TOP 5 Best Neighborhoods In Oshawa Ontario to Live in provides my opinion on areas that are either amazing areas to live in or hold a ton of potential for future appreciation. Why not make money while not having to pay tax via capital gains. (no capital gains tax on your primary residence). The city of Oshawa as a whole has so much unlocked potential and when comparing Oshawa to any of the other cities in the GTA, your dollar will go a lot further. I've lived in Oshawa now for 26 years in the Lakeview park area, and I have to say South Oshawa gets a bad REP that is NOT deserved!! It's an amazing place! Some of the best people I've ever met are from this area, hard working people and Lakeview park with all it amazing scenery and events are second to none! Oh and living by the lake in the Summer time is SSSOOO nice! 5 to 10 degrees cooler! Just a great place to live!!

I like the south end, i don't nor ever lived there, but i am showing homes in this area all the time and feel that it has a bad reputation based on either what it USED to be or the certain little bad pockets that people see. I am happy you like the south end by the water, goes to show my feeling of the area is accurate. Ps. a bungalow with a 2nd kitchen in the basement just sold for $801,000 that was listed much lower....there were over 20 offers on it. CRAZY!!!!

I lived in lake view area (closer to the GM plant) for 95% of my life and it’s good to hear a fresh perspective as I never saw this city in a good light since about 2006-2007. Good video.

Taunton, Pinecrest, Samac and Centennial are all fantastic neighbourhoods in Oshawa only downside is it’s very expensive and pricey for houses

Hey Shadow Swordfish, thank you for watching and commenting. Those areas you mentioned are all great areas but wont come cheap (As you said). I really like Taunton due to how close it is all shopping, but pricepoints have skyrocketed over the past couple of years making it one of the more expensive areas in Oshawa. It is still MUCH cheaper than most other areas of the GTA

Live near the Oshawa Centre. It's ok...handy for young families who don't drive. So glad you highlight true neighbourhoods and not all the new build subdivisions.

Donevan is where my nan lived when I was growing up. I used to love visiting their as a kid/teenager. I'm a Nonquon kid until I die, but Donevan is full of great memories for me.

Lakeview home prices recently shot up to $800K+ as it is a beautiful hidden gem with the beauty of lake Ontario, the quite coolest place and the hottest rental market. There are multiple offers to find a rental here too!!!

I have written so many offers in the past month for people looking to move to Lakeview specifically due to the closeness to the water and trails that run across Lakeview.

Lived and grew up in Oshawa, 28 years. It's got great pockets of areas to live all over, however not too far south. I'm in Courtice, right at the Oshawa border, 25 years here, it's a great place too. Houses and rents are getting crazy price wise though.

My husband and I live near the lake, which is the furthest south you can get! 😁 We moved to Oshawa from a bigger city and are so glad we did not let all the outdated bad talk about South Oshawa, Lakeview area deter us from living in this city while still enjoying a cottage lifestyle all year round. We truly love Oshawa! Oshawa lakeshore is just beautiful.

Hi Faisal, thank you for watching the video and the kind comments. Rental Demand is high anywhere within the GTA right now as there is a shortage of "GOOD" inventory. I have tons of tenants and investors who reach out and what we are seeing is good rentals are getting rented out quickly and for a good amount. there are only a few areas i do not recommend for buying an investment property as it is a little hard to find "Good" Tenants. Hi Aki, Both areas could be good options for you. It does depend on your budget as Whitby is. Bit more than Oshawa per month. But in terms of how it would be to live, Oshawa may have a little more options for food and groceries

I lived on Courcellette ave. from '90 or '91 until 2002. Then moved to Arkansas, usa in 2006. I went to Ritson P.S. and in 2001 I was hit by a car a couple times. After coma, learning to walk, talk, etc. again, went back to ritson and did grade 6 and my last day, they gave me an award. lol "In Recognition of Desiree Tucker's Courage and Tenacity Presented to Desiree Tucker June 18, 2002".

@@BradGoetz I found oshawa to be a great place to live during that time though. My school, Tim Horton's on Simcoe, I think I told basically the whole city pretty much held a fundraiser for my family. Goat? 😂. In Vanier they average between $500,000 and $600,000. Average rent would be determined by the condition of house and type. If looking at a duplex, it may be around $630k and collect around $3200 per month in rent......but again it really depends on the way the house presents itself. A semi detached would go around $560,000-$600,000 and get maybe around $2,000 per month.

