We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
Therefore, we are taking matters in our own hands. Congrats again ! Amazing content as usual. Add a con for new build - Atleast for families with school going kids . Newer community means new school which can be a con as it can take few years for school to get on its feet . Also few neighbors , so for kids can be difficult.

Brother...just by signing on a pre construction deal does not mean you have all the experience in real estate...the previous offers u made on a resale was a multiple listing....please research what multiple listing is...now...do u even know what assignment is with pre construction? Do you know about HST rebate? Did u know that this amount is included in your purchase price and builder makes you sign documents so that the rebate is redirected to them and not you...did you know that there is a tentative occupancy date and closing date and between that time period you have to pay the builder occupancy fee for each month...did you know that city charges development charges to the builder and then upon closing builder will have you pay for those development charges...did u know that if u want to sell on assignment then builder charges u assignment fee and also legal fees..builder will also at many times take full year tax in advance (you will also get a tax bill from city afterwards)...builder only does this to cover themselves in case the tax bill comes to them, this amount will be in thier trust account and you will have to reach out to your closing lawyer to retrieve those funds once u receive a tax bill and you will have to pay that on closing along with land transfer tax of which some part will be instantly rebated...the only thing you got right was Tarion warranty but sad part is that you didn't even mention the word Tarion...btw the warranty is 2 years on any little thing...7 years for major structural damage...u boast that you know your stuff and did your research but the truth is that you are not giving people all the information...i have bought pre construction before...sold on assignment...purchased on assignment and then closed with builder...i have also bought resale and closed resale...and let me tell u...people save a lot of money on resale and its a lot simpler...no idea why you misguide people when u have been in Canada less than a year and have no real estate experience...jumma jumma 8 din nahi huway aur inki PhD ho gai real estate mein...I am in the mortgage field and I know 10 times more...but i dont publicly give my opinion because I don't want to misguide people...take care man

7:40 I don't think you should say definitely, my uncle bought a detached house from someone (assignment sell) who booked a house for $1.02M from the builder in 2017, the housing market dipped in 2018 and he had to do the closing but he couldn't and had to sell the house to my uncle for 900k and lost $120k to the builder as a downpayment. So doesn't always increase...

What about 13% HST? Is that not additional to your price of new price? Or is it included? Also you did not cover that new house has all basic things and every thing else has to be renovated later like kitchen. Also you cannot have fence in backyard for 1 year or so after possession. Also you have to spend full money on basement as its unfinished in new house and probably you can do that only after some time of possession. Thanks for video otherwise for your point of view.

1. If all goes well, we will have our own business by the time we move into the new house :) if not, there are plenty of jobs in kitchener-waterloo 2. We won't move until 2022.. so we got time to be prepared to take up the responsibility:)

I live in Kitchener. I just sold my semi detached home (1983) for 60k less than what my new construction with all upgrades. We had 53 walkthroughs and 20 offers. It was intense. Definitely buy a new construction if you can afford to wait. Elmira is a great small town just north of Kitchener worth looking at.

We bought 10 year old house n spent 10000 dollars on repairs( n that too because certain appliances have life n you need to change) in 1 year n cost of house went up by 1 lakh 30000 dollar...n old houses are spacious..don't underestimate ..old constructions are better, spacious n already near plazas n near to all Walmart's or groceries..so don't totally ignore buying old..keep seeing both.. sometimes u get choice new townhouse or old detached with huge parking n double garage😎what you will choose..we ignored the repair part.. because when you go to see house with experienced dealer they make out what kind of repairs are needed

Wrong! Bro new home comes with 7 yrs warranty only on major structural issues. Everything else like plumbing issues electrical roof paint wall flooring hardwood tiles etc is only 2 yrs. it’s annoying that a house that stays out and is 700k approx gets only 2 yrs while a car that is much cheaper and moves on the road hits potholes etc comes with 5 yrs bumper to bumper . This is builders scams at higher levels

