From a business standpoint, a Laundromat is a need. People need clean clothes, especially if your location is near complexes (apartment, condo etc) that may not have washer or dryers in their units. Cars are a want. Yeah, clean cars are nice. But when the economy is soft, customers are more likely to cut car washes and NOT laundry services.
i mean i could spend $30 in soap, a $70 pressure washer and $20 temu washer adapter and I can clean for a whole year. its just too saturated to have a car wash company at this point of life.
Add on to the car wash, and have a detailing section. Create a detailing product line, or sell microfiber towels. Just because it’s boring and basic right now doesn’t mean it needs to stay like that. You bought it to put your personal spin on it, so do that!
Keep your feeder going, and as summer turns into fall, and even more into late fall and early winter, you will see more activity. Food is pretty abundant this time of year naturally for the Whitetail in this area so the reliance on things such as feeder corn aren’t as high for them. You could put out attract blends like you’re looking at here in the video and even some mineral blocks and that may draw them in and keep them curious. The activity will pick up as cold weather sets in…

Hey Roman, if you ever see this message. A huge culture thing in my community (VA) are car meets at car washes. I’m not that big of a car person, but I know you are. Every Friday/Saturday/Sunday our local car wash holds a “meet” and it is PACKED. Every car guy in the area shows up and washes their car before the meet.
The car wash business can be slow at times but it's always rewarding when the customers are satisfied and happy at the end of the wash I've been in the car wash industry for 10 years now there's so many things you could do with that car wash especially with an automatic If you would hire someone to take care of the place and pressure wash tires and wheel wells before they go into the automatic car wash it would attract more people by word of mouth customers love having their vehicle prepped. Another big thing to customers are vacuums. Place would look so much different with fresh paint and some decals and smile more logos or whatever you come up with.
Hire some high school kids and they can turn it into a full service car wash like Miracle Car Wash out of Muscatine, Iowa. They can towel down after washing cars and pay for a full service car wash.
That is another option, but you could always host fundraisers for the high school band, sports teams, scouts, etc. The whole key though is to take something that is not fun and make it fun.
Keep the car wash. You just need to put some money in it, make it fun do the wall art like you wanted. Add some things like vacuum cleaners or what not.
I agree, if he makes it fun, and does some get together's there, I am sure business will pick up... maybe make some "HEATED BAYS" so people can wash their cars in the winter...not sure how expensive that would be though...
Totally Agree!!! Down in florida, we have a car was company called "El CAR WASH", and it's amazing!! Their business model is crazy(they offer 5 tier monthlt membership and you can go every day! Place is packed most of the time and the wash is about a minute and they have 40+ locations. Roman would make a killing in Ohio
Mow down that tall grass and get some throw and grow food plot seed. If you plant something for the deer that is natural they will definitely come and stay. With having the woods to bed in and then food and the pond being close for water you will definitely get deer.
As a laundromat owner and car wash owner myself trust me your going down the right path! Diversify your portfolio and it will work! McDonough ga has similar demographics as your locations, incentivize the the community to shop with you and they will come! Always remember ‘“in the joy of others lies our own”
I would keep the car wash running, but live it up a bit, put someone to look after it, and do cars and coffee every week with some food trucks so people can see nice cars and have something to eat on a Sunday morning, and maybe put some live music as well, it’s what i do with my company! hi from Brazil 🙌
Honestly the laundry mat is a good way to advertise a cars and coffee at the car wash, you could even offer a free was per purchase of merch or certain $$$ amount purchased in laundry
I live in central florida and those types of car washes like you bought are dying here. The new hot model is a drive thru car wash with covered bays you pull into with free vacuums, towels, windex as part of the deal. The big hook is monthly subscriptions. Pay $25 unlimited washes for the month. I talked to one of the owners, average washes for subscription holders is less than 3 per month. Straight $$$. its absolutely saturated in ohio too. one company has 25-50 locations within probably 20 miles of this carwash. Im in the industry in columbus as well.
They cost $3,000,000 or more to build. At 3,000,000 you’ll need 125,000 transactions to cover the 3,000,000. I see them always changing names if they are one offs, unless it’s a chain.
Remember why you bought it, it was for your family's dream and for a passive income. Even though it's slow at first it will pick up after you put in the work like the paint jobs on it, it will attract more customers. Yes the laundromat has staff and more interaction but the car wash is still great
For the deer.... Anything sweet and sticky will help with your corn. I used to use this stuff that came in gallons. I think it was red, and was the consistency of syrup. I would mix it in my feeder, on the ground around it, and down the trail.. It works. Can't remember the brand name but I'm sure there are tons of different products out there like it
Get Investment Joy's help with the Car Wash. He made a video about some improvements you could do and he'd love to talk with you about them. One Idea he had was turning the little apartment on top of the Car Wash into an AirBNB. I feel like it would get a lot of visitors because people love to travel and stay in exotic places. Places that you don't normally get to stay. I personally LOVE the idea of turning the little apartment into an airBNB. It would make more money than the car wash on days when someone has it booked.
Problem with that idea is they are more than likely a dozen fire code violations having a living space above a business like that, let alone an Airbnb. Many communities are also shunning the short term rental markets like ABNB. You also have to worry about people destroying your living solace AND car wash. Too much liability.
Get "help" from a guy who lies about everything he does online? help from a guy who "has" one carwash that he doesn't even own? "help from someone who sells a course on businesses that he knows nothing about? Roman knows his stuff, he has financial planners, he does not need a solid youtuber to tell him more lies. ask investment joy what happened to his "rolex".

