From the feaso looks like they are only funding the construction cost with debt and rest of the cost of $2.8m is equity funded. Why arent you guys leveraging higher? Also, if you did the ROI would be pretty low as interest goes up - is it worth doing these projects at
@@jjelelelelelwle Hey Jajaja! Thanks for the msg! We have found a sweet spot with the investors, paying for the land and soft costs with equity/cash and lending the build as a very straightforward way of doing things. It minimises holding costs and means we can get private lending VERY easily for the build with no valuers, quantity surveyors, etc! 👍🔥💪

Hey JJ! It is still early in the process, so no builder has been appointed yet. That pricing is around $30K sqm; it would be a nice mid-spec... In saying that, if the re-sales permit, we will wind it up to higher spec and increase the budget. 👍👍
