Cuz it’s ugly AF. My elder mentor Dr. Su-Hua Newton of the Newton Vineyards had a remodeled house in the same Pacific Heights area that was not that grand but sold for $5.5m, she had wanted $6.5m around 2010s (forget the exact year) and the buyer did a total rehab and listed for around $9.9m but then had to close at around $7.5m for the flip. SF Pacific Heights is a dumpster fire. At least get out to Belvedere or Tiburon etc….

Outstanding piece of Art. I love it when people have the courage for color and design. A lot of homeowners go the mainstream way... even in multi million dollar properties. Every room has something to give and I love each of the rooms. If I had to choose one... it would be the entry hall with the stairs. That room has a bold character and it's very impressive in a homy way. Another awesome presentation from the Ewan McGregor of Real Estate. The only thing I don't like with following your channel is that I dislike my own house quite often after I watched those impressive properties.

Linda, my thoughts exactly. I'm of Greek, German, Italian decent. So, I was instantly sold on the front porch of Acropolis ruins to begin with, 😆. The original historic, wooden staircase, with the side-split design, is a perfect and ol' familiar 'eye-opener' entryway. The upward 'highlight' is the triangles & birdangles flowing upward into the skylight glass ceiling. Simply and heavenly, 🔼 🐦!! But, the 'green' Welcome Room?? Not my taste at all! As 'greenery' (other than in vases), belongs mostly in outside garden & yards. A soft, yet a lighter shade green would have been so much better. Kitchen is incredibly big, an excellent updated and unique design pattern on floor. Overall, this old gorgeous "Gem 💎" is packed with much creativity, color, and variety. Yet, keeping the Ol' "Greek" style, even with a "leafy pattern" engraved in white rock slabs that hang on entry walls, would add a simple touch. Perhaps, on the larger "Living Room" walls too? with soft flowing lighter-tone of colors throughout, and the old-style chandeliers in most rooms too. "Simply Greek,🕊🍃", deserves to be the main focus 'update' within this Mansion. The goal, is to keep old homes old, ...design modern homes new. 😏

i cried when i thought of the original house, and could only love the staircase and the blue laundry room. honestly, this house is an expensive and inflated hodgepodge, but the green LR would be pretty cool if it weren't replacing what must have been pure magnificence.

I remember that house from a couple years back… My goodness gracious Ryan, you have your work cut out for you my friend. I guess if you have $28 million to spend on a home here in the bay area, you have another 5 million in the checking account, in order to remodel that thing. It is a thing of beauty, and it’s fabulous seeing so many different designers’ visions for each room that they were charged with…. But finding the right person who’s going to appreciate all that eclectic, specific, individualism, is going to be quite a task, to say the least! I’ve been a general contractor in the Bay Area for 30 years, and it breaks my heart to go into a home like that, and completely demo everything, when it’s in pristine condition, just because it’s not someone’s taste. And that house, is not going to be a lot of people’s, taste… All of that beautiful design work, when you sell it, will be out in the dumpster at the curb… oh my…. If anyone can sell this thing, you can Mr. Ryan… I love your enthusiasm, I watch your show on Netflix, and I’ve followed you from way back before your lovely wife, and your lovely family… Congratulations on your business and success!

I thought I was going to go room 1 but then I saw 12 and fell in love. Gorgeous. The renovation is top notch. Not dated at all but retains so much of what the original must have felt like!
