@@49819d I remember when it was built...there was nothing else like it and it was beyond cool. As a teen it was a place to go to see, and be seen.

Good to see, but 4 years to finish is overly optimistic… 5 years is more realistic seeing the comparable project in downtown Sunnyvale which is about half the size and will likely take 3.5 years to finish and they’ve usually been working on it 6 days a week for pretty much the whole time.

The Federal Government definition on affordable: "Housing is defined as affordable if it costs no more than 30% of one’s income" In other words, the developer is going to find super high income potential tenant so it'll be no more than 30% of their $300,000 salary.

The low income residents pay only 30% of their total income for the rent. Talk to someone who lives in these developments, and you will see. I know people are not happy with these, but at least something is better than nothing. CA mandates these all new developments to have 20% of these be low income unita. If they dont they have to pay even more to the city for the city to pay a developer to build these. SF pays pitsburg antioch and other cities to develop these and move their people out there.

Yeah how are all these new residents supposed to get around , VTA is a joke . Most of the people who can afford a Cupertino address own and drive cars and wouldn’t be caught dead on mass transit, speaking of transit where are they going to park these cars, because if you tour any mass housing projects in San Jose just look at the streets full of parked cars.

Only a third are affordable? I mean I know there’s a lot of rich people, especially with it being so close to Apple headquarters but for every rich person there’s a janitor, a barista, an auto mechanic, a fast food worker, a grocery store clerk, a gas station attendant, etc. Sure it’s nice to be close to work, but when you can’t afford a car, you have to be close to work. Plus, a lot of people have those types of jobs work from home two or three days out of the week.

In the past, 20% affordable housing was lucky. I will believe 30%+ affordable housing when I see it… Silicon Valley developers regularly renege on their affordable housing promises.

It’s so disappointing that the 2014 plan wasn’t approved by voters. We could’ve had a space-efficient rooftop park with less AC/heating needed, water capturing, and no pests (they’re not used to being at that altitude). Now the open space is all at ground level so any buildings have to be taller

To be honest, the loss of Valco is worse than housing being built. When they say “affordable” they mean “market price” but less than “speculative price” which is also to say that there is no affordable housing units that will be offered that ACTUAL LOW INCOME people can afford. To be honest, a mall like Santana Row would be better.

I'm sorry I used to live in Sunnyvale over the ramp from Cupertino nothing's affordable in Cupertino so please stop saying affordable housing if you mean 1.2 1.3 affordable then just say that's what it is but nothing's affordable in that area

The NIMBY groups in Cupertino are some of the worst around. Lower home inventory keeps their home prices higher….so naturally they wanna keep development to a minimum. San Jose can’t keep taking the brunt of home development. Surrounding cities are gonna need to step up their game….finally.

It's absolutely ludicruous how many hoops developers have to jump through. We need to get rid of zoning except for extreme cases (no toxic waste next to residential), and we need to ban lawsuits.

While I don't disagree, how would you ban the lawsuits? These neighbors were willing to take this fight this far...they are most definitely highly funded and willing to go as far as necessary. Perhaps better education to these neighbors for how this is a benefit to them would be a better alternative?

​@trer24 as one of those neighbors it's not going to be a benefit. I live right near there and don't want the traffic. The high school there is already overcrowded. I will be able to see those Towers from my backyard and they will be able to see into my backyard. The voters that actually pay taxes in Cupertino voted no on this project for a reason
