Hi Max, I have to admit, This house is nice looking But the Price is way to high. $462,500, That's Ridiculous. When this home was built years ago, It probably was in the $5,000.00 -$10,000.00. How in the World did they come up with this FIGURE. Look at the Neighborhood. Heck, you can get a Brand New House for this Price or Less. I truly feel sorry for anyone who bought this home, They tooked the BUYERS TO THE CLEANERS!

Individuals always have the ability to rent and pay their landlord's mortgage. The landlord would be happy to take advantage of an appreciating asset, tax benefits and periodic increases in the rent. This home is going up in value approx $23K per year (conservative 5% appreciation rate.) Waiting until a "better housing market" will clearly be expensive and who knows how long it will take for it to become a buyers market. Every option is not for everyone but the numbers clearly illustrate that building equity is financially better than building a stack of rental receipts. Thanks for your feedback.
@@timothywood9990 I would never advise overpaying for a home and this is not my listing. I did not have any input into the listing price of this home or any homes that are not my listings. Purchasers have protections in place that protect them from buying homes that don't appraise. It is a standard clause in our contract called an Appraisal Contingency. Many individuals mix up the real concept of "overpriced" and use it when they see a home that they don't feel is a fair value. The actual fair market value of a home is determined by what has sold recently, nearby. That is the information that a licensed appraiser uses to justify the value to the bank and/or purchaser in a detailed written report. Some of the other homes that you felt were overpriced in previous videos quickly went under contract just days after the video was recorded. Homes will sell for what a buyer is willing and able to pay. No one will dispute that home prices are up. That is a fact. However, the numbers prove that waiting is not a smart move because of the facts I mentioned above. Home equity is the biggest asset most Americans have. Missing out on that is a financial mistake.
Absolutely I agree!!! Dam near a half million dollars for a tiny 1500 square feet house? What a rip-off, this housing market is disasterous, there's no I'd buy that house, I wouldn't live long enough to pay it off!

$462,000 ??? Are you serious? Value is based on the area. The upgrades mean nothing when it is in a terrible area. This house is excessively overpriced. Good luck in trying to sell. 😐