As your well wisher and a follower of your channel, I would like you to consider the below points. 1. Have you considered that new construction lots are way smaller compared to resales. New builders try to cramp as many houses as possible in the lots, thus very little gap between the houses. It is the land that is more valuable than the structure on the top. You can find how a small lane sold for a million dollar in Toronto . 2. Has Navjot considered how brutal the commute to Toronto, could be when wfh ends? Unless you have made a deal with your employer for a permanent WFH. 3. The current hike in prices in the suburbs is fueled by low mort rates , wfh and the desire for more space. Real estate doesnt always go up. If you signed an agreement for 700K now and by the time you close, if the house value goes to 650K as per bank appraisal, you will have to pay the 50K out of your pocket. This is an uncertainty that comes with preconstruction. I know, I know ontario real estate is resilient, but no one knows how things will play out when vaccine is here. 4 . Have you considered getting condos downtown? Condos are pretty much a buyer's market right now and you can get great deals. Never buy something when it is on the top of the market. If you buy condos now,you can use it as your residence thus saving your rent. you can make a great return, when condo prices go up again when vaccines are here and immigration is back. Think about the Airbnb and long term rental opportunities this can bring as opposed to a big house which wont generate any monthly income. 5. And a genuinely curious question. Doesn't the builder ask for Bank pre approval ? Will you qualify for a big enough mortgage pre approval, when Simran is out of work right now.

@@canadianjatti it's strange. I can understand an old home requiring alot of upkeep but a new home/building should be built to last without any issues for 25 or 30 years minimum. You guys are paying ALOT of money. 600000 - 7000000 is a crazy amount of money. You should get it's worth.

A 7 year guarantee doesn't mean the house will break after 7 years .. there are so many laws and regulations these builders need to follow that structural integrity amd longitivity is a given... Besides, I dont think there is any point of cribbing about something we can't change.. and make the best of what we have! The only way to move forward in life.

Brother he is misleading people...he didn't he mention that its Tarion warranty...all he did was sign documents with builder and he thinks he is PhD in real estate...its 2 year Tarion warranty on anything in the property even as little as towel rack...up to 7 years of Tarion warranty for any major structural damage

@@Potatotalkies You've misunderstood the whole point. If your house breaks in 40-50 years, that is when your builder has fucked up. If your house breaks in less than that time - you're a fool. When a structure - ANY STRUCTURE is built, it should be built with the understanding that it will not fall - natural calamities excluded. For a new structure, your drainage/piping/heating/cooling/storage/parking should have a validity of 15-20 years minimum. I guess you don't really understand real estate or architecture or engineering!

Builder can file bankruptcy and then restart with new corporation name, delaying the prebuilt process to much longer....I don't know how to put it to words, but I have heard such scamming in ON from my friends who were Canadian by birth, Please researcj on that aspect

Sorry to be downer but I have to give a realistic view as well of pre cons build. I am from Australia so I don’t know about Canada property market, but have you thought about what if you don’t have the money for balance down payment and property market falls from today ie the 650k house you finalised is worth 600k? It is a possibility You also have to realise you are not getting any returns for the money you put towards the house. The timeline is sometimes very optimistic view of when land registration and construction of house timeline. But what if there is a delay in any of the process. Your money is not really earning a return. If the house plans and approval take longer you are paying interest on an unproductive land Whilst building a home may sound cheaper but you have to be aware of the risks. Cost is generally hidden in upgrade. And if you calculate per sq feet price of the land you will realise it is actually not that cheap Just some thoughts

Great thoughts... but I also don't want to pay an inflated price of 150K above asking for an old house... any solution to that? I am a person who like to concentrate on solving a problem and not put myself in hole by picking more problems. There are risks.. I 100% agee... but you know I am a risk taker 😃

Hello from Australia. Very similar set up with Canada in terms of house situation. Just want to give few tips.. upgrades is where the builder will earn huge margins. Anything small thing you want to change will cost lot more. If you want for instance ceiling height from 2.4 to 2.7 feet they will charge you . If you want to get rid of carpet they will charge you So if you sum total of all the upgrades you actually pay a lot more than what they sold it you for The other con is if you do price per sq feet it is actually quite expensive The other other con is area is not established so sometimes they don’t develop roads or other infrastructure

Congratulations guys, just to add since you do not have a child, the biggest issue with upcoming area is the school. If you evaluate, home with a 8+ school rating will be way over a house with 7 or less school rating in the same community. But you guys are doing a great job...

Thank you for all the information. The pros and cons piece was super helpful! Kitchener Waterloo is a lovely place to settle. I moved right away to Waterloo from India two years back, renting an apartment, day to day groceries, lifestyle, job hunt, spending time in nature, every aspect has been way smoother than I could have imagined. It's Canada... you can't go wrong with Real Estate (investment)... Anyone coming here only thinks of buying a home, before they settle firmly... FOMO, cheap leverage, Money laundering or strength in Canadian economy (or all of this): All these bidding war, crazy offers and increase in house price (YoY), when the average household income haven't rise significantly...

