VRBO Does Not Want You To See This VIDEO Destin Beach Emerald Coast vacation rentals by owner 

Hello All - my views about VRBO as a renter and property owner: Thanks to you both for bring this VRBO stuff to the surface. You know iits an Expedia company ? Yes greed just setting in. Im not on your side of the fence - Im not looking to rent - Im one of those that has a property to rent at to guests - looking through VRBO rentals. So from an owner perspective: 1. VRBO charges me $500 per year to just list my property. Used to be only that back in the days when VRBO was an indipendant company. I have to factor this into my costs. 2. Expedia acquired pretty much every rental site that had traction including VRBO. 3. Now I cant talk to the guest before the reservation - I cant see their phone number or email - they block that out - it wast the case with VRBO originally. 4. Now they charge a "service fee" significant amount - and no show - no help - just free new money. 5. The owners pass this along to the guests. Thats sad - but we have to. 6. Cleaning fee - yes this is not a hotel - its a home or condo - so we have to pay the cleaning company 1 time - to clean after the guest leaves.This fee will be charged back to the guest - but VRBO dosent factor this into the price they show you for the daily rental they show you on the website to lure you in. Thats a trap they set. 7. Then they charge the owners - credit card transaction fees - they are not happy with the service fee - but want to charge property owners the fee that the gust has to pay for booking using a credit card. So the owners pass this along to the guests. 8. VRBO will also say - you reservation is insured for a $1 million or what ever - what does that mean - a trap for the guests. Do you think they ever paid in any situation ? 9. Any issues with guests and owners - they stay quietly out of the picture? Then what is the service fee for ? 10. I have a measly requirement of $300 security deposit fee for the rental - on a $600k property right ? Really ? Guests can walk away with stuff from my condo and I have a limitation of $300 - VRBO stays out of this process. 11. Guests can bad mouth me with bad reviews - but I dont get to defend my situation - they will publish the bad review only if it doesn't serve their purpose. Remember they have to make it look like they are providing a valuable service to guests. 12. Then they give me a preferred or premier listing service - as I generate thousands of dollars in service fees for them - but will not help guests resolve their issues and will stay out of it and get guests pissed off. 13. Then while you are reserving a place - they will offer you a rental damage insurance policy - this is so screwed up - that I get a $300 security deposit - and for a hundred dollar plus or minus they will sell you a property damage and cancellation policy protection. 14. They will sell all kinds of stuff to the guest and the owner - and finally the guest has to pay it all. 15. There are time - that VRBO makes more money that the property owner on some rentals - just by providing this service. SO I WOULD LIKE TO TEAM WITH YOU AND DO SOMETHING ABOUT THIS VRBO SCAM. ARE YOU READY TO TAKE THIS ON ? I NEED SOME ONE LIKE YOU FROM A GUEST STAND POINT TO TAKE THIS DOWN. Please let me know - here and we can set up to talk. Regards Bunty

Great video, please help spread this message. We are founded by Property Managers and don't charge any bookings fees to guests, it's great to see more book direct sites.

Thank you sharing this. My husband and I are just beginning to venture into the by owner rental game and VRBO is all anyone is talking about. We specifically want to own in the Destin and/or Orlando areas.

We use VRBO for our vacation rental and agree they are now cutting into our profits and because we have return ranters we now save them money, by NOT using VRBO site. We have out own site that we refer people too.

We stopped using them due to their hidden prices and dishonesty.

VRBO is running it's commercial rental business in our HOA that is a one family residential corporation. Their guests are not told that the deed restrictions expose them to being made a defendant in a court of law as any member may take legal action to enforce those restriction.

While i realize that YES there is still land to be had in this great nation, one must be very careful and go in with eyes open. Often that land offer comes with some unpleasantries such as problems in the local economy, lack of jobs, or unreasonable land restrictions...for example THEY tell you what size home to build....in one instance you may be told that the minimum build is 1,400-2000 sf home on average-no RV, no trailer etc. I've lived in many different size homes all the way to 3000 sf and we prefer the smaller ones. Many many people have no desire to live in anything above 1,200 sf on retirement or as a starter home. The fact that THEY get to dictate the size of YOUR home kind of defeats the purpose of land being truly yours.

But what about honest reviews from both sides. I have heard of some horror stories from double booking and things like that and outdated pictures.

Vrbo got me once, not again!

I do not like VRBO. Had bad experience. I tried to look at condos (1@ a time) on several pages but kept getting kicked back to page 1. Wonder whether page 1 is where all the “preferred” rentals are...perhaps owned by the company itself.
