The thing with the easement is that "It is what it is" and you have to live with it. Probably at some point in time, who knows when, that piece of property was completely inaccesable, isolated. Example: The two properties were one big property. The father divided it and gave one chunk to each son or daughter. Only one had the driveway, so it had to be shared. Then properties were sold, maybe many times, and now the sharing arrangement has to be legal since you have no relationship with the other owner. Maybe he likes to roll the dice, might be a nice guy, good friend! Maybe he does woodworking, will build you a custom table - ha !
The under layment depends on what kind of table you're building. Bouncy or hard. Felt will make your table bouncy. I got vinyl on mine to make it hard.

It’s not that bad rent a backhoe and someone to help you running a backhoe is just like running a tractor it’s pretty easy to figure out you can save yourself a ton of money and it’ll be good for till you’re dead

Wow! You could get some mules, build a still and plant some sugar cane. WHAAA HOOOOO! Then brew some home brew from the molasses. Doesn't that sound good??!! Yummy rummy in your tummy! You could do a new channel on it. Follow thru with the land prep and the planting and then the harvesting and the squeezing of the sugar cane. Then cook down the juice. Meanwhile back in the woods you set up the still. Then the fun begins with the cooking down of the molasses adding some other ingredients. let it all sit and stew. Then light it up and make that brew!!! MMMMM!!! YEAH!!!
What I would do if it were my property is, (first) widen the road enough for 2 vehicles (second) talk to the guy about possibly purchasing just that portion of the property. That would be his road to maintain and he won't be blocking you from coming or going, you won't be blocking him. I would offer it fairly cheap, but if he doesn't want to buy it, I would have to rent that portion of the property to him.
Exactly how many feet of water line and what is it made of? You might just replace it with poly pipe or glue pvc? If it’s galvanized, one leak is just the beginning 🤷🏼♂️. What about a well?
I was told it's pex halfway and than they connected to the old we'll line to the house. So I think that's where the break is hopefully. The we line was metal. It's a half of mile from the meter to the house.
@@bonethrower1957 I’m not very good at this but I’m trying to tell you to rent a backhoe and put in 2 inch glue pipe all the way to your house the pipe that’s in there is probably bad and just going to keep breaking around 2200 feet with a backhoe from the meter to my house it’s not that bad you can figure out how to run a backhoe if you don’t already know and you can save yourself a ton of money and it will last until you die good luck sounds like a great deal on the property
@@bonethrower1957 if you have problem finding pipe take two metal cloths hangers and make 2 L shapes one for each hand and as you walk slow they gently move inwards and touch. Arms straight down at side 90 deg bend forward. Just thought I may share with you to start returning favor for all you've shared and I've learned.
My uncle owns a lot for acres it's big a third he let's a farmer grow crops it pays his taxes.a portion for the home lot with fishing pond huge pole barn house 7 acers at least a portion of grass field like a football field with a trailer and mobile home.then a big wooded land with creek that we have target practice.and used for hunting deer they are world class compound bow people .it's fun to drive the quads.you might want to get a tractor to cut grass to keep up your land .leaseing farming land helps pay the taxes.just something to think about.it sucks but sometimes it pays to be a good nabor.
The easement is an an agreement with the previous owner, and it sounds like it is on title, if so, you will have that easement as well! Unless you make a new agreement and get it to the recorder's office.

The title spells out the easement , that's what a judge will uphold , If it ain't in the title , that's what you got ! You can negotiate a new addendum , by talking with the neighbor now , pre-sale , otherwise you got what you got , use it in the purchase!
