Great info! Don't forget too include HOA buy-in and Capital Improvement fund closing costs which many developments have. CPA funds are, in some places, reoccurring on a yearly basis. Also, are there transfer sales taxes here in AZ? In PA they are 2% of the selling price; usually 1% paid by the seller, 1% by the buyer. Finally, on new construction, often the Property taxes are under appraised the first year, and almost always jump significantly during the second.