Right now I’m trying to feed my mind with positivity.. I snapped my ACL in my left knee and went from training 5 days a week to being in bed for a month. I was in a dark place really.. No motivation and really sad, but as soon as I could walk a little I put my all in to training again and working on my knee. Love the vides! 30 is an excellent number! Take it from me I own 5 carwashes I converted all the bays to touchless car wash and I hired an attendant to be there from 9 am to 5 pm to help customers and keep things clean usually a retiree or part timer. I rarely need to do much and it prints money basically now I do live in California so I do not have an off season. but You can find other was to increase profits it just depends on what kind of engagement you want with the place.
Having some (controlled) car meets at the car wash would spark that love. The thing you love at the laundry is the community, the people. Car meets are how you create that community for the car wash
Add a few automatic wash bays, so ppl can use them in the winter time. I use the auto wash in our town in the winter quite a bit. At least it would keep money coming in throughout stagnant months.
Deer tend to get nervous of times feeders. Get a banks gravity feeder and mix in powdered peanut butter with your deer corn and put regular peanut butter on the spouts. Help the deer locate it better. Plus saves from squirrel and raccoon eating all your corn
Roman you should start a wrapping and detailing shop imagine everyone in that town having a place where they can take their car to get their windows tinted or a different color wrap and you can do a bonus service for a detailing of the vehicle 🙏🏻
I doubt you’ll see this Roman, but my dad and I had a deer lease for 10+ years growing up as a kid, my dad would show me and teach me life lessons out there… including checking the batteries and spilling ALL the corn, this happened to me years ago and my dad was laughing hysterically at me so it was funny watching you do the same thing I did. Unfortunately we don’t have that deer lease anymore but many life lessons were learned out there. Also if you want some good trail cameras, Spartan is def the way to go it sends pics to phone and great customer service. 😂
We used salt locks when I was a kid and the deer would tear those things up. We did use some berry ones as well but they loved the salt ones the best. They came in block that you put on a stump or make a stand for them.
Roman, You should cover the feeder in some foliage or try and disguise it. so the deer aren’t scared of it. They’re very skittish animals and always in high alert so they’re probably scared of the actual feeder
100% not the case.. They are likely eating in the middle of the night when everyone is asleep.. They know at 2am they will not be bothered vs 2pm having a helicopter take the tree tops off coming into land.. haha
Roman you need to host car meets at the car wash, a weekly meet or monthly, local food vendors, merch stall! Get a sponsor with griots or someone like that for decent detailing soap on the day, would be mega
The bucket of Lucky Buck smells like a Fun Dip candy, the deer and wildlife love it, I highly recommend trying to use some of that. Put it on the ground under neath your feeder and do not put anything but corn inside your feeder. The sweet feed will clump up and get moldy. The rain, and moisture will cause this issue.
Roman, I live in Pataskala we have the same deer you do. You need to do either a food plot, but I would also suggest putting out some salt blocks. You can get those locally from a feed store. Hardware store . Last year we had a bunch of deer coming just to a $12 salt . Trust me, you have met me and my son at TBR BEFORE. You don’t need to spend a bunch of money to get the deer to come in . Also, the guy where you got the feed from the mustache and beard that has a limp is your best person for information? Successful deer hunting, and deer attraction? Ask for Kenny 👍
I think the car wash is a good passive income, and personally I’d keep it, once it’s up and running and everything is good, you can set it on the back burner and let it cook sand make a good passive income. But the one thing you should look at is if it’s costing you more than what you’re making from it, you can run it for the rest of the summer and go from there!
As a car wash connoisseur a great auto wash saves time in my life. I pay a premium monthly fee for it. Just invest in equipment and keep the place painted & running perfect.
Host events, & meet ups. Can even add on businesses for a fee to set up to bring awareness at both spaces. It’ll turn out fun & great memories for the community & people near by🙏🏼
In my opinion, consider keeping the car wash until summer ends. Not a lot of people feel the need to wash their cars especially during gloomy raining days. The laundry mat is doing well because people NEED to wash their clothes. Try doing small events at the car wash to attract revenue, do specials throughout the week. Such as, free soap on Wensdays or half off on Mondays and Saturdays. Do fundraisers. Promote the hell out of that place and if nothing works, do what you think is best.
On the feed bags pull the skinny plastic strip not the string. As far as the car wash invest into it the quick interior detail and hand dry similar to an autobell. Gets that physical interactions and employee interaction your looking for.
feeding my mind business atm trying to build my new 3d printing business up. ive always bought and sold stuff but this is the 1st time im manufacturing and im loving it. being able to make inventory rather than source it is a game changer for me.
There’s a car wash in my town that does really really well. It can tend to heavy equipment and trucks as well. 4 self serve bays (2 with 12ft doors for bigger vehicles), and 2 auto washes, 8 vacuums and carpet cleaner machine combos and a dang pet wash inside! Pet washing bays are always busy and so much traffic because there’s literally everything there. Owners let people wash mud off too which most dont let happen.
You should opt for a conveyor Carwash, stays busy through out the year and you’d have at least 4 employees every shift and a fun place for teens and adults to get a wash with free vacuum, look into it a lot of them are successful bc of positive attitude you already bring
i wish i could have seen nate laughing during that feeder, super funny stuff. i dont know a lot about feeder cams, but reolink has a cool 4G solar camera that might be better fit, it has wide angle and cool features
At the car wash introduced car payments, have some music playing, brighten up the place, have a coffee cart in summer, can you add a kids playground and make it a great fun late spring to early fall place, do a bunch of car events and start to build a customer base. What would be really cool if you have the space is a helipad and have a heliwash! I think there is plenty you can do as a business owner there in summer and there is probably a tonne you could do as Roman Atwood.
I manage five self-serve car washes here in Salt Lake. It is a lot of work a lot of work lot of work. You have to understand a lot of stuff! There are so many different components to self-serve car washes that have to all be functioning the same time and they all have to be functioning 24 seven if they’re not you’re not making money, you’re not making money. Car Wash cannot stay open. your Car Wash mechanical room is actually pretty clean. You need to figure out an app to use that helps customers so they can just start stuff from their phone or maybe have monthly unlimited wash memberships to attract more customers to keep coming back because in reality washes only cost you quarters or a dollar and you can charge a lot or you need to turn one of yourself serve bays into an automatic wash tunnel. What’s called an IBA. The touchless automatics are seem to be what our customers like more than the ones with the brushes. You can also do what our owner did was all of our vacuums are free with the app and the app is free also but people come for the free VAX and end up using the car wash just because they’re already there.
I ran couple of times in my vicinity into whole setups of game cams. They have whole car battery and tiny solar pannels to power the cams. They even have external antennas for that juicy 4G signal.

