I moved to the Bay Area a few years ago and I’m thinking of purchasing a single family home, but with real estate prices currently through the roof, is it still a good idea to buy a home or should I invest in stocks for now and just wait for a housing market correction? I heard Nvidia and AMD are strong buys.

it’s a personal decision, but according to Forbes, housing activities will remain stagnant for the most part of the year, so maybe hold off a little.

Certain Ai companies are rumoured to be overvalued and might cause a market correction, I’d suggest you go with a managed portfolio, but even those don’t perform so well, so it’s best you reach out to a proper fiduciary to guide you, that’s what works for my spouse and I.

Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Melissa Terri Swayne” for about 5 years now, and her performance has been consistently impressive.

All new construction is basically HOAs now. The builder will start the HOA and then hand it off to the new owners. And they will include language in the HOA bylaws making the HOA responsible for any property issues to get the builder off the hook. So how it works is this. Builder cuts corners in construction to save a buck. Starts an HOA by themselves. Writes in that the HOA is taking responsibility for all property issues which is approved because the builder controls the HOA, and then hands over the HOA to unsuspecting people living in the development. Who then realize that legally, they can't sue the builder now for poor workmanship and the HOA doesn't have the funds to manage the property without raising HOA rates into the atmosphere. Saw this very thing happen at a development. Builder built homes on a unstable slope of a hill and then a few years later they had a mudslide. To make matters worse, the was a road at the bottom of the hill so now DOT and state is involved trying to protect the road from additional landslides and debris. Nobody was saying the quiet part out loud. That the county should have never allowed building permits on the land because deforestation of the hill is what lead to the landslides. The builder shouldn't have built on the land. The HOA (which had just started and was broke) had taken over responsibility for the development. And as for the state, they knew the solution was to regrade the slope of the hill to reduce any potential landslides and add new trees back but would require the lost of a number of homes in the community. Technically, the state didn't want to do imminent domain because they didn't want to take possession of this landslide prone property now. The HOA couldn't afford to buy people out of their homes. The county was claiming home owners didn't have a right to sue them as they should have had their own private inspections and surveys. And the home owners will stuck in homes they couldn't financially get out of it but were eventually going to be at risk of collapse. Imagine waking up every day, looking at your back yard, and realizing it is is getting smaller and smaller and the edge of the yard is approaching your home closer every day and at some point the county or state is going to knock on your door and tell you your home has now been condemned.

Yanis Varoufakis had a very interesting take on this in a way I hadn’t heard before and was profound. He equated the tech apps, cloud services,“subscription” services as not actually positive growth towards GDP, but instead a country eating itself, specifically its own citizens. Instead of a free market, it has become a predetermined market, and one where the “vassals” hold the key to the markets. And that capitalism is dead, because of this very reason.

I bought a new build in Arizona. The rent went from 1600 to 1900 after convid. Now, there are so many rentals in the neighborhood that 3 of them on the market 90 days, lowered the rent to 1300.

Accidental landlord- moving asset out of Calif. my wife is currently out in California clearing out our 2nd home. 2.6% mortgage. Rent would be 3 time the mortgage. Trying to decide whether to rent or not. Told our property manager if he finds an air tight renter we might consider but we want to get out of California. The state is unpredictable crazy.

Yes. I’m one of them. My interest rate is 2.86%. I modified in 2020 just to get this rate. I closed in 2011 @ 4.75%. I just pay additional every month. I’m on schedule to payoff in 5yrs or less.

I would put your extra payments in long term treasury bonds not in the house. You’re losing cash flow, not to mention the appreciation you will get when the Fed cuts interest rates 2.86 vs 4.20

Appreciation calculation: number of years until maturity x1. That’s the approximate percentage you will get for every one percent reduction in the interest rate. So, for example, if you have a 30 year bond, that matures in 27 years, you will get 27% return for one percent drop in the 30 year interest rate

It's probably a really desirable place to live. My city used to be really affordable but over the years it got that stupid title of being a tourist friendly city and I think that contributed a lot to the explosion in rent prices here. It's priced out a lot of the people who live here. But I am starting to see people refuse to pay those high prices because the jobs around here still don't pay enough to afford that high rent.

