The cost of new builds is ridiculous. Old homes will hold their value for the foreseeable future.

I myself don't invest in property any more. Saw it was not sustainable a while ago. Auction buying too is one of the biggest risks when you see one of the buyers paying well over the realistic actual price. So everyone else loses out on a reasonable buy. It only takes one person hell bent on driving up the price at any cost. You always need expert advice when paying out large sums of money. It's probably a big contributor to rising house prices, buyers unrealistically trying to get a high profit when selling (flipping). I don't believe anyone will pay those flipped prices and definitely not these days.

It is investors like you who hold long term are the ones pushing the price up. You use properties as investment, where properties should be seen as a place to live, not investment. Unfortunately we’re living in a world where our money is being debased so fast, that we buy anything

Money has been pumped into the system, devaluing currencies. Nominal values on assets are up, but you still get the a similar number of loaves of bread for your money if you liquidated your asset. Interest rates have risen, on the other hand so have nominal asset prices and rents. For someone buying an asset now, they have to pay more. Someone who took out a loan a few years ago still owes the same nominal value of money, but that money is worth less, making it easier to pay the loan off.

Hiow do we find out rhe dates, times and locations of the PIN meerings? If I go to the April 2024 meeting and book for May 2024, would I still qualify for rhe new product if I cannot rhen attend in May 2024, as I am abroad yet again? Have a safe journey!

I recently saw a headline predicting that the Government's preferred inflation target, the CPI, was shortly to be heading towards just under 2%. If so, I wonder if deflation may be around the proverbial corner? If this proves correct, then expect interest rates to come a-tumbling and fast.

Locally I am finding the market is quite busy and the agents are reporting higher sales than last year. I am struggle to find properties to refurbish that have a good enough margin to do the refurb.

It sounds like the market is really active in your area! With increased sales, finding suitable properties for refurbishment at the right price point can indeed become more challenging. Have you considered expanding your search radius or adjusting your refurbishment criteria slightly to find properties with better margins? Sometimes a slight tweak in approach can lead to new opportunities.