Lakeview park take a walk thru then go over to Whitby and take a walk , I need say anything more. No boats in over 20 years disgusting. The last time I walk through Lakeview park it had not rained in a few weeks ,the smell of dog piss was well ,never been back since

What is your opinion on Northglenn? I moved in this neighborhood. The lot sizes are 51s+, mature tree lined streets and very clean and quiet. It is a spitting distance from Whitby-Garrard area. The only minor concern are the prop airplane and helicopter noises, and from time to time fighter jets.

Love to see south end Love , but id say lakeveiw should get half marks as the whole region isnt as nice as shown, Half of the region north of wentworth maybe bit before is what South oshawa is known for, but south of Wentworth I can say is this nice

HI Brex Cearagaza, Thanks for watching and commenting. I do agree that there are some areas that are not great to live in and around in Lakeview, but there are a lot of good areas. Especially with the demographics changing, mainly because the past couple of years has brought people from out of town looking at affordability and seeing a great opportunity in the south end. so many of these homes are being renovated and sold at a higher price, or renovated and rented out at higher than market rents. If you look at the area now it is a GREAT mix of first time home buyers, investors and empty nesters. the market has picked up so much in Lakeview over the past little while. Just yesterday I submitted an offer on a 3 bedroom bungalow which had 19 offers on it....This is something that a couple of years ago would not happen. Again, i appreciate your input and am sure those looking to move to Oshawa who are reading the comments will appreciate also :)

Donevan was being used until it was torn down. this was my high school in grade 9 &10 it closed down my grade 12 year and all donevan students were sent to eastdale, Central, G.L. Robert's and o'Neill till Maxwell opened taking the kids northeast of O'Neill and eastdale. Donevan was then turned into the original clara Hughes elementary while 4 schools in area were closing down it became the feeder school and name holder for what would be put down the street as the offical Clara Hughes public school of which then Donevan was left abandoned for 4 months before the initial removal of all desks and lockers plus salvageable equipment from the science labs, gyms and food rooms as well as the library books then it sat abandoned till that realty company bought it sat there for 6 months before building started my family still live around the corner like you went down their street and I went to say goodbye to a place that held so many memories just before it was torn down I've been in all areas and been to half the oshawa schools McLaughlin area is the best of the best went to school while living in the west Vanier area. same with the courtice/oshawa area at bloor townline its beautiful

I've lived in oshawa on and off for most of my life and pretty much all over the town. its a pretty towm with some very beautiful quiet and family friendly areas but some of the people that hang around it give it a pretty awful rep

I hated the commute to Toronto(felt my life was behind someones bumper)...and once Whitby, Ajax, and Pickering are filled in with all the subdivisions they haven't begun building yet...that commute is going to get really bad.

Hi MT...that is a good question. I believe there is a neighborhood off Rossland and Somerville where the homes are very nice and pretty big. They are no Mansions by any means, but they are nice. There is another community off Simcoe north of Winchester which has some larger homes.

Hi, There I'm going to move to Oshawa next summer to study at Durgam college. I'm wondering if the place is good enough to live without my own vehicles. I had lived in Vancouver for a year ( 2018-2019 ), and definitely it was one of the biggest cities in Canada with well-organized public transportations. I never had any inconvenience when I used to live in Van. Cuz I could get almost everywhere I want to go.

Hi Junsung, Thank you for watching my videos. A lot of students who come to Oshawa do not own a vehicle. It really depends on the freedom you are looking to achieve with being able to go anywhere without needing a vehicle. The transit system is good, maybe not Vancouver or Toronto good, but you can survive without a vehicle. On top of the Durham transit, you do have the Go train to get you to Toronto and Uber/taxis to get you to places not easily accessible via transit. But for the most part you'll be okay with no vehicle. Thanks again for watching 😃

HI Ajay, the problem right now with housing in the Durham Region...Well, GTA is that there is very little options. It is a tough market right now. Listings that hit the MLS end up being rented higher than what they are listed at (In most cases).

Also more of a general question, but are there a lot of auto/car manufacturing factories in the GTA? If so where? I think I'd like to live within 30 minutes of whichever one I end up working at. I'll most likely go that route as my degree and experience is in that field

Hey, I know for certain that Oshawa has the GM plant, which they announced will be making trucks there. Brampton has the Chrysler plant, I'm not too sure of others, but I know Ingersol (outside the GTA) also has an auto manufacturing facility there, I believe it's GM. I feel there is a Toyota factory Aswell.......hope that helps

Hey Matt, I do think they will. For those with a $500-$650,000 budget and want to stay in the GTA and hope for a semi or a searched home, this area caters to them. Plus it's a good area mixed with original owners, families and now the investors who are legalising the 1950s & 1960s style bungalows into 2 unit properties.

