We are building our own.. We built our first 12x24 cabin now we are finishing our bigger one its cheaper to do it urself and shop around for deals if u can't do most by urself than u don't need land.. Land always needs maintenance trust me.....

I ran into this snag worth mentioning. Purchased 13 acres with an old farm house. The house was not usable and of no value according to the appraisal. I put 20% down and purchased the property with a bank loan as investment property (same as raw land basically). Couple months later get a letter from the bank stating if I didn't provide proof of insurance within 30 days they would get their own insurance on it and charge me. The house they were talking about. It was hell dealing with the bank over this, just a warning. Not a concern in the world for them when I was buying it, didn't require any insurance.

Been homesteading for 38 years and started with raw land. Unless you're sitting on a large pile of money and have a huge knowledge base in land development and the building industry, and have a good plan. Buy property with as much infrastructure as you can afford. Living in the country is not a new or a novel idea. Many people have done it, and I would daresay most folks did it for the same reason you want to do it. Just a well that produces enough water for home and gardening can be as much as 100 grand.

I am surprised but really not surprised of your homestead progress. I am surprised of how much and in detail you have accomplished over these past couple years. My 2 cents: experience has taught me that I would never buy country property without at least SOME fencing. Fencing is so key to homesteading, and so expensive now (even if you know how to do it yourself), that I would rather have fencing than a dwelling, IF I had to choose between those two things. You can always buy a cheap RV or used mobile home to start out with -- probably cheaper than you can fence -- but if you don't have fencing you cannot grow ANYTHING due to deer pressure, plus you may have neighbors, dogs, etc that do not respect your boundaries and that will cause you ENDLESS hassle. Been there. More than once.

I would also add,save as much money as you can before you take the leap,because things always end up costing way more than you expect and surprises are around every corner. No matter how well you plan everything out there will be times when you need additional equipment,help,parts,or such. Save up what you think you need then add 20% to that.

Reality is you better have twice as much money as you think it will cost. I did and I spent it all fast. Off grid remote costs more, it’s very hard to get contractors

Prices are insane!! I'm waiting for the bubble to burst. I'm glad we bought before the insanity, but I think we got the last reasonably priced chunk of land in the county. When we moved 'here' there were innumerable properties from $40k to $60k. Now, there is nothing under $130k and most are closer to$600k and they are the SAME types of properties that were going for $60k - $100k 6 years ago.

Good stuff, I wish I had your help last year when we purchased our raw land. But I found a solution for goat barn, workshop and shed, shipping containers. I even use a shipping container for my solar

I'm amazed no one has thought of this course before. My Lady and I flew from California to Oklahoma to look at a property that was a complete tear down. The trip was saved cause I asked the realtor if she had any similar properties... That's when our dream property was found.

Another advantage of having a livable house on the property is that you could get 30 year fixed mortgage on it in US

100% agree, did the same thing last year in a wet climate with some shedding and a run down house with shower and toilet. Made it a lot easier.

Do yourself a favor and stop listening to prepper channels (this is not one of them). This is a slow bleed and is going to take a while longer. These prepper channels push doom and gloom to get the clicks. It's negative energy with scarcity, war, and everything else. It just distracts you from what's important - planning your work and working your plan to make more money, and to acquire your homestead. A lot of people spend a lot of time watching stuff that they already know or can't change. And reading comments. It's hard, but stay focused.

100% though. I got to a stage where I could feel my body in revolt if I were to watch many of those prepper channels. So much fear mongering.. IT'S ABOUT TO COLLAPSE PREPARE NOW DEFEND YOURSELF. You get those titles on a weekly basis.

I totally agree. I've been a prepper for many years but this past winter I got sucked into the doom and gloom channels and my anxiety levels went through the roof. I quit 'cold turkey' just before Easter...no withdrawals..lol. Gardening and real homesteading channels from now on.

What would you do in this scenario? I am a new widow and I have 27 acres of raw land. I own a house in town on a quarter acre lot. I have no debt. If I sold the land I would owe 40% in capital gains tax. I believe I should build a small house on the property. Preferably sooner rather than later and sell my current home. How do you feel about that?

Sorry for your loss . If I were in that situation I would put a small shed house or barndominium on property and rent out or airbnb the house on 1/4 acre. Rentals are a headache but are always in demand . Airbnb is a headache but can bring in some extra cash to fund your maintenance costs and go toward the bigger property.

Raw land vs house is a breaking point, once you go house you are talking 30 years of debt. I would rather live in a tent than attempt to buy a house. As long as you can get a well dug you are OK, I can source enough solar at a good price to have my basic needs while I build up.

Not necessarily, especially if the house is run down and in need of repair/renovation. The worse the condition, the better. Utube University. Start making sawdust and mixing it with sweat!! Utilities/improvements are HUGE if they exsist .

​​​@@ElectronicMusicUnderground That's why you choose a place with only "illegals" around. Obviously just make sure it's not some dangerous tin ghetto. I think there's only one person who has built to code around me, a weekender bloke who seems ok. There's only one other permanent up here in the bush with me and his shack is completely "non-approved". At some point people need to stop paying attention to these insane rules and just live.
