55:22 My limiters are looking to be allowed parking spots and Changing Room / Shower turns. I can fit more "therapy seats" in 2 hour sessions than the City will let me park or that I can give adequate changing and showering time to...

@@CedarandStoneSauna We are preparing our "case" for greater usage of public parking. Our challenge is that we are next door to the city owned 1200 seat Performing Arts Center (60 major shows a year) and in ~5 years the City plans to build a 50,000 sf Children's Museum, traveling Exhibit Hall, and Steinway Piano School a block to the other side of our house. One block up the hill from us is our class 6A high school with a college sized football stadium. The City does not want competition for "their" parking spaces. There is a 25 spot parking lot at a small church across the street that I am going to try to strike a deal with, which will likely get me approved for 48 guests at once. But I will have to be closed on Sunday mornings.

We are also surrounded by neighborhoods on the hills above the Historic Main Street district where we are. I want to offer a discount for local neighborhood people who walk or bicycle to our Wellness Garden and try to get the City to not count those individuals against our max approved parking based capacity.

Another possibility is "validated" parking, where someone with a receipt from another downtown business can count beyond our parking allowance. Ultimately, I need to make the argument that Historic downtown cores which need to be walkable and dense (and therefore not covered up with parking lots) should NOT be subjected to the same parking requirements as strip mall developments and try to get the City Council to amend our Central Business District code requirements for parking.
