that is not ultra-luxury. it's ESPECIALLY not worth $1.5 mil. it barely has a yard, which means your neighbors will be on top of you. for $1mil who wants to have neighbors right next to them? terrible.
For $1.5 mil, you should be getting acreage. At least 1.5-2 acres, if not 3 or 4. You can get a house in Conroe Texas, less than an hour from Houston, the fastest growing town in the country (Conroe), and they are selling masterpiece homes for around $1 mil on 2 acres, private drive, private lot completely surrounded by trees, your nearest neighbors are barely within eyesight of you, not right next to you. The houses aren't square blocks with doors on them, they're actually complex architecture. I can understand liking this style of home, but i mean this house looks like it came straight out of 1939. As for the interior, it's nice, very nice. but you could find a very similar interior for around $750k almost anywhere in the nation... What's so special about Ohio? Nothing. I'm really baffled at the price of this home. It's just simply not worth that much money.
In fact, if you bought this house, you would have neighbors that you could WALK TO that have literally almost the same house, except with better architecture (it's not a huge box), similar size lot, 3 car garage, MAYBE one less bedroom, $400-750k. Same city, literally right behind the trees, one street over from this house. This builder/HOA is simply ripping people off. This same land has a sale history for one home, where in 2007 it sold a home for $1.5 mil, and in 2009, the same home sold for $400k. That home's market value is currently $600k. I feel like they're trying the same scam again. Another house in this woodhaven neighborhood (the one in this video), is listed for $1.3 million, but it just came down $100k from $1.4 million. I wonder why? There's like 1,000 nearby homes for sale that are half the price, same size, same size land, same features, same quality. Some are 10 years old, sure, but they're still beautiful modern homes. It seems like almost all the homes in this area (near the pickleball court) were built after 2005. Do yourself a favor and skip this house. Sorry buddy. If the price were $750k i could understand (you could still do better looking through the neighborhood though), but $1.6 mil for this seems almost criminal.
i will admit that in New Albany, OH it seems to be incredibly difficult to find a home with acreage. So, having a little acreage would justify the pri... wait a minute. THIS HOME DOESNT HAVE IT EITHER SO IT DOESNT MATTER. But guess what? In nearby Columbus, OH, you know... the city that this builder is advertising as being nearby? Yes, in nearby Columbus, OH there's PLENTY of newly built and pre-owned modern homes ON ACREAGE. who knew? There's plenty of them less than $1 mil, over 5k sqft. i'd seriously look around.
