Listed at $1.3 million, Stephen’s waterfront home features a double lot and incredible views of Lake Ontario…But after two months on the market, he hasn’t received a single offer. Sofie says for that price tag, buyers want more than just a view. And the home’s tired kitchen, retro bachelor pad vibe, and overgrown garden are a major turnoff.
In order to attract a wider range of potential buyers, Sofie comes up with a $4,000 plan to showcase the home’s many features. Desperate to sell so he can invest in his new invention for the deaf, Stephen is motivated from the start…And as Anthony and the team revamp the garden, modernize the interiors, and build a new flagstone patio, Sofie gives Stephen a crash course in real estate.

That glass panel replacing the door to nowhere was a genius move. Kitchen looked lovely when it was repainted - such a simple solution.

They should have just replaced the kitchen cabinets fronts. Just cut some plain panels with new hardware and paint white. The paint job on the old doors is really bad.

So much potential!!! When you are selling you have to appeal to a wide range of buyers. If he wants the $$$, he has to put the effort in. The glass door was genius. The $800 on landscaping was worth every penny. The kitchen still needs a complete overhaul, but the rest of the home makes up for it.

For people talking about the painted paneling...the goal is to sell the house...make the house appealing to MORE people. While the wood wall was very nice (I liked it too)...it won't appeal to most people. Most people find wood walls outdated. It's like finding a needle in a haystack to find the few people who appreciate the wood AND have the means to pay 1.3 million for a home.

Claudia B there are always those who have a meltdown when any wood or brick is painted. Neither are sacred, and in too large a quantity are oppressive and dated. That office looked like the inside of an old coffin and the knotty pine has never been good anywhere but a few very rustic lodges or cabins.

Buyers in that bracket should have the education to appreciate upscale features like birch wood. It wasn't like it was Home Depot paneling. Architects, 1950s aficionados, etc. The problem lies with sellers waiting until they are desperate to sell because they need money. I notice in posts that many people don't expect a sale in a week like Canadians do. Especially if it's a unique property. And the agents are clueless about marketing to target groups like historical societies for those lovely period homes with original woodwork that Sofie loves to destroy. At least the buyers still have the garden.

I know it was frosted glass, but I would not feel comfortable sleeping, lounging, or getting changed in that room without some sort of curtain to block the glass when needed. even a hazy look is still a look

@@dellacalfee That's a good point. We just bought a house and would like to put in new door hinges. They aren't terribly expensive, but added up for an entire house it kind of is. We've found out that replacing hinges isn't really that easy of a job and will have to hire it done so I imagine, as you said, the homeowners wouldn't want to put in the time and money before selling the house.

One can see the facial resemblance but Kirstie has so much more class and personality. Sophie’s body and facial expressions are so ambiguous - her presenting is uncomfortable to watch. : (

Great work on everything, but even with the view I'd never pay a mill for that kitchen it's hideous... even with the "update"... crazy they could have increased the value by 25k just by replacing the cabinet doors/ hardware, floor and stainless steel appliances which would have only cost 5k at the most countertops and back splash included... that might have made that house worth the mill... but still questionable.

That house is lovely. If there could've been only one change or improvement allowed, I would say that the little stone seating area, with the two chairs looking over the sea, were the clincher. However, all the other changes were very good too!

As a mid-century property there were some lovely features which were painted out like the living room panelling. I would have played up the mid-century appeal rather than go 'modern'.

Dianaemanuel Yes! I don’t love wood paneling as a rule, but that wood was stunning. Find a way to work that rare midcentury stereo console and speakers into the mix! Put the extra money and energy into the kitchen!

I agree that it had great mid-century features but the problem is that if you go mid-century then you limit the audience to which you may sell. If you go generic it’ll have a wider base of people attracted to the property. Sad though. I love mid-century.

Interesting to see how much tastes have changed since this was originally filmed. Mid century is greatly appreciated and sought after currently. Painting over that original paneling is a crime. So was not putting a bit more $ into kitchen.

I hated the fact he chose to consult her for a reno. She hates wood and loves paint. As soon as I saw the interior, I knew she would paint that classy Scandinavian wall. She and Anthony always take the cheap way out, using MDF to patch, and completely ignoring features that intelligent people appreciate.

Ha! So glad that in the final look they showed the door to the office/3rd bdrm. I was wondering if it had an existing door or if they'd have to cut one. Guess it was already there...so why that weird 2nd door, then? 🤔

That house needed better staging, a new kitchen, landscaping, and to get rid of that silly second door in the office. I’m a woman and was very partial to the real wood paneling (although the fireplace needed an update).

Right? He explained that the weeds just take over and it’s unmanageable. But they restored it anyway and now in 30 days it will be ruined again. Even that weed barrier cloth, as if weed seeds didn’t blow in the wind

I think that's why they called it a guest bedroom. Guests don't typically need a whole closet, maybe just a dresser which you can add later if you want to keep it as a bedroom and not an office

The seller wants a million, and Sofie's chirping over "cheap" fixes . While the back view is stunning, what about the dreary 1950s front? It promised "zero" inside. And that kitchen is still pathetic. They didn't even upgrade the tacky faucet. At least they finally used potential buyers who looked like they could afford the place instead of people from the local kiddie park. I wish the man much luck with his invention, I hope it worked out.

I think the kitchen looked better, but not good enough. I think the goal was to make the kitchen look as unremarkable as possible rather than noticeably terrible. It needed new appliances if it had any hope of looking unremarkable, imo.

