How to remodel an old house? A 50 year old home remodel is different from the home remodel scope of work of a regular house flip because you need to make sure your house flipping scope of work is thorough.

Please keep the raised brick planter in the front yard! It gives the front dimension and interest.

I thought so too. Get the tree out and see how it all looks, maybe remove a course or two of brick but that planter can anchor the front of the house. Getting rid of the green/blue door and the trim paint around it and green/blue shutter color will be a huge help.

I would love that table in the entryway, it is lovely. That fireplace is ugly! I think the furniture would be great in some of the Victorian homes. This is a huge house. I thing you need to check the central heat and A/C, so many portable units makes me think there is something wrong. Can’t wait to see what you do with it.

It looks straight out of 1974. It doesn’t appear to be in bad shape. It looks like maybe the original owners lived there and it became too large to manage. I’m sure it will be modern and beautiful when you finish.

I had that exact same light (in the dining room) but it was in my foyer. I replaced it with a recessed LED light.

This is exciting, Elisa! What a big house and that backyard is huge! So much potential. Since the house is 3 story, does that introduce difficulties with removing walls and opening it up? Seems like there will be important load-bearing walls you'll need to work around.. I'm especially interested in the two solid kitchen walls, between the formal DR and LR. Will you open one (which one?) or both? It is like a museum piece, with everything in the original condition. It was, truly, once a showplace. The expensive window coverings were all the rage 50 years ago, and the classic wallpaper, scallop sinks, parquet and terrazzo floors...it's like a time machine. So there is no central air conditioning? Will you install a new heating/cooling system? Are you going to make it modern or somewhat modern? I'd love to see one or your electric fireplaces used here. You will have to replace all the doors, cabinets, windows, floors, moldings...I can see why your estimated rehab costs are so high. It must be a little sad to see all these belongings just left behind to be disposed of. A family lived a good life in this old classic home, but it's exciting to give it a new life. I can't wait to see what you do! Thanks Elisa.

They must have made a million of this floor plan, and I have been in a lot of homes with it. Hey, you can throw a sandwich to the person in the family room if you leave the little window "jail"! This is a huge project, but if anyone can bring it up to date, it's you.

The foyer floor looks like terrazo tile. That is trending right now, maybe you can restore/clean it and save some money.
