That’s what we did and paid off the loan after the first house was sold. It’s a great way to move from one house to another. Works out perfectly.

If I am in his situation and his age. Sell the rental and pay off his primary residence. I am 51 with 3 properties in the Bay Area and I plan to sell all once retired and live in a cheaper area.

JML 1 year ago Completely agree. I am 49 and I would not buy another rental at my age. I have 3 paid off properties in the SF Bay Area and being a landlord is not as fun as it seems. 49? 51? How do we know you’re telling the truth the whole truth and nothing but the truth?

Me and two brothers are in a trust of my mother house..The house is paid for and it's value at 1,500,000 ..we just paid property taxes of $8500..it's a mixed used property half of the property is commercial/ retail..and the other half is residential.. We don't know what to do with this home because it's in a trust Are we allowed to take any of this money out to invest in buy another house or can we invest in the house to make money from interest.. All three of us brothers are in a bad financially situation.. What can we do to make money off this home? I want to buy a house in Texas that cost $120,000 I don't have a down payment and I don't qualify and I'd like to use some of the equity from our home to buy this cash out.. I heard of reverse mortgage cash refinance or refinance I just don't know where to start

There is so much to do though other than going back to a job. Such as seeing the world for 10-20X less the price if were talking geoarbitrage to Asia. What do you save for retirement anyway? Isn't it to have the ultimate vacation at the end of the day. There is so much to see. That is the most fd up thing I've heard. Going back to work after retiring.

I bought home in 2018. Thank God I did. My wife actually loves New York, Boston, Connecticut,Seattle, she loves seasonal weather. Politics aside, I wouldn’t mind. I don’t plan on selling the Cali home. Bought for 460 home worth 580,owe 390, 190 in equity! Never will sell only rent.

I bought 2 rental properties during early 2000s in the SF Bay Area and my primary residence in 2007. All paid off. Plan to sell all once retired hopefully at 62. Done with being a landlord for 20+ years. The cash will probably make the same amount as my rental properties and I don’t have to deal with tenants. Just my opinion.

@@tonysoprano6265 yes. Properties management charge 6-8% here. But I figure If I could most likely get 5-6% return on 3 million cash and I don’t have to ever pay property tax and repair/upkeep cost. Plus if my kids need financial assistance like down payment on a home, I have cash readily available.

Good plan. Dave Long distance landlord does not sound fun, unless you have a management company looking after it. Go move to a cheaper place that you will be happier living in.

I want to use my heloc to buy an investment property in full, then do a refi RIGHT AWAY & pay my heloc back less the 20% down. I'm using heloc from investment properties that are paid in full

He can buy 3 or 4 middle class houses for 1.2 mil in Texas depending on where you want to move unless he moves to Dallas Austin or Houston then 2 or 3. Nice houses here are 200-300k post covid.

Something that gets missed in nearly every discussion about people retiring and strategies on where to live, COL expenses etc... is the impact global warming will have on ANY particular area. ANYONE planning on retiring in the South/ Eastern seaboard is going to be looking at more: Tornadoes, flooding, hurricanes, blizzards and heat/ humidity events that are going to drastically affect your property's condition, insurance costs, values etc...

I have been experiencing losses for quite some time, and while some may argue that crises can present opportunities, I am feeling overwhelmed. Problem is, people babble too much instead of getting to the point and facts and numbers. That sort of caller takes a lot of radio time up. His show is only so long. He's trying to help, but doesn't need the whole back story and super long explanations and details. So from time to time, he has to get a little rigid. I don't blame him.

You shouldn't ever time the market and even Dave said that he doesn't see the housing market crashing. He believes that the market will consolidate for a while at current or slightly higher levels than we see right now. I am a real estate agent and I agree with the research that he used to come up with this prediction. If someone over pays for a house from your perspective, but they can afford the payments for the next 30 years then that is 100% fine. However, if someone pays what you feel is market value for a home but they can't afford their next 3 housing payments then that is not fine at all.

Dave does have long distance land lording. A Google search of his companies, shows he has property all over the country. You can easily rent them out and hire a property management company.

He has spoken on it some in the past. He is generally not a huge fan of long distance landlording because of extra hassle. Could probably be okay if your fundamentals are good and you hire a rental management company.

Pay it off, it’s risky to still owe on your rental. Unless you have stable and plentiful income, paying multiple mortgages is foolish if you’re dependable on rental income. I’ve seen many get their credit ruined and get burned my owning multiple rental properties. Factor in maintenance and repairs plus escrows

Help I'm in the UK and my boss said I can buy his share of my home for 21,333 he purchased his share at this price, he owns 1/3 of my house. Do I pay it and sign it to me or wait till I can afford to buy the other 2/3. ????

It would make more sense for people who have no time, skill or inclination to pick individual stocks to invest through mutual/index funds instead.