This video title is very misleading, I would not say this video list the best neighborhoods to LIVE in, in Oshawa... your missing, Eastdale, Samac, Kedron, Windfields, Taunton... maybe in terms of investment possibly, but I’m sure anybody who knows the city will tell ya they rather live in the North than Vanier/Lakeview

Hey, I do appreciate the comment and never aim to mislead. When people call based on their needs and wants, I may suggest different areas. I wanted to shed light on areas that often get overlooked. Oshawa as a whole is a good place to live. I lived here from 2012/13 - 2019 and loved the city and the community feel. 98% of the areas are really good, There are just a few areas I definitely suggest people moving here to avoid. Which area is your favorite and why? I always enjoy getting other people's opinions. Ps. I did remove the "live In" part of the title. I do not want to mislead anyone.

Unfortunately, trying to draw new residents to Oshawa (been here 72 years), has made housing costs more and more expensive. I can't afford to live here anymore. It has become a bedroom community and those who have moved here from the big city show little regard for those of us who want to keep it a smaller city, away from the traffic and pollution of Toronto. It is sad.

I created the videos to help people looking to move here by giving them a better idea of what its actually like. When i moved to Oshawa back in 2012 I had no idea what it would be like at all. I only moved here because my wife (Girlfriend at the time) was attending UOIT (Ontario Tech now). Once we moved here we really liked it.

I know some people are skeptical about moving to Pickering because of this, but don't believe there are many negative repercussions if any about the proximity to the plant in Oshawa. Hello Sara. Thanks for watching and commenting on my video. The Langford st. Area of Eastdale is really nice. It's a good mix of families and close to a great dog park (that I may or may not go to often with my dog 🐕 😁). It's not super close to everything, but you do have 3 libraries to choose from (that I have been to) the one downtown Oshawa and the one in courtice and the one in the legends center. There is another around Ritson and Taunton I believe, but I've never been there. In terms of schools I am not sure if you were looking into public schools or Catholic schools, but if you check out the Fraser institute, it will give you the school rankings. If you check out the school board website, you can click a "find my school" button which tells you the school boundary in which your kids would go to. Hope this helps 😁

HI Kawaldeep, thank you for watching and commenting. You might be here already, but if you are not, I would focus on the north end if you are going to be at the north campus. If your classes are going to be in the downtown area and you won't be driving, I would suggest North of King Street off Simcoe. the further North the better as a general rule of thumb.

HI Devon, thanks for watching and commenting. it is crazy how much house prices in Lakeview have increased since I posted this video. I knew it was going to increase, but didn't know it would be so much, so fast. It is sad that housing affordability is forcing people to move due to affordability, but I believe it is going to get worst as a lot of investors are selling due to the high sale prices, lowering the amount of rental properties. I know a lot of people are moving out of Oshawa, but not too sure where they are going.

Since Oshawa has a lot of small businesses there is a pretty good amount of jobs, they do tend to go quickly since there are a lot of students, but it shouldn't be too hard to find a job (full time or part time) but it really depends on what kind of job you are looking for.

I'm actually doing an offer for a place there as we speak. Lots of families. Central to harmony and Taunton shopping, delpark rec center, downtown Oshawa and the 401. It's on the eastern part of Oshawa right in the middle of everything.

That was the first time I ever noticed it....it was weird to see......know I noticed them at the Simcoe and Taunton Tim Hortons too. Crazy times, but better in the box rather than in a garbage or in the street.

Hi Imroz Ahmad, thanks for watching and commenting. It was a very unfortunate event that happend there back in 2018, which was not too long ago. The positive out of this situation is that the school was really put on the spot to fix this issue of bullying. If it didn't make the news, I am sure the solution to the bullying would have been much longer. Look at St. Michaels School in Toronto, they had a deep dark past of school initiation which ended with a whole bunch of kids being charged with Assault. No one knew about this until it made the news and since all of the pressure, there was nothing they could do but FIX the problem. The bullying that took place at Bouchard Public School happend in 2018 and when I tried researching how things were improved, there was nothing. In addition, since the 2018 events, there have been no other issues documented on the internet, which leads me to believe they did take it quite seriously. I unfortunately do not have all the answers to your comment, but i do appreciate you taking the time to post this comment. I want these videos to be FULLY transparent and have not deleted any comments made, well except for a few xxx sites trying to post links...But any feedback on neighborhoods, schools or what its like to live in specific areas are all great feedback that can hopefully help those looking to move to Oshawa.