One thing I found out about car washes like that that you own the people that have area rugs. If they’re too big to fit in the washing machines, they can take them to the car wash and wash them there and it’s a lot cheaper then have been some carpet, cleaning people come out and clean them.
if you want like employees and like people to hang out with while you work, get an automatic car wash buy or build one if one is not for sale, you know where robot arms do the work for you. you can have fun with employees while they work, put complimentary vacuum machines on the way right after they exit the wash so they have the option to either leave or vacuum before leaving, in the vacuum area you can have a machine that cleans floor mats, and then micro fiber towels so people can dry their car. I am actually just describing the car wash near my house.
2 things I've learned in business. If it makes money it makes sense AND diversifying you're money is always better than counting on 1 or 2 businesses. No matter how boring it is if it's producing money it's another source of income.
You should do show n shines, food trucks, meet and greets, or pop up merch store! Pick a day or evening weekly for summer. I would hang out there but I am in Western Canada.

i definitely think the car wash can work more successfully if you hire some staff for mini detailing and towel drying. Maybe also offer free vacuuming.
Roman, what you can do is hire a worker if you haven't got one already to fix suff at the laundromat and than they can go to the car wash 1 or 2 times a week to do jobs and that will free up your time to do what you what to do don't try to do everything yourself becomes you will endup doing very little Love the video

