not a window for completion. Second, I let the PM know that the tenant needed to leave before the job was completed and that they are not available to schedule soon. Third, I charge a trip fee for the first trip and another trip fee for the second trip. You have to use your judgement, don't want to appear greedy, but if you did everything on your end right then you deserve to be paid for your time.