One of the most expensive in the GTA. Every other town in Durham is cheaper, heck even Toronto is cheaper.

Hi o a, thanks for wishing me well. I appreciate you watching my videos and commenting. I hope you are doing well as well and if you are looking at moving to Oshawa are enjoying the process of researching the good areas. The area around Galahad Park is good. The houses are affordable, decent in size and very central to shopping, the 407 and the 401. the public school there has a 6/10 rating which is at the provincial average. The delpark center is pretty close (behind all the shopping at Harmony and Taunton). You are also fairly close to the plaza at Wilson and Rossland which has a shoppers drug mart, LCBO and what used to be metro (Is now a freshco or no frills - I cant remember which one 😀). It is a very family friendly area with most house holds having kids. I was in this specific area Thursday and there were lots of families out and about. Being in Eastdale, has it categorized as being a quite area with pretty well maintained homes. I hope this helps. If you need any help with your search, don't hesitate to reach out. Sounds good o a. The only advice I can give is start the mortgage approval ASAP. Even if your not going to be ready for 6 months. It may be worth at least starting that conversation. Hey Adil, Thanks for the comment and for watching my video(s). Central Oshawa has a few areas I wouldn't recommend but has a ton of potential with a huge upside in future value. Oshawa has cleaned up alot of the downtown core, but still has some work to do. A lot of central is good, but those few bad pockets really hurt the "Central Oshawa" reputation. All the areas mentioned are very hot and homes sell really quickly. It's a combination of affordability and convienance. I lived in McLaughlin from 2013 - 2017 and really liked the area. We actually owned a student rental in the area Aswell and had students of all nationalities and religions. We kept a close relationship with all of our tenants and they always felt safe. Most of Oshawa is being filled with first time home buyers coming from other parts of the GTA where multiculturalism is a norm. There's a Muslim school on Simcoe now which use to be a Catholic school. I'm not certain how the Muslim community is distributed in Oshawa but there's definitely a presence. Many came to attend the university.

Also, before Covid I would do open houses (they are not allowed anymore right now) but when people would come in, it was a huge mix.

I moved out from Toronto and choose Oshawa Bought a home in very quite and nice neighborhood in Eastdale area. Looks like I made right choice. Seems like it will be a drastic positive change for this city in near future if Mayor of this city concentrate on Public transportation for new immigrants.

Well, obviously it’s because of Covid right now. It’s like that anywhere you go. There are store closures all over because of the covid virus. We moved here from Northern Ontario to be closer to our son and family 13 years ago and we love it here. Of course we miss Sudbury, but we have a wonderful doctor - so close by, we have great dentists, again so close by, tons of grocery stores, mall close by, Costco close by, gas station close by, it’s a perfect spot for us. Not moving any time soon unless our son moves on, but I doubt it. We live in the Eastdale area closer to Townline, great area.

The others are pretty good especially when you look at the interactive crime map.... Shit happens and I'm not going to say it doesn't, but for the most part, they are great areas. There are no good neighbourhoods in Oshawa & it’s funny that the first area you mentioned is actually one of the worst!! A young boy just died not too long ago from being stabbed while having been confronted by his bully walking down the street!

Hi Raven, thanks for watching and commenting. I know Oshawa has bad things and I will never deny that. There are a lot of areas that are really quite, safe and a good place to live. I lived in 3 different areas of Oshawa and neither me, my wife or kids ever had any issues. That is only my storey and I know when you compare it to different people experiences they are not always as good which is unfortunate. Thanks for sharing your thoughts on Oshawa. I love hearing people's opinions and allowing others to read them aswell. It really helps people in deciding where to live.

I have to disagree...there are a few not-so-great areas in Oshawa, but the are many more great areas in Oshawa. It's just like any other major city. Do your homework and you will find peaceful, enjoyable living in Oshawa.

I understand your sentiment but as someone who actually was born and raised in Oshawa, it's rep is worse than it actually is. I've had two friends murdered, but it's not like things get any better once you hit Toronto. Even Pickering and the rest of Durham have their own shit. It's not perfect, but Oshawa is a working class city that's been through a lot. We need to stick together rather than shit on each other.
