Clearly some people just can't wrap their heads around real estate values and the reasons why they are what they are. Sure you could buy a small house for $350k, but no rv parking, no waterfront views, no boat slip, virtually no amenities at all. If you own a Prevost or a Newell and a stacker trailer and/or a boat another $350 on top of the 2-3 million you've already spent is nothing, especially when you consider the amenities!

That’s so funny seeing you going down the road, I saw the tags on the back and didn’t mean to startle you when I passed you and then slowed down to take another look to make sure it was you... what’s even more odd is I was apparently next-door to you at River Bend Resort The last few weeks. I was on my way back from Ft Meyers when I saw you today. I was the one that met you in your dad‘s AirStream display at the last Barrett Jackson. The leisure travel rig looked great, The dog looked happy sitting in the passenger seat. If you ever come back through Missouri let me know and I will give you a place to stay and show you my coach ........ small world

Hey Andrew if you yell loud enough Dean Loucks will hear you right next door at River Landing. Great places with access to the inter coastal It's also less than an hour to Lake Okeechobe for some tremendous bass fishing
So the lots in that community go from 74K to 350K. Personally the price doesn't really matter to me, what does matter to me is the $5000 in Association fees, Then you have your taxes from $800 to $1900. That's a LOT to think about for a "piece of pavement."
That’s crazy! There was a beautiful 3 bedroom 2,000 square foot log cabin with a detached two stall log garage on a couple acres of land right on a lake back home in northern Wisconsin for $325.000!
I wonder if any of the amenities are included, is there a monthly minimum that you have to spend in the restaurant and how much in tips do all of the employees expect to receive? They might get paid an incredibly low minimum Florida wage and need their tips to survive? I think that $350,000 is a lot of money to pay in this area, unless it’s truly an all inclusive resort?
That is insane. I could buy a really nice house for less than that would cost. But ok. I guess for some this is affordable. Love to see some resorts that are actually affordable for a retiree who doesn’t need all the bling, but does want an rv site in a safe park.
Nice video & beautiful resort. Did everybody at the resort go to a convention at the same time, there wasn't one person in one video at all the different activity spots. Remember all over the world they're making more land check out the Japanese Airport out in the ocean, the Chinese have made hundreds of islands over the last 10 years, also the Palm Islands of Dubai, and all of the Isles of Fort Lauderdale which mega mansions are built on, plus the whole Florida Coast where inlets and Islands are built. RVs are at a bubble stage, so those properties and RVs are going to drop like a rock in a few years. How can anybody justify $350,000 for a driveway and shed. You can fly all over the world and stay at five star hotels with tons of Adventures and Incredible amenities still have a lot of money left over at the end of it.
You can buy a house and just use the driveway for the same price. Rent the house to mitigate the costs. The resort is like a timeshare. You’ll out grow it in a few years. Rent the cottage? They know how to profit from suckers.
Rather have a lot and much better casita with private pool and spa @ Desert Shores in Indio CA myself....for that price point especially. And then there's HOAs and taxes on top. And usually only Class A Diesels allowed at most. Guess I'd better trade and win the lottery, opposite order!

Andrew, I stopped in after watching your video... and Bobby in office said we were not welcome here... I have a 2020 Thor Outlaw 38MB Class A... ( April 7, 2021) I think this is the rudest I have ever been treated at an RV Resort... he said our RV is not welcome..... make sure you let people know that not Thor Outlaws RV’s are not wanted... at Riverbend

Yes, at 6-7% it would yield around 2G/month. The avg fee at a FL KOA was $65.74 daily rate, Jan 2021. If you don't like your neighbors, you can move tomorrow...
I don’t understand the prices-$300k+ for just a piece of concrete!!!😱😱😱 plus, other fees like property tax, maintenance, utility, laundry! I’d rather buy a vacation home or condo for the same amount of money with normal size shower and bathroom. Crazy!

Forget it. The fees are $6000 to $7000 per year. That means you pay $350,000 for the right to rent the space. Go buy so property of your own and put in the driveway.
Andrew you really have to stop saying “this is the best” or “second to none”.... You say that about EVERY coach, RV site etc as wherever you go it’s the best, whatever coach you walk in, it’s the best ever... From Liberty, to Newell from resort to resort... Just say it’s a beautiful coach, beautiful site etc, no need for comparison or rank!

$350K for some concrete and a tiny piece of grass? No coach house? And another $100-$150k to build one? Sitting in a golf cart watching boats go by? Pickle? Shuffleboard? No wonder so many people with $$$ go broke. Sounds like a hotbed of excitement nightly at this place...NOT!!!! It’s nice but not $500K nice.
Then why own an RV? That's where you will spend your vacation forever. It's like a timeshare. That's now your vacation. I like VARIETY. One year I go to Yosemite, the next, the Grand Canyon. PASS...
