It was time to do an updated full house tour! Also did you peep Lucy in our old living room. We miss her so much. I can't believe how different some of the rooms look. You could do an extension, move the kitchen to make a lovely open kitchen diner and then turn the existing kitchen into a 'snug'! I'd recommend talking to an architect to see what the structural implications are for the decisions you're making as that will massively impact the cost of the renovations

Emma, if you extend the dining area, might as well extend the kitchen too. They’ll both be bigger and you can go for those nice tall cabinets you mentioned. I think putting in a huge wardrobe into your son’s room is the solution. The contents stored will change as he grows, but the nice storage will be permanent, and that’s probably what he needs. Place the pet in the nice corner near his bed (I’m sure he’ll appreciate the proximity of his cute pet). And your loft of doom is magic! With help on the extension get yourselves an architect to draw up different ideas on what you could have, love your videos, cute how Margot wants to join in. Xx
For the mug cupboard, you could cut out foam core board or poster board in the colors you wanted and wedge it into the back to change the color scheme each season 🤗
OMG my husband and I also went on an American road trip after we got married ☺️ we started in San Francisco, drove down the pacific coast highway to LA, then on to the Grand Canyon and finished in Las Vegas. It was an amazing trip! House is beautiful, we have similar tastes. Thanks for sharing x

We have a conservatory (already on the property) and it's mostly unused. It's too hot in summer and too cold in winter. It either needs a tile roof putting on to make it usable quote was £20k , or a complete change of space. I'd recommend the full on extension to get what you require.
I would do 50/50 panelling in the downstairs panelling it would look beautiful with the tiled floor then you can still put whatever wallpaper you want on the top of the wall
there's room in Ethan's bedroom to get a pretty decent sized Pax wardrobe that you could use one side for clothes and the other for all the toys. Then you could just use the space on the other side of the door for a desk and the hamster?
Such a lovely home! You & Stephen have done an amazing job 💖 Maybe an extension like Katie Ellison had, I based ours off hers. & get some storage purpose made, it is expensive but such a good feeling when everything had a place behind a cupboard door that doesn’t need dusting 😅! Xx
I feel like Ethan would really like one of those bunk beds that have the desk underneath- so you have a place up too for sleeping and down below is the desk and storage

Great home tour Emma, all the things you’ve done so far look great. We got a Pax system for our sons room when he was about 12….when they move on from so many toys and need a desk you can get better organised 😀

One thing that puzzles me, you said a four bedroom house - is what you call the ' loft room ' the fourth bedroom? (Not being from England, I'm not sure about this terminology). Your bedroom wall with places you have visited and loved is nice. I can thoroughly recommend Washington DC its more laid back than NYC and greener. All the major buildings to tick off. The White House, Capitol Hill, Lincoln Memorial, The Washington monument and The Pentagon. The Smithsonion and other great museums, there's a Spy museum (didn't visit it, but might be of interested to the kiddos and Stephen 😉) and not forgetting Arlington Cemetery where JFK is burried and other famous people. The underground system is great for getting around, no car required. Sorry about the wild unsolicited information you didn't ask for 🤷♀️ was having a bit of a wild one there reliving our lovely trip 🥰

You need to get drawings done by architect before you apply for planning permission always good if you get along with your nieghbours as the planning will ask they done object if it can been seen by there downstairs window
Hi Emma have you thought of an Orangery for your extension. In our last property we live in a 3 storey Victorian home and we extentend the kitchen then few years later we pulled that down and put a 4th bedroom on top of kitchen hence why it was pulled down. We then couple years later added a conservatory which we then realised should of had more solid roof thou now you can get these fitted. Just my thoughts as it would be more in keeping with the age of your property
You have such a lovely home 💕 for storage it may be worth talking to some local joiners (big companies like sliderobes are more expensive) about about custom cupboards/wardrobes? We got one under the stairs and it was made to perfectly fit the hovers and my cats litter tray, complete with a cat shaped hole for her to get in!
