The first adjustment will take place five years after the enactment date of the act, which is March 15, 2022. Therefore, the initial adjustment will occur in March 2027. The adjustment is based on changes in the CPI, but the specific amount of the increase will depend on inflation rates over that period. Historically, inflation rates have varied, but using an average annual inflation rate of 2-3%, the increase could be in the range of 10-15% over five years. This would mean an estimated increase of $80,000 to $120,000 for investments in Targeted Employment Areas (TEAs), raising the minimum investment from $800,000 to around $880,000 to $920,000. For non-TEA investments, the increase could be from $1,050,000 to approximately $1,150,000 to $1,200,000. But as noted above, the actual amount of the increase will depend on changes in the CPI occurring from March 2022 through March 2027.