I know Deep.. I agree, there is always a risk.. but I am pretty confident of Simran getting a job with her profile, so I am betting on us and our ability to do better than what we are doing today - which I think is one of the safest bets you can make 😃

@@curiousp9700 Totally agreed! The reason they are giving PR to millions of people is just to strengthen their economy. Sad but true! Also, core technical jobs are way less plus when you talk about income, it's in pennies! I would not have complained about taxes or how expensive things are if salaries would have been good! You can have a great life in Canada but you cannot be rich :)

Look at my comment on his previous video where i figured out his RU-vid income with his RU-vid RPM and CPM...and i said that he easily makes about $3k/month from RU-vid...he had nothing to say about that...and its a true fact...in this video alone he made over $300 in a day...why? Clickbait...he posted picture of a someone elses house and someone elses pre construction house and put it as a thumbnail picture but glimpses of these houses was not even in to video...however people clicked to see thier house but there was no house...hence they got more views which equals more MONEY

Correct ! House is somewhere you live and not an investment per se. You have to live somewhere - it’s not as if you can sell the house and get the money back. If you sell it where will you live ?

@@amitb1072 May not burst in cities where you can justify the prices w.r.t the growth in local economies. Rural places like Niagara where the house prices increases are fueled purely by the money coming in from those fleeing Toronto condos, will suffer.

@@amitb1072 All driven by low interest rates, inflation and supply issues. Generally people who came in the last 10 years have seen prices to go up only. Wait till rates go up. It depends on each situation but I would not buy so soon. My son lives in Downtown pays 2000 rent, but refuses to buy the condo where he lives, but then he is born here so different thinking.

Be careful some local builders sold out lots and now delayed contruction for another year. Many lots that sold in Kitchener east area are owned by same builder with 2-3 separate companies and quality of workmansip is questionable due to lack of cash flow. Very risky to get into pre construction in KW area at the moment. Stay away from East Forest homes, Mattamy homes

Just being Devil's advocate here, here are my thoughts on the pros you listed for pre-construction: 1. No bidding wars: Bidding wars are usually for a reason. You have seen the property and you think its worth it. There is uncertainty with pre-construction. Could be around timing, building material, Permits, etc. ( I guess you covered that in Cons under Delays) 2. Its new: This is subjective and some people see this as a negative because of declining quality of material being used these days, cost of lumber and other building material have sky rocketed and that creates immense pressure on builder to cut corners. 3. Upgrades: This is actually how most of them make money, every small change and you will have to pay a hefty price, just something to keep in mind. 4. Saves time: Well, this is your biggest purchase of life, its okay to see 30 houses before landing on one. But I understand you guys want to spend time on building a business, which is totally fine. Also a comment on Interest rates: In Canada if your amortization is 25 years, you will likely see both high and low interest rates, its cyclic in nature so don't sweat over it too much, its always recommended to own your principle residence and keeping it for a long time. plus in my experience, newly build homes are just boxes which lack lots of things which usually 1st occupiers develop. E.g. patio, fencing around property etc.

@@parthism all good points, but didn't have an option :) Can't really afford a 700K+ house. The bank won't approve me unless I have 20% down which I dont have.. besides I would have over paid for an old Townhouse listed at under 600K purely due to the bidding war... So, no option! I belive in solving problems... thats the only way to move forward... for better or for worse 😃 and never said that its not risky... its pretty darn risky and we called it out in our previous video ;) not for everyone

Guys if you make a 10% down payment now and after 1 year, because of some reason do not get a bank loan, can you back out of the contract and get the down payment back? Or sale it before possession?

No, you cant back out and the deposit is gone. That's the risk with pre-con.

But that does not help much as the maximum purchase price is capped at only 4 times your annual income. Trudeau is planning to increase it to 4.5 times but still not enough to buy a place in GTA.

Hey...very informative video thanks! One question, can we buy the house wid tat 10% down payment only? I know we would incur mortgage insurance but if m ready to pay it then can I just put 10% down for a pre construction house? Will builder sell me the house wid 10% down and rest with bank loan?

Yes you can... every builder has a different payment plan though. Most have 10%.