That would cost money. The goal was to sell the place so they just had to make it nice enough that people would be willing to buy and then fix the kitchen themselves. She’s very intelligent

Not sure about anywhere else but in USA, usually people take the appliances with them when they move out and into a new place. The owner probably didn’t want to buy a new stove because he knew he wanted to use the capital for the invention.

Talk about charm all you want, but knotty pine is a crime against humanity. It should be rooted out of every kitchen and den in the civilized world and burned. Yeah, it definitely wasn't a $1.3 million kitchen when they were done, but a proper kitchen would have required demo to the drywall and subfloor and cost ~$30k. The dude was seriously low on cash so they did the best they could. It is at least serviceable and the new owners can justify putting in their dream kitchen now. The only problem is that the paint is always going to make the doors stick closed. A better choice would have been to replace the cabinet doors, but that's more expensive and still leaves the woefully inadequate range and formica countertop. Eek.

Knotty pine bleeds through paint. Maybe they found a primer that prevents that but I've yet to see one. Of course, it is supposed to wait to bleed till the new owners are in. Those are seriously ugly cabinets.

Crime against humanity? It is a style of particular period, and there is nothing wrong with it. I would rather had those cabinets in my kitchen than fake wood - all white. But of course, considering we all now live in Orwell's 1984, everything should be institutional white.

The property line is likely at the top of the cliff. You would not be allowed to touch them, as they are in Bluffers Park. Also, you would NEVER want to lose the trees. They are an integral part of the soil conservation and help prevent erosion, which is a major concern. Home owners at the top of the cliff do not want the end of their back garden falling over the cliff.

It is a long reaching view over Lake Ontario. It is also a large home with a beautiful double width lot. If a developer bought it, the house would be torn down and 2 houses built in its place. Each of those would have been at least as much as the ask for this house as is. That house, in that condition, would be somewhere in the 3-4 million range.

painting the paneling in the living room is at LEAST a misdemeanor, if not an outright felony. You could have worked around that instead of just blotting it out. I'd never let that girl anywhere near my house.

Oh no, Johanna, that panelling was terribly old hat. I love wood - but that was faintly depressing. The house looked a100% better after the makeover, lighter, brighter and happier.

I can't believe the changes only cost $4000. That grill in the back patio would've taken a good chunk of that total just by itself.

Wood paneling, a brown kitchen and an office, and noone wants it. Overpainted wood paneling, overpainted kitchen and a bed instead of a desk, and suddenly everyone wants it? How stupid are people??

A lot of people can’t see beyond the “faults” and want move in ready! They don’t want to put any work into!! And some people don’t know what to do to decorate and make it beautiful!

You took words out of my mouth! How stupid are people who have million and half to buy that house? Really, the house was well preserved mid-century modern, and I would LOVE to buy it. But with all painted white? No, thanks. On this show though, they seem to think that white walls and smaller-scale furniture is all that needed to sell your house. Maybe - just tell the owner to pack and move out their possessions before they put the For Sale? I personally would rather see a house empty.

@@HaHaInc I know it is rather hard to believe, but I have been in million dollar homes with very expensive pieces that the owners had no idea what to do with. The homes were a big, mis-matched mess. These folks kept my mother, an interior designer, in business.

@@synthiamcbride7194 Oh, I believe it! There is a term - nouveau riche - for that. I owned once a Victorian. It was not completely ruined when I bought it in 2004 - nobody tried to make an open concept of it yet, except cutting a serving window between the kitchen and the dining room. Open concept was invented a little later, when HGTV began to make these shows. But they painted ALL wood hunter green! Apparently they ran out of the paint upstairs, because one door, on the inside, was left original - and that was most beautiful wood, I would just cry imagining how it all looked before that painting spree. Ever since, I absolutely HATE these show where they paint everything white. Like in cheap new construction houses.

Why oh why. They took the charm out and painted everything neutral. I am actually looking for a home and get so mad at everything being beige, white, and sterile. I understand I need to add my charm once I buy but still

@@vaderladyl That's right, double lot, with harbour and ocean view. But the cliff might be scary when children come to visit. A new kitchen was indicated for that asking price but would not fit into the show's update budget of 5K tops.

Honestly the comment section.......features.......please it's not s Tudor or Georgian House. Delusional what some Americans think are "features" Rip it all out! It's dated and lacks style. 70s was the worst period for style and architecture, trying to be modern but failed miserably. Go for it Sofie! Rip it all out! $1.3 million I wouldn't pay $300k for it!

The wood was ugly, and looked cheap, they are not in Colorado. But not replacing old appliances in the kitchen or expanding that area, made me raise my eyes brows. Kitchens sell houses, just saying.... all these show host have been saying that for years, lol.

A crime, to pain that great wood, and kill the 70s vibe was a crime. Good job in the garden. But such a pitty to kill the best features of the house. The kitchen could have been renewed better, but they had to go cheap. It is definitely "not in keeping with the 1950s look".

Homes are very very small and expensive in Toronto, I'm sure it's closer to $1.5 million or more now. I don't know where you live, but here in Toronto you don't get your money's worth. Plus, except for a small area of Scarborough called the Bluffs, the rest of the area is pretty bad. I wish Toronto was a better place to live!

@@annetoronto5474 Try $3-4 million at a conservative guess now. $1.2 million is the average cost of a detached home in Toronto, and a double lot with those views is way over the million mark, even without the house.

If there is a million dollar view, then the house is overpriced at 1.3 million. I'm not used to hearing "orientate" instead of "orient", but Sophie speaks British English even though the show is in North America. I've also heard her say "real-a-tor" instead of "realtor", and I'm not sure where the extra syllable comes from. I really, really dislike the painted hinges in the kitchen - all the hinges should have been replaced. Painted hinges look cheap and sloppy.
