I really appreciate you adding the bond prices. I had no idea, there would be such huge differences. I also appreciate how thorough you cover an area. I really get a sense of what's going on. Easy question I should know by now, but the homes with a private fenced yard are the Verandas and Courtyard villas. Is that right? And do any other type home come with fences. Clarifying as I have a dog and always will. I want to focus my research on the homes that offer fenced areas, even if it's small. Thanks for all you do and your professionalism!

Thank you for this. Very excited to see your "deep dive" into the area. My wife and I are about to list our house and hope to close sometime in May. We really want a Veranda and these De Luna Verandas look like they might be becoming available at about that time. I see the Sypder MX track in the background. Can you give any info on how loud that will be for the homes in this area? (They look far enough from the Turnpike not to hear that, but, oops!, there's a motorcycle track in your backyard!)

That is a good question. most of the dirt track is deep in the wooded area behind the facility. Once the roads are open I can get in there and listen I will update, but I feel confident most of Deluna will be far enough away that is won't be an issue. I will have to check on the areas close to Spider MX.

Sorry for the delay. I have been away at work. Deluna Veranda's South bond will be $33,328.31 or $1,828 annually.

Dave and Brenda, your videos are my favorite. I so appreciate all the research you compile for the videos, and the clear way you explain things. I also love that you don't try to cover too much geography in each video like some others. Question: do you have any idea what is going on with all the dirt-movement in that huge area south of 470 (Central Pkwy) and east of Marsh Bend Trail? Based on the maps shared to date by The Villages, it isn't Middleton since that is all west of the Marsh Bend Train intersection, but I can't find any reference to this area in any of the Continuing the Dream series.

Are there any plans to build a noise reducing barrier between the homes and the Turnpike?

I don't know an official answer. I have only heard rumors that when the turnpike is widened in the future that a sound barrier may be part of that project, but I would not make any purchase decision with the assumption that a barrier is coming unless you see something official and not just rumored. You're back with another informative video. We missed you! Thanks for putting the drone in the air for this area. We always wondered how this area was coming along. You called it, tilt wall construction seems to be the logical next step for TV for Verandas. Our Villa we just bought is tilt wall. We love the block and stucco look to them vs. vinyl siding. I am really anxious to see the Charlotte Villa they are now turning sideways when it's done. Very cool. Keep the videos coming when you can. We understand as we're still busy working up here in NY. We look forward to your videos as they keep us in the loop of what's happening until our next trip. Nice to see you both!

It's not the first time they built a sideways Charlotte, there is one in Hawkins and one in Citrus Grove. By the way, where did you get those storage boxes behind your pool, im looking to get one.

Great video, thanks for the information. If I were the guy selling concrete blocks to The Villages I’d be nervous about the future of block construction.

I really appreciate your videos and your speculations. We are still two years out from moving, and watching your updates helps us get a feel for where they will be when we are ready to buy. One question, which may seem silly, with the new precast wall construction, are the interior walls of the houses still traditional 2x4 and drywall? Keep up the great videos!

Yes the interior walls are the same as block and stucco. The interior walls on the outer perimeter is covered in sheetrock mounted to 1 inch furring strips. This is the same method used for block and stucco. The other interior walls are the same as any other construction. Most are 2x4 with a few wet areas using metal studs. Thanks for watching!

Congrats on your speculation! As you have been so close to a couple of other speculations I am counting this as your 3rd. :) Tons of great info packed into a very short video. Great job guys. I really appreciate the time you took to get the bond costs for the different areas. I hope you can keep doing that as the villages grows. I also hoping you will be able to do a walk thru of some or one of those homes that are turned sideways, I bet the floor plans will be so nice. Thanks again!

We hope to keep providing useful information. Hopefully we will be able to continue with as detailed of information when the Villages in Lake County are built. We have not been able to figure out how to get the construction details in that county yet.

Yes. I (Dave) am on the road for work living in various hotels across the country about 150 days of the year, but Brenda is in The Villages every day.

I know that the precast are being built in what seems like each new neighborhood but I have also noticed that the price of these homes versus the block built homes are about $50K to $60K more for the same home with the same size yard. I bought my Winslow Courtyard model just 2 months ago as a block built and have noticed the sharp increase in prices above the courtyard villas in Hammock at Fenney!

Glad to see yall back! My husband travels too for work so I understand. Is the "bond" different than buying a "lot?" Or do you have to pay for both? Just curious. We live at the beach in Georgia and we don't have bonds here so I am just trying to learn. Thanks!

This type of construction will never happen where I live, 3 or 4 acres lot is minimum.

We love our small lot with little yard maintenance. One of the advantages for us is full lawn care for $80/month. We would have paid that per week with a 1/3 acre lot in Virginia. Thanks for watching!

When this area is done, will you be able to get over to the Brownwood side going by way of 301 or will you still have to go back to the Water Lilly Bridge to get there.

We were launching (and recording audio) from the entrance to the new section of Deluna. That is approximately 100 yards from the Florida Turnpike. Some sections of Deluna will be very close to the Turnpike while others are further away.
