Just closed. Had to escrow (pay at closing) 6 months insurance and taxes.

We can but nothing about closing costs or non allowable fees has changed other than break even on closing costs for VA IRRRL and we have lots of updated content on that. That says, fresh content is always good.

always with us! Just kidding. Really it is up to you to shop and also to decide what you need. I can see why someone may want to stay at their bank, keep all their accounts under one login, convenience etc. However, what if your bank gives you a bad rate or higher fees? There is a report from a consumer agency in the US that states very clearly and loudly that too many consumers getting mortgages just go with the company they understand and trust (name or experience) and end up paying way more over the loan. So my answer is to shop both your current lender/bank and us. We normally beat the major banks hands down. Our service is wonderful too in our opinion. Good luck and we would love a shot.

Yes they are very good and reputable BUT, we can do whatever they can do but at LOWER rates or fees. If we can’t, then we will pay you $250, but yes they are a wonderful and reputable competitor of ours.

We love hearing this. As a disabled Vet, your VA funding fee is waived and that is a pretty significant expense on a new home purchase so you wont pay that. However, you will still pay for appraisals and other necessary closing costs, but we can help you set it up so the seller covers your costs or even the lender (hopefully us) can cover your costs if you set the loan up that way. Congrats!

I wish I know your Chanel sooner, they charge us for commitment fee . Broker mortgage fee $10.462 and lot of fees.

How much does a normal credit report fee run along with other fees. my paperwork has $300.00.

This is not true. Realtors get paid on all VA loans.

Great question! The seller of the home pays this fee. If you are buying a home you will NEVER pay a real estate fee at all. If you are selling then the fee comes out of the sales price and you can negotiate how much you are willing to pay the realtor. Most realtors would be considered brokers. Are you buying a new home or selling?

Congratulations! So we are biased but we would love to show you what our loan terms will be and show you how much we can save you. We will be posting a video any day about how working with the builder's preferred lender/loan officer will end up costing you way more than the incentive they may be offering. So few things to consider, have you gotten more than one offer for the loan? Can we show you how we can beat that offer or pay you $250 if we cannot beat it? As far as your realtor, the builder will pay any and all realtor commissions when you buy the house, it will not cost you one thing.

Hi...I have a VA loan, 100% disabled veteran and my plan is to lower my interest rate and take some money out to pay off a loan....I will be receiving a loan estimate this week but I want you guys to review the offer, just to make sure if is a good one or no.....but don’t want to speak to many people if I have to call back....is there a good phone number or maybe an email address so I can forward my loan estimate offer for review? Not in and of itself. Here is how it could hurt you. 1. The other person you co-sign for stops paying or pays late, that hurts your credit. 2. Your debt ratio is affected because you are obligated on the loan you co-signed on, that could make you unable to afford another loan.

go with a different lender. If they are not charging you an origination fee, then they could indeed charge you these "non allowable fees." If you have an origination fee, they cannot charge these fees.

I saw the home price on the website of the home developer which is $250,000, can the buyer still negotiate that?

You can for sure negotiate with the builder if he is the seller just as you could if the seller were a standard person.

did you man WHAT is the maximum you can be charged for an appraisal fee in TX? If so there is no Max, it is whatever the VA approved appraiser charges. All VA appraisals currently are ordered via the VA's own web portal and they allow the fees to fluctuate with demand and supply. We say appraisals in WA state get close to $1000 at one point!

I am looking at moving to the Villages and have been told they will not accept VA loans on new homes. Is that legal? They claim it takes to long to close. I have discussed this with the VA and they tell me it averages 30 days , the same s the none VA LOAN.DO I HAVE ANY ALTERNATIVES?

They do have the right to do that, but that is super lame. I am not sure you want to start a big media show, but when someone blocks a deserving veteran from their VA benefits, it sure makes us mad. These loans do not take any longer than other loans, but the reality is perhaps the builder is not up to par or has sub-standard quality and the homes may not meet VA minimum property requirements. It is a sad thing that you are dealing with this. We would be happy to call the developer or builder and have a discussion for you. You may want to question if you really want to live in a community where they are not willing to allow a Veteran access to his/her benefits.