A carwash would be cool to have a retired gentleman has one around the corner from my house that place is spotless and he is there everyday he has a row of soda machines he also has armor all and air fresheners etc. can tell he really enjoys the place but that place is always full.
Turn it into a Full Service/Detail Wash .. Hire some employees , Get a manager or 2. Keep that easy money rolling in. One of my biggest dreams is to own a car wash.
I’d keep it for the summer and see how it does, then make the decision to keep it or not. Also, you could keep it for the summer take the profits and then sell it to fund the cool laundromat ideas or expansions, 👍.
Something i've learned in my experience in business you put more effort in things you love. That might be maybe selling it or you also should look at its numbers. I've seen some car wash owners barely go and inspect once they have a system set up so if it can produced enough to get another laundromat in like 2-3 years etc might be worth keeping some business also take more of your time. Im sure youll make the correct decision but good luck wish you the most success.😎
Hey man with the feeder deer ar very aware of new thing that just pop up so it will take sum time for deer to come around ur feeder unless they have fed from one before. So just give it a while they will eventually come around and eat from it.... and the battery mishap was priceless... we've all done it..
Keep the car wash over the summer to get a little extra $ even though it wont be much. Then you should sell it and add card readers to your laundry mat machines or start a folding service where you can deliver or pick up peoples clothes.

You’ve got a lot of good comments about hiring high school kids, having car rallies, groups do fundraisers there plus it’s a unique style rather than it being just 4 open bays. Those are grounds for drug dealings and people pulling in acting like they’re cleaning out the car while someone else gets high then swap. But I think you’re in an okay part of town good luck with whatever you choose
Turn it in to a hangout spot. Buy a little truck trailer like a food truck but instead of selling food sale merch out of it. Get with the local schools/ charities around you and host events. Lots of things you can do with minimal time consumption
I would keep it, with all the salt and snow it should get busy during the snow storms. It’ll eventually pay itself off and your kids can run it after you give it up

Reolink is a great camera to have and not complicated at all. I bought it for my dad to use at his ranch and it comes with a solar panel so you don't have to put batteries
Some ideas for the car wash: vacuum and dry areas with a roof (people love to hand dry their babies), 2 reserved bays for a person to detail your car with detailing packages depending the level they want, waiting room with a cafeteria or just vending machines for the people waiting, some games maybe a pool table or dart board in the waiting room, you should also look into friday night car meets (family friendly of course). Number one tho should be to upgrade the look of the place, splash some blue across the whole place with murals as you mentioned, different bays different designs, maybe local artists can come and show off their talents and sign each bay, also you want the sickest neon sign ever with the logo of the place "Atwood's carwash" or whatever you think of. Remember, people don't hang out at car washes for too long, normally it is a quick wash and leave, give them a reason to hang around. One more thing, music.. I have yet to find a car wash near my house in Spain that has music, I mean cmon man, listening to music and washing a car go hand in hand. My dream has always been to open a detailing shop, you got this! Oh almost forgot, a small accessory shop for car products like degreaser for wheels, screen washer, plastic shiner, air fresheners.. anything to leave your baby looking and smelling nice! Also Smile More merch of course! Last idea is add another auto wash tunnel, I only see one. Good luck my man!
If you make somewhere for people to hang out you can hire people to wash the cars in the bays and the customers don't have to get wet. Just a thought. The isn't a full service setup like that anywhere around me.
Deer like food plots, plant clover and what not. That’s what keeps them around, good grazing areas. In the spring they want protein rich things, so get pellets for them, they are tryna recover from winter and build muscle, female are eating for two, so protein pellets (15-20% protein) Do salt blocks and sodium as summer comes. Then when August hits start the corn. Deer attracts work, but I’d just plant a couple apple trees. But also deer are nocturnal, so they might be there but it’s probably at night. I see deer during the day on my land but that’s only when I’m there rustling them out of bedding areas
Keep the car wash. It's a write off and a place for certain things at certain times. It's also a cool space. Just leave it if it's at least cash flow positive and let it be....always a back up.
Idk if you have chestnut trees around Ohio but here in Nova Scotia Canada deer go absolutely crazy for the chestnuts! Might be worth a try to throw some around the property
Paint some murals at the car wash ! Our local car wash had someone come and paint cars on the walls to spice it up ! Put some cool lights in the bays !
This whole feeder situation is easily one of my favorite Roman moments of all time. I will come back and watch this as I need a laugh. Deer love certain types of flowers depending on the region of the country. Talk to some of your neighbors who hate the deer eating their plants then buy those plants and plant them everywhere.
From my hunting experience 9:00 pm is way to late for a feeder to go off but I’m also from Texas we set our feeders to go off 10 minutes before daylight and 4:30 pm it’s also if they’re not in season they’re probably not going to eat much corn.
