I’m in Clover , small town feel with friendly people. Everything you need , shopping, entertainment and food is within 20 minutes. It’s an older town but seems to be growing as of late. Home prices are still affordable but rising.

We live about 10 miles south of Rock Hill in Edgemoor out in the country. We shop in Rock Hill all the time. That town is growing with new hotels, apartments, stores, restaurants.

I stay in a small town near Aiken. Love the county and Aiken. Great southern feel. Saved a little of home price by moving to the next town over but Aiken is awesome. Great little college town with USC-Aiken.

As a SC real estate agent I think Lindsey did a nice job selecting representative areas of the state and explaining what they offer. Regarding cost, it may be just my opinion, but when I look at "average" home prices in an area, often the actual costs seem quite a bit higher to me. After talking with a SC insurance broker recently, I would add to Lindsey's advice by recommending that a potential home buyer request quotes for homeowner's insurance for the type of property they are looking for, especially if they are thinking about coastal areas.

Sue, thank you so much for tuning in and for your comment! I agree with getting quotes from insurance depending on where and what you’re buying. SC is so unique in that case that it could have a big range of prices - for example, I have a horse farm which makes my insurance cost a bit higher. Coastal areas are a beautiful thought… but it definitely takes some research in the cost of living due to extra insurance and home maintenance from natural disasters. Spot on Sue, we have been extensively looking at multiple locations for housing here in SC (including the top 5), the numbers shared were, from "feet on the street" a clear 100K+ too low. In addition those properties in that sweet spot range are often works in progress, on busy highways, or on postage stamp lots. We also discovered that homes on larger lots (1/2 acre plus) can be 1/2 to 2/3 forested which nearly eliminates usage for practical purposes.

Aiken is a small town some people actually love that we just moved here from south Florida with teenage boys. It’s not over crowded it has everything we need and we have double the house and property then what we had in south Florida, we are not followers so it’s ok yes it seems quiet 🤫 and very nice and full of nature we love it here .

I noticed that you didn't give your opinion on the Bluffton/Hilton Head area. I moved there in 2006 and then moved moved to Manning,SC onto Lake Marion in 2018. I'm finding at 73 yrs old and losing my wife,Manning ,as nice as it is,is a little to remote for me and considering moving back to the Bluffton area because of restaurants,hospitals & closeness to airports. Your opinion would be highly welcomed.

Clover has a long way to go. we looked there last year. still very run down. deserted buildings. we wound up in Rock Hill (23 miles from Charlotte)

Clover and Rock Hill are both super close to the nuclear power plant on Lake Wylie. I avoided that area because of that.

I wish someone on these videos would talk about renting and not just buying. I have been trying to move to SC for a couple of months. You can't believe the hoops you have to jump through just to look at a place in most of the towns that we have tried. This is before you even fill out an application to rent. Then besides a HOA you have a property mgmt company breathing down your neck w/ inspections several times a year. These property mgmt places cannot answer many questions or care to fix problems that you can see. No owners seem to handle the rentals themselves. At least w/ the owner you can talk and discuss things. I have never seen anything like it. I am so shocked because I thought SC was supposed to be laid back.

Blacksburg is great. We got McDonald's Hardee's Danny's a coffee shop and another burger joint but I ain't been there yet oh an we got food lion dollar general and a family dollar

Hmm, when someone says "Lexington" the first thing that comes to mind is Lexington KY, no Lexington SC; Likewise, when someone says "Jacksonville", the first thing that comes to mind is Jacksonville FL, no Jacksonville NC.... and if someone says "Bridegeport", the first thing that comes to mind is Bridgeport CT, no Bridgeport WV.

You just show the big towns. I live in a small town. It's peaceful. We are next door to Clemson University. We are close to I-85 which can take us to Atlanta, Charlotte, or I-26, which will get us to Columbia or Charleston. There are many nice places in SC, but I agree with another poster. Y'all come visit for a spell, then go home.

No Vacancy. Thanks for stopping by, but we're full. Southern hospitality has been destroyed, the infrastructure is over loaded, and everyone brought their bad driving habits. My wife's land is 4 generations deep, and now taxes are unaffordable because of out of control home prices. Our beautiful landscape has been destroyed by apartment buildings and shopping plazas. Slow living has been eroded by money and greed. Take care and God bless.

Aiken is great but what about the Savannah River Site being so close being a nuclear dump site with tons of nuclear waste?

It is not a dump site, it is a very secure site for breaking down and properly storing plutonium and military grade weapons. SRS and its extensions are a huge part of our job economy here. Check out some more information to answer your questions here: www.srs.gov/general/news/facts.htm

I grew up in Aiken. My father was a PhD chemist who wrote the 2000 page manual on the savanna river Site. It is not a nuclear waste dump site with tons of waste. That is pure media hype. You must understand the engineers who run the plant live next to it with their families. There is no way they'd risk their children's lives with flawed technology. There is backup system upon backup system to secure the facility. The waste is stored elsewhere in impenetrable enclosures within certain clay soil types. Fishing and hunting is abundant next to the plant because the wildlife love the slightly elevated temp (which the media called scalding lol). However the plant could be seen as a military target. For that reason my father did build a nuclear fallout shelter which we used for slumber parties.

I live in North Augusta, SC, which is in western SC next to Augusta, GA. We never get hit by tornadoes but the Edgefield area does. I haven't heard of Aiken getting hit. The areas between Columbia and the southern coast, get hit frequently, but not the coastal areas themselves.

Yes the cat's out of the bag. Lexington is on the map now and yankees are moving there in droves. Spot on with comments about Aiken. Charming little town. Rock Hill I would replace with Fort Mill. Beaufort should be in the top 5.

My spouse is from Aiken. I’m from the Midlands near Columbia. He says Aiken isn’t included in the Midlands. I guess he’s thinking central. We both lived in Columbia in the city for over three decades. We’ve lived in Charleston for seven years now. Greenville is nice, but we have no interest in living there. He’s not interested in returning to Aiken. It is really nice, though. But Charleston all day long for us.

@@robp9746 Agreed. I live in the east and like yourself put down a barrier around the house foundation in March and then treat another 20 feet around the house. Repeat in July and we don't have any issue. I think the humidity in SC is a perfect breeding ground for them.

I doubt anybody more than 100 miles away is even aware of North Greenville U; something tells me it might not be the most rigorous educational experience. But it sounds like typical South Carolina -- even the "intellectual" bastions are filled with subnormals and bigots. That's the *real* "heritage" of that god-forsaken backwater.

As a Black person who was down in Greenville for a week or so and visited all over the city, I didn't experience a single ounce of racism. In fact, quite the opposite, the people there were very welcoming compared to the northern states. I miss Greenville already.

Greenville the city sucks. The outer area in the upper area in the county near the mountains are fine. There are other areas even better and you missed .You are a good salesperson.