If you account for large migrations of populations inside the U.S. it helps to get a feel for pressure on rents. Example: there is still a large exodus of people out of California (500,000 in the past 24 months), out of Illinois, out of New York. Those people have to go somewhere So if a region gets a benefit of a large supply increase, AND it is not losing population, the extra increase in supply WILL BE TAKEN UP pretty quickly, due to (1) the state isn't losing residents; and (2) there is in-migration. Arizona, for example - will see any excess supply taken up very quickly. I went to school in Phoenix. There have always been people moving from California to Arizona because they share a border. Now? The exodus of people into Arizona from California is probably quite high these days. Arizona, Nevada, those states - if they have any excess supply - that excess supply won't last long. .

We have a ton of intercity building happening in the state of California. The state of California has mandated this inner city concentration so we have these high-rise apartments being mandated all over the state right now.

Rents in apartments in the Midwest.... 6 to 12 weeks free is the going renewal bid, or a 9%+ discount. Should be about 15% higher than 2020, we are half way there.

This is what Ken does not explain or even talk about. Here in the Phoenix or Tucson AZ area. All the new properties (multi family) coming into the market are class A (top of the line) properties. Those properties still charge almost $2400/month for a 2 bedroom 2 baths. My point is this, there is no affordable housing been built as we speak. Every new construction is for high end renters. So if you're in the affordable housing region, your rents will still go up.

I am finishing up our first duplex, i am presently looking for our next deal in a 4plex or 6plex. We live in Overland Park, Ks but shopping kck. Listening for only a short while to your videos but have listened to quite a few, so thank you to both of you. Id say there is something to say about renting to undocumented or illegal, whatever term you want to use, in comparison to renting to a legitimate citizen in repsects to rental laws in each state. KS is landlord friendly compared to MO so im sticking with my buy box here. Anyway there is some unforseen leverage renting to an undocumented that i only recently realized because we are nearing thre end of our 1st, and ive had nothing but spanish speaking people walking by asking how much rent and im renting it above the average but literally everything is new. And id have to say THANK YOU so much for changing my mind, i was gonna sell it, but the fact that the refi is tax free income, we will make out fine and cash flow as well. So thank you, and thank you for the content.

my mentor who is a loan officer and owns over 100 doors sees tons of tax returns. He has never seen one yet that has someone killing it with air BNB. the people that do well with it are people who have a basement or a part of their house that they use as a side hussle. Or communities in vacation areas that have been built specifically as short term rentals.

Fed is going to cut...massively. They never just cut a little. Everything your talking (commercial RE collapse and now problems with employment and renters weakening) about points to a massive recession. The fed has been "talking tough" on inflation but they will have to make a choice between fighting inflation and keeping the bubble going. I didn't think they could keep them up this high for this long without breaking everything, but I think the extra 2 trillion they printed in 2020 provided the extra fuel to kept it going....The other side of this rate coin is the massive deficit that the US Treasury has to fund. Not sure if you've noticed, but the Treasury is borrowing 1 trillion every 100 days now! Either this time is different, or that will break everything. What's scary is that mostly everyone does not think this is a problem. I sit on a trading desk with a Trillion dollar money manager. No one is thinking about this or considering the implications. What happens to the Real Estate market if the 100+ trillion bond market realized they are the patsy at the table and rushes in to buy something instead of Bonds when they realize that the math does not work with the US Government debt levels and these levels of nominal interest rates regardless of what inflation is doing. Think Argentina of 2000

We need to find temporary shelter while our house is being built. Currently renting a house but the lease is up end of April. Chi Com landlord won't let us go month-to-month till Oct. 2024, only letting us go to end of July with a rent increase to $2,800! We are finding apartment rents, even for a six month lease, VERY attractive with over flowing inventory and more coming. Hate to move twice but the amount of money we will be saving makes it more than worth it.

