My only criticisms are, the neighbour's house is too close, and the idea of having the helper's bedroom in the reception area. The helper needs her own private space as well.

Yes it's beautiful, but in Jamaica, I need some land and lots of trees, Ackee, Mango, pear, Coconut, plum, cherry, Tamarind, sweet sap, sour sap etc. Pretty house alone does not do it for me.

The builders put their foot in this one. Craftsmanship is first world. The presenter did a great job also. I would be leery about purchasing this home though. There is a lot of erosion going on in that cliff behind the house, just one of those Caribbean hurricanes and that house will be tumbling down.

At least this house is modern compared to what you get in most countries for this price range... so many Jamaicans homes are outdated yet asking for insanely high prices... however, Form an international investors standpoint you can get much better deals in housing elsewhere considering the strength of the Jamaican dollar.

For a beach front property this is usually the outdoor space you get. You would need to be a little further from the ocean to get that or pay double the cost of this.

Very nice. However, the master suite should be on the second floor. That bigger bedroom with the two beds should have been a master with a bigger bathroom, tub, walk in shower and double sink. That view upstairs was made for a master.

Very beautiful home. Unfortunately, the seller chose the absolute worst real estate agent to list it. Andrew Duncan is the absolute worst agent anyone could work with. My wife and I were recently house shopping in Jamaica with a $3.5 million cash budget. We saw a beautiful home that was listed by Mr. Duncan. He was very rude and unprofessional when we requested to view the property. I will never recommend him. We ended up traveling back to the USA without getting to see the property. We will look for a different agent when we come back to buy.

Absolutely stunning but...why would you build a house for 2.9m usd and not account for water storage properly. Now it has two ugly black tanks on the roof which can only last a week or too and being a flat roof, it should of been converted to a deck or decked out with solar.

This is for someone with a big family and loves to entertain. They could use some warm tones in the walls. It's a bit sterile. It doesn't give off a cozy homey feel. The lighting over the dining table is too small for the area. A long rectangular chandelier would be appropriate. I give it an 8 out of 10. Are there shopping areas near by. Where are the neighbors?

Missing light bulbs, brown stains every where, lack of high end appliances, terrible insulation in the theater. Somebody dropped the ball on the attention to detail. The views is dope but I wonder what those other homes in the neighborhood are going for. Seams like a 500 to 800k home at best to me.

as a builder none of that interested me i want to see the roof for leaks and imperfections all the hardware which makes the house run after spending 3mil i need all plumbing and electric done to my liking and patched back up...... idk it seems like a hefty mark up from all those big slabs of marble probably left overs from another job and the steps down to the beach need to be done plus all that ruble next door ...... the total mark up was the materials which also is wayyyyy above Jamaican market and not the labor..... the property has a house but no land..... and never saw the garage ..... i take into account everything the builders fell short on; while the owner would have to come out of pocket even more to fix things idk 2.95m might have to go to 2.5m

This is really beautiful. You sold this like the pro that you are. However, for modern-day building didn't see any solar, water heater or any rain water harvesting amenities. Also, remember this is Jamaica. Didn't see any grill or any such thing to prevent unwanted entry. Unfortunately, we can't sleep with our doors or windows open. But not to take anything away 8.5/10

I love seeing an ultra model home like this in Jamaica but it is overpriced in my opinion. I can spend the same amount and even less for a similar home in the Los Angeles (USA) area. If I'm buying a home overseas or in Jamaica, I would like a good deal.

This first home is beautifully thought out nicely designed there’s a few drawbacks. I think the kitchen sink is too small. The island sink is a little bit small and for such a large kitchen, no pot filler. beautiful home. I think it needed more land space for privacy. The homes are too close on both sides.
