No sir. What you see here is the consequence of greed and poor use of land. In a normal country with proper land use laws, that entire land would be zoned for one single family home with a proper street address. If this trend of haphazard construction of greed continues, all of Kenya will be a open air concrete slum with a significant greenhouse signature in the next 20 years.

This is a real review. It's not the choices we made, it is the choice one made, and one will make to buy this unit. With banks declining such loans they are indirectly telling the customer to think. I agree with you on the madness the real estate sector has become in Kenya. Imagine paying a KSh 10 M mortgage priced above 15% annually for this house? Some unwise lender too may just fund it. But there is also a lot of dirty money out there so someone will want it clean.

The finishes are on top level 👌👌.... living room, bedrooms and dining are very tiny. This unit is not suitable for the average or big family. Despite the location and finishes,pricing exaggerated.. While tanking loan with the unit as security, valuation can not go beyond ¼ of this price

House financing isn't a matter of bungalow or maisonette, it's always a matter of square footage and the size of the land the house is built on. There are some bungalows that have way more square feet than some maisonettes.

Where did this madness of 40×80 come from? This house has nearly no outside space, can you host 50 people there for an event? The fences are too close to your windows, those bedrooms will be dark once the fence grows, heavy rains or dampy sanitation will leave you with a stinking compound, aaai we need to do our homework. The closet looks squeezed.

@@AfricanRealEstateyou have worked with a contractor, for premium finish including accesories, custom gates, cabro and fence they charge say 50k (it was 35k-40k in 2020/21) per sqm, 140 sqm for the house and 140 ft fence would max 8 M, is the 40×80 3m? The inflation and tax aspect does not apply. Remember all transfer costs will go to the buyer, so we are looking at 12 M plus for the house. Ama KRA wako Ndarugu collecting taxes pia?

that house is not 11mill. First of all the finishing is not top notch, rooms are too squeezed. For 11 million is a reap off. Kenyans need to learn carry out due dilligence. I'm also glad that the presenter was real on pointung out how this house is overpriced for no reason.

Unless you are very close family members buying those bungalows, that is a VERY tight squeeze for four homes. There is no sense of privacy or a true carport for multiple cars. The internal design is doable, though some oddities, but the overall pricing is high. With the very basic accessories, doors, windows, etc., cost of production most likely around 3-5M at most. With only 30 days to pay off, whomever the owner/developer is strapped for cash.

These are the companies making Kenyans think owning houses is very expensive affair. Thre is a house owned by a lady trending this weeks...when she says she built the house with 7.2 m people dont believe that.....they still think the house should cost 15 million and above. Building your house no wonder how long it takes will always be the best choice. Some developers are just greedy. Compare these houses with the ones you showcased by WILLSTONES Homes....far much better, yet their prices are still high but fair for the market.