Well, who needs to cry wolf all day, all week, all month, all year, all decade. Zoober needs to let go of the trashy headlines. He needs to let go of over broadcasting, lay off the caffein, chill, and do 1 weekly show. He has potential. But hes selling himself out short, and it sickens me to watch him do it. His entire audience will be as shallow as his headlines.

@moviehipster I think not. I just attended his event in Vegas a few weeks ago. The atmosphere was very cooperative and informed. Lots of people making things happen and not just attending a conference as though that's action. But to be honest, I think youre too pessimistic for our crowd and maybe it's best you keep swiping.

The rent isn’t falling unless in your neighborhood there is a lot of apt buildings being developed. May happen to some parts of TX or AZ, but don’t have your hopes on.

Ya one 4 plex in oregon and one airbnb at the coast. 4 plex had to drop rent to get a renter in a unit, airbnb Im selling.....returns are significantly lower than in previous years since q4 2022

Hey commenters who say the rent is still high in your area it’s because the market just turned and real estate is local so some areas like florida are on the decline. You will see the dead cat 🐈 bounce happen but that’s just the elasticity vibrating is the rubber band (market)

Whatever you can negotiate for. Not like they don't have the option to sell and walk away leaving no rental at all though, which further limits supply increasing overall rents. It's their property they can ask whatever you will pay.

I have a 30 year fixed commercial loan for my apartment building at 4.3%. For a commercial loan that’s great as it’s hard to find a 30 year commercial mortgage. It’s for a 6 unit. Found a lender that had a special 30 year program only for 6 units. After refinancing It’s Right next to where the Obama library is being built. I feel like I am insulated from interest rates and if there is a recession given the development in the area. I just wish the landlord laws in Chicago were more landlord friendly. You have to be very careful who you rent to. Still, I don’t think I could sell and buy something else due to the interest rate.

I spent 400,000 fixing it up making it nice for tenants improving the area. I could have put that money somewhere else and done equally as well. There are always people who will always dub the landlord as bad and the tenant as good without knowing the details. I have dealt with vandalism from a tenant and a past tenant. But landlord bad tenant good. We are supposed to accept people with criminal backgrounds in Chicago. The city will never protect the landlord. They will protect criminals.

Those were different times. Businesses were offering a free BMW as a signing bonus to kids right out of college. It was really a financial bubble where wages were inflated and some landlords took advantage of that in cities with the tech jobs.

I just realized all the economic activity the past few years from furnishing airbnbs. Now that the market is saturated that will mean some great furniture sales for the rest of us the next few yrs since furniture sellers like Wayfair and Amazon probably have too much inventory if they had ramped up to meet that demand of the past few yrs. That may affect Chinas economy even more than ours since they make everything

I would love to hear a video or even a segment discussed about the implications of COVID on home prices. I understand supply and demand. However, I think there are factors that made people willingly take majority of there savings and place that into a new home and renovation prices that doubled over night during COVID timeframes. Also why would a smart investor purchase a home they saw for 150k pre-COVID vs a 300k same home that needs more renovation? It’s not if people can buy a home it’s that they don’t want to repeat their parents history from purchasing a home pre-2008 (millennials) or dive into permanent problems.

And even when rates come down i doubt those accidental land lords sell then too. imagine if you buy a new property today at the high interest rate and use your 2.5 interest rate cash flow to offset the mortgage. you may be able to cover all your costs on the new house with the rent on the low interest house when you refinance your new place. they reduced supply on a already super tight inventory environment.

I just caught this on another RU-vid channel, and it may be of general interest to anybody that's watching here. Apparently, and this was originally on a Las Vegas Fox News report, there is now a (multi) businesses that provide armed guard (private SWAT) to evict squatters out of vacant apartments. According to one of the owners of these businesses being interviewed. In some big complexes, there can be as many as 150 vacant units and people just move into them. At that kind of number, there is simply not enough law enforcement in Clark County to go after the squatters. That is simple astonishing.

CHAFA loans are coming to California in April!! You can get 20% down up to 150,000 and they take 20% out when you sell. Sounds like a good deal to me. I didn't in the year 2000 and made 140,000 profit in 3 years
