To be genuine, i watched a lot of video on apartment/condo selections, but no one has actually told what is necessary for searching one. You guys have nailed...Any new immigrant would actually thing of what is necessary as we are new there and you guys have pin pointed them preciously. Congratulations on getting the rental apartment. You have taken first step towards success. Few points to consider prior to moving: 1. Internet connection if your rental property has the prior internet service ( you can ask the previous tenant via your Realtor) you can sign up with them that will get edge of zero down time as you need to plan the installation in advance so that you can move in and get internet on same day. Else order / apply for new connection and align the installation date with your moving date. Third option is getting WiMAX internet e.g fido/ virgin etc which are plugin play. 2. Aligning the movers and cleaners. If you are planning to clean the property by yourself then plan your day. 3. Take the pictures of the empty property when you get the keys make sure you go through each and everything in detail so that when you leave the house there is no claim made after you.
I have lived in New Zealand for 4 years and now been in Canada for almost 2 years. Finding a house on lease is one of the most daunting tasks and it is very tough specially in the GTA. So you guys are going at a good pace and found something soon is commendable. I personally found NZ to be more relaxed and easy on leasing terms.

You guys are so so so simple... that you hunted a good house being in reasonable range and near by location... otherwise I have seen RU-vidrs living in Toronto itself, despite of their budget or cost of living.... really appreciate you thinking
Guys : Equifax ,there is a free report as well. You dint have to pay 5$ . Also thanks for the tenant insurance input. Will check out coorperators . We are moving into a condo shortly as well .
Oh we got a 750 on the free report . So we went ahead with that . Also the banks have their own credit report as well. We are with RBC but the credit score on them was lower .

Dude i think it's risky to give post dated cheques. It's not required as per the law and tenant is responsible to provide rent. What if you wanted to move out early by doing sub-lease or whatever reason? Will he return the post dated cheques to you ? You should inform the landlord to arrange other means to pay the rent like rental website , e-transfer etc . You can check rental guide brochure of Ontario as well ( www.sjto.gov.on.ca/documents/ltb/Brochures/Information%20for%20New%20Tenants.html) In Ontario and Quebec a landlord is not allowed to demand post-dated cheques, money orders or any type of direct debit from your bank account. The Residential Tenancies Act is the law that governs residential landlord and tenant relationships and it has specific rules about rent and how it is charged to tenants. With respect to post-dated cheques and other types of automatic payments this is what the law says: s. 108. POST-DATED CHEQUES ETC.-- Neither a landlord nor a tenancy agreement shall require a tenant or prospective tenant to, (a) provide post-dated cheques or other negotiable instruments for payment of rent; or (b) permit automatic debiting of the tenant's or prospective tenant's account at a financial institution, automatic charging of a credit card or any other form of automatic payment for the rent.

That was an informative video! Seems a lot of process for a tiny apartment. In NZ we live in houses with gardens. We are needed to pay forward two weeks rent, as rent is weekly. And sign the rental agreement which gets lodged with Tenancy Tribunal. I liked the compulsory insurance idea, because it protects the landlord from shabby destructive tenants. Maybe NZ will introduce that. 😊. I can't wait to see your condo! ✌💕😁
