Buffing floors can really make things look good. Plus it make keeping floors clean much easier. Here you will see the basics of how to buff a floor. I have been a custodian for over 20 years. The purpose of this channel is to share some of my knowledge with you. I remember the feeling when I first became a custodian. I was given a set of keys, a radio and a badge. Didn't get any training whatsoever. Being a custodian is not rocket scientist knowledge. There are definitely things that a custodian needs to know. I call it the art of the trade. Not a custodian in a school but buffing and waxing was nice. We get to close off a whole hallway, work there all day.

Another good tip is do not stay in one spot for too long while using a buffer or burnisher, it will strip the wax when you don’t need to.

No water in spray buff. Spray buff is water based. All it is water down wax. At least old stuff wax.

Never heard of that. Plus never had that problem. I had a supervisor tell me one time. To water down NABC. Which comes I a ready to use bottle. My reply was it’s a bathroom disinfectant and you want me to water it down? He said yes I said ok and Never did. He set behind a desk at central office with a doctors degree. Sorry bud I’m out in the filled. My school of hard knocks degree knows better. Lol

I’m a fellow school custodian myself, I personally was not a fan of the spray method. It just seemed like more work and a pain to constantly be spraying and operating the machine at the same time and having to deal with cord getting in the way. That’s why we just dust mop the floor and thoroughly wash it and then apply one coat of wax. So much easier!

Definitely using a burnishing process here. Buffing is totally different in methods and materials.

We use a GIGANTIC propane burner buffer, it’s a hoss, and your right that joker will burn a hole through concrete if you ain’t careful! Love these videos.

Your school looks great!!! I wish we had a buffer like yours. Only problem I have is that We have a propane buffer but no one at the school will show me how to use that machine. They refuse to buff their own hallways and they are all looking really bad at this point... I just want to buff my hallways.

Search RU-vid and see if you can learn it that way and just give it a try. One thing I have learned about RU-vid. There is someone most likely made a video of what you want to learn how to do. RU-vid can be a great tool.

From my experience propane buffer gets the job done and so easy to operate, but just keep walking because the moment you stop the floor gonna get burned

I hit my floors tonight with the same grey pad and spray, then a final quick hit with the white pad and it looks like glass🔥

Yea I was gonna say a good propane or battery powered buffer would have cut your time in half! On a nice smooth floor like that I dont think you would have to worry much about burning it. Just dont sit in place for 5 seconds or more. I do building maintenance for over 15yrs. Started my own business about 5yrs ago.

Im pretty sure that is a burnisher, not a buffer. Buffers typically spin at 175 rpm and sway side to side. Burnishers move back and foward and typically spin at 1500 rpm.

You're right. He's using an electric burnisher not a buffer. He's also using a special hair blend burnishing pad. He was really doing a modified wet burnish instead of buffing. Either way the floor turned out great. Too bad he didn't have a propane or even a battery powered burnisher. Would've cut his labor time down. Wonder if he got OT pay lol

I can tell you are great at your job. A 2000 speed buffer would make quicker work of it. I know you have to use what they buy. Good stuff

@@mrjeffthecustodian That's funny. I can tell you really take pride in what you do. One of the best looking schools I've seen. I'm going to get my square scrubber out and use it again this weekend. Those Clarke's are high but I can tell by the look of the floors that they are working great. Thanks for posting this stuff.

This is a pro tip some schools may use a product called renew a pre buff product do not put to much on or you'll be there for day trying to get the renew off.

i have always found using wax with a little bit of water mixed works a lot better then spray buff stuff. also using the low speed buffer works very well and you get a better shine and it also cleans the floor .

What color pad? I have thought about using a slow speed. I seen and old custodian do that years ago.

If your going to wet strip every year I would wax only. If you are going to top scrub mostly I would put a good sealer then wax.

i run the barnisher pad, after thaT i use a white pad with snap back spray , its like glass , keeping heat under that pad is the key, i go up then back over the same area , and on my back sroke i move the buff over a half with and repete, the floor is shiney , and the women in skirts get nervous,,,,

What's the rpm on the burnisher that you are using in the video? Also I was watching other videos about spray buffing on YT and everyone is saying not to use a burnisher when spraying spray buff that it can ruin the floor and the machine.

Buffing or burnishing floors will make any vct shine if it has wax on it. Even if it has build up. If you have spotty build up. The floor wax not stripped correctly most likely. Or you had someone wax it that waxed it wrong. My bet it was not stripped correctly.

@@mrjeffthecustodian thank you! The floor had a janitor that mopped with a harsh chemical, which deteriorated the wax in patches and created buildup of wax in other areas. I'll give it a burnish to remove the top layer of dirt without removing all the wax. Thank you so much for the videos

Yes those chemicals with high PH levels can mess a floor up. Maybe you can fix it this summer when stripping.

@@mrjeffthecustodian i haven't spanned out into this type of floor care yet. So, no stripping yet. I was just going to buy a burnished and do a little rough polish shine. Janitorial service so far with minimal floor care.

I want to clean porcelain tile flooring. Would this be a good solution? I have a machine similar to your one but I noticed it chipped some tiles.

I always use a slow speed to clean porcelain and a neutral cleaner. Pick it up with a vac and rinse well. Yes if it’s chipped and lose it can be a problem. Especially old stuff.

Hi Mr. jeff, I was burnishing my floor with spray buff and i got too close to an area rug with a brown rubber border and I scuffed the rubber. Any idea on how to remove the scuff marks? I really enjoy your videos. Please help and thanks

1500-2000 rpm right? Would you say that a square scrubber with a white pad also buff a floor? Square pads usually run at 3000 rpm or more

By the way I just found a pad from 3M That maybe you could give it a shot I have not try it myself Which I will soon I guess you could scrub the floor and Polish at the same time. If that's 100% truth I don't know I just thought about letting you know maybe this will make it will make your life more easier. If you do get it Give me a feedback later. How sqft can a person buff in a day?

That would depend on machine speed and the persons work ethic. Also if the building is empty of people. Also if it a open space.

You don’t have to use this particular brand. What ever supplier for your chemicals you use should be able to get you some. Here is what we use. Spartan RTU Floor Spraybuff, Quarts, Case of 12 a.co/d/aFcqUSa

buffing from the beginning of the room and onward is not a good way of doing it. You should buff starting from the end of the room and backward. So that your shoes dont leave foot marks on the floor...
